With 6 bedrooms, (one downstairs) 3 bathroom,s and a downstairs WC/shower room, Glan Yr Afon, is your perfect holiday home, lovely gardens and terraces face southwest, providing a perfect sun trap to enjoy the sun from mid-morning right through to sunset, a perfect setting for al fresco dining. FREE WIFI! Description and features: This stunning property is tastefully decorated and furnished with quality furniture and bedding. It benefits from underfloor central heating, double glazing, quality flooring. THE GROUND FLOOR: With fairly level access of the drive, you enter the entrance hall, with real oak flooring, this is a light and airy space which opens out into the living room, diner/ kitchen, guest cloak room with WC & hand basin, plus the 6th downstairs bedroom which is ideal for guests who have restricted mobility, plus access to the shower room with WC Bedroom 6 'twin room views of the front garden. Sleeps 2. Twin beds, wardrobe, chest of drawers, 2-bed side tables & carpeted floor. Lounge: The large living room, which has seating for 10 people enjoys fantastic views over Dolgellau, but the main feature is a bespoke stone fireplace with a log feature gas fire. There is a 36” flat-screen TV with NOW TV (Smart add=on) also DVD's books and games. This room also features double french doors which open out onto the sunny patio and garden to the rear of the property. Kitchen/dining room: The stunning kitchen/ dining room provides flexible accommodation with French doors leading into the conservatory which is a substantial room, enjoying views over the garden. The kitchen is well equipped with everything you require to cook for a large family or group, including a filter coffee machine, microwave, and much more. The solid wood units with soft close drawers are finished with granite worktops. The kitchen boasts a superb range of integrated appliances, including a fridge/freezer, dishwasher, Rangemaster range cooker with a 6 ring gas hob, and electric ovens. The dining area has a magnificent solid oak table and 8 hi-back real leather chairs, an additional folding table and chairs are provided so you can sit up to 15 guests. The spacious and sunny conservatory will be your favorite 'chill out zone' with lovely 'rattan' sofas & chairs to relax on and enjoy the stunning views of the mountains and listen to the Afon River in the background, which runs through the grounds. The utility room to the side of the kitchen has a washing machine and tumble-dryer and provided a useful 'boot room' for walkers and bikers. FIRST FLOOR: A solid oak staircase leads to the first-floor landing, which has an impressive landing and real oak floor. Four bedrooms can be found here plus a family bathroom. Most bedrooms feature fitted wardrobes to allow plenty of storage. BEDROOMS: Bedroom 1 ' master bedroom' Views of the town & mountains. Sleeps 2. King sized bed. 24” TV/DVDBedside tables, large double built-in wardrobe, dressing table, carpeted floor. THE TOP FLOOR: Stairs lead to the top floor where there is a massive bunk-style bedroom and entertainment room ideal for the children, plus an en-suite bathroom. Bedroom 5 ' bunk room' (All the beds are adult size)Views towards the river & mountains. Sleeps 5. Whitewood bunk bed, 2 single beds, bedside cabinets, dressing table, faux leather bed settee, desk, a 20” TV/DVD & a Sony play station 2. carpeted floor. En-suite bathroom: with roll top heritage bath and shower attachment, basin & WC. Plus a double wardrobe. OUTSIDE: Glan Yr Afon is set in the beautiful Snowdonia National Park, The Afon River runs around the side of the grounds. To the side of the garage is a fabulous hot tub which is screened and covered by a wooded pagoda. The tub can seat 6 guests. The garage is used as a games room with pub size pool table. There is lots of room for bikes, surfboards & wetsuits. Rear garden & patio: South West facing which benefits from the sun all day and backing onto a lovely rural landscape with views over the town and the mountains. There is a grassed and paved patio area with a big picnic bench plus further tables & chairs can be brought out of the conservatory for alfresco dining. Sun loungers are available and guests have use of a family-size barbecue. Additional information: It is the guests’ responsibility to insure against any losses that may occur should the need to cancel their holiday arise. Short breaks when available: Monday- Friday 4 nights & Friday-Monday 3 nights. Changeover day is FRIDAY in the main season. One small / medium size dog is welcome (sorry no puppies), £35 supplement applies. Prices inclusive of energy, bedding & towels. Please bring your own beach towels and robes. NB: The property comfortably sleeps 14, but we can accommodate 15,(1 guest sleeping on a bed settee) A £35 per extra person surcharge applies. HOT TUB: Guest have use of the hot-tub located to the side garden from 9.00 AM until 9.45 PM each evening (no later as it is in a semi-residential ), on the full understanding that they use it in an accordance with the instruction provided at the property and that Lounge Holidays and or the owner do not accept any responsibility for death, personal injury or failure of the equipment in connection with the use of this hot-tub. If you use the hot-tub and its equipment incorrectly or do not follow the instruction provided at the property, we will hold you fully responsible for any loss or damage caused to it and any associated equipment provided. It is your responsibility to use the tub safely and the look after the associated equipment provided. We draw particular attention to the instruction that all guest shower and remove make up, deodorants and sun tan lotion before using the hot tub. Guests with fake tan applied are not permitted to use the hot tub. The water is changed & treated regularly in accordance with the manufacturer’s instructions, but if we need to do an unscheduled change of the water as a result of incorrect use, we will charge you £50.

About the neighbourhood
The area:The ancient market town of Dolgellau is situated in the spectacular scenery of Southern Snowdonia National Park. The town is close to Cader Idris Mountain and on the Wnion River, a tributary of the stunning Mawddach estuary. The town has a rich heritage with over 200 listed buildings forming the centre. The community benefits from a great variety of shops, restaurants and amenities within Dolgellau including a doctors, dentists and hospital. There are good bus services to the other local towns and good local railway connections from Barmouth or Fairbourne along the glorious Cambrian Coastal route. Tourism is an important and growing industry for the area. Cader Idris attracts climbers from all over the UK. Miles of sandy beaches, boating and water sports are close by at Barmouth &Fairbourne. The surrounding area is known for its wild but beautiful countryside and places of historical interest, which provide the opportunity to enjoy a wide range of activities such as mountain biking, walking, horse riding, fishing, white-water rafting and climbing, The Mawddach trail was recently featured in Julia Bradbury Great Railway Walks;documentary;Go Ape have recently opened an outdoor adventure centre at Coed Y Brenin, just a short drive from the centre of the town. Nature Lovers are well catered for here, with the RSPB nature reserve situated in the nearby Mawddach Valley.The town, with its restaurants, cafes & shops, is just a few minuteswalk away and the beaches in Barmouth and Fairbourne are a short drive. From Manchynlleth take the A487 for 16 miles, upon reaching the A470 bear left and continue along this road till you get to Dolgellau town center. Glan Yr Afon is very close to the town center, but we dont provide the full address unless you contact us. Rail connections can be found in Barmouth (10 miles), Fairbourne (9 miles), and Machynlleth (16 miles), providing links with the Midlands and beyond.
