Visited by Diana and her sons, Princes William and Harry, the house is steeped in Royal History. It is set within an acre of stunning walled garden and surrounded by hundreds of acres of farmland. Beautiful views from every window, and tranquility make this a most comfortable 'home from home'. Complete with terrace, BBQ and large garden, it is perfect for families and groups. We are within 40 minutes of Edinburgh, Dundee, Perth and St Andrews, and there are over 50 golf courses within 30 minutes of the house. Beautiful villages and hills surround the picturesqe town of Falkland where Falkland Palace is a very important visitor attraction. There is a lovely garden with terrace and BBQ, and there are swings and trampoline for the children. We have a local Hot Tub hirer and can arrange a hot tub for the duration of your stay. Please let us know your requirements, and we will obtain a quote for you. The steading cottage is now available to provide additional accommodation.. It was built in 1809, and converted to a cottage in 1992. It comprises: A large double with king bed, and ensuite bathroom with shower, a double room, and a small room with bunks suitable for 2 kids. There is a family bathroom with a walk-in shower. The kitchen diner is south-facing and opens onto the sunny terrace. The sitting room is large and has 2 sets of french doors opening onto patios. Set in a large garden, and with fabulous views, the property which sleeps 6, and together with the House which sleeps 14, makes accommodation for 20. Max 16 adults and 4 kids). A perfect getaway!
Went in March 2023 as a group of 13 guys to play boardgames and catch up. Duncan was an excellent and accommodating host. He answered and questions we had and easy to get in contact with. The house was spectacular. A beautiful period property with lots of space and beds. We had a fantastic time and this property was perfect for our needs. Love the Aga and the ginormous tables. Ten minute walk into town was lovely and the local amenities were plentiful. We plan to return on an annual basis it was so great. Exceeded expectations. Five Star

Historic with stunning views.
On arrival you drive up a private drive and you have the beautiful Ladywell house in view on your right. You know on arriving at the front door you are going to come across a stunning old house. It was like stepping back in time. U After walking up the steps and you walk through the front door the hallway takes your breath away with the winding stair case. The house is very spacious with every room having a different look and feel to it. The garden is a great area to relax as well. We loved the AGA in the kitchen and used it more than the electric cooker. Duncan was very easy and pleasant to deal with, he answered an questions we had promptly. The house is situated perfectly just on the edge of the beautiful village of Falkland approx half mile to shops and 10 minute drive to glenrothes. The house is packed with loads of beautiful historic items and has stunning views of the country side and village. We had a fabulous time and highly recommend.

Deposit not returned - owner not responding
I was part of a party of 17 planning to visit for a 50th birthday party in October. However, after we booked, the law changed on Covid-19 restrictions and we would have been breaking the law to continue with the booking. As a result we were required to cancel our booking through enforced circumstances that were outside of anyones control and definitely not what we wanted to do! The owner's reaction to our cancellation has been terrible. He treated this cancellation as if it was our own fault and choice and stated that he would not refund the deposit unless he could re-let the house over the time of our booking. Due to covid restrictions this seemed very unlikely that he would find replacement guests for the duration of our stay and also very unfair as we were then paying for a vacation we were not (legally!!) allowed to go on! Although he did manage to re-let the property for some of our booked stay and offered this proportion of the deposit to be returned (only 50%) he has now disappeared! He is not responding to any messages about returning this part of the deposit and we have not seen one penny. Whilst covid restrictions continue to change unpredictably I recommend you do not book this house as the owner is not flexible or understanding when it comes to returning the deposit!

On booking, the guests were made aware that no refunds were available on cancellations, and we were under no obligation to refund deposits paid in the event of cancellation. As a gesture of goodwill, and as we did for dozens of others who had to cancel due to Covid 19, we offered to carry forward deposits against a future stay. Nearly all of the guests offered this option accepted gratefully!. I am sorry that this party decided not to take up the kind offer. We have acted within the Terms and Conditions, and have gone beyond what was required to help those effected by Covid 19. I am sorry that these guests are unhappy with their position, and am still happy to keep my word and carry forward part of the deposit paid against a future stay. Please let me know what dates suit and I'll do all that I can to help.

Think twice before booking
Our family friend booked for a large party to stay here. Due to the changes of the COVID restrictions we were unable to go. This was down to us being from different households (at time of booking this was allowed). You would think because of the circumstances and that we had no idea that these restrictions where going to be put in place that the host would be more understanding of the situation. We possibly would have moved our booking to a later date but because of bad communication from the host we no longer wanted to stay here. Please think before booking our friend lost a lot of money. Do not recommend.

The guests were aware that no fefunds would be made on cancellation. When Covid 19 restrictions prevented guests from coming to stay, we offered, as a gesture of goodwill, to carry forward deposits paid towards a future stay. This kind offer was accepted by most guests who had to cancel, and was much appreciated! The offer still stands, and we would be delighted to discuss availability in the future.

Not satisfied with the return of the housekeeping deposit
I am getting no satisfaction on the return of the £250 housekeeping deposit which has not reached my account and I am not happy I stayed at Ladywell House 1st November to 4th . Please have the courtesy to reply

Hi Fiona and thanks. Since you posted the review I have confirmed with Tripadvisor that the damage deposit was only pre-authorised and not charged to you. They wrote to me on 5 November allowing me the opportunity to claim and I did not ask for any part of the deposit. They did not make a charge of £256, therefore there is no refund due. I am so sorry for any confusion and any upset that this has caused. We spoke earlier today and you confirmed that you would love to return here for another family get-together: You will be most welcome! Take care and my very best wishes to your husband. This place is a gem!
Our large family spent a joyful week in this lovely home and couldn't have asked for more! From the start, our experience was above and beyond our imaginations. Duncan was easy to communicate with and his heart to serve people was evident. His attention to detail was shown in the many decorated rooms. We loved the village of Falkland and could have spent the whole week learning about it's fascinating history. We were in close proximity to St. Andrews and Edinburgh and even ventured to the Highlands to learn about the history of our Clan. On our last day we explored the many trails behind the Palace Falkland and ate at the organic farm nearby. In the evenings we soaked in the hot tub! The Ladywell House was charming, clean, comfortable, and boasted a great view. After waking to the sound of sheep in the morning, the sunroom was a perfect spot for breakfast overlooking the gardens. Thank you, Duncan, for helping to make lasting memories for our family. We had a wonderful time!!! A great setting for a family celebration.
A wonderful house with great atmosphere in a fine location. It was all we needed for a family get-together to celebrate a significant birthday. With the Lomond Hills just out the back and the picturesque village of Falkland within walking distance, the central location of this property makes it an ideal base for exploring Fife. As we had several young children in the party we didn't really use the two front rooms very much but the television room, kitchen and conservatory were more than enough for our needs.

A place of elegance
Lovely old house, Duncan the owner was very nice and accommodating. There was 14 of us celebrating my husbands birthday. The bed rooms were extremely spacious and the living area fabulous. The weather was terrible so it was nice to cosy up in front of the wonderful fire. One thing I had wished I had done, was to have completed a course on how to use the AGA as it is the only oven, but we managed to cook our birthday supper and Sunday lunch once we overcame our own inadequacies after reading and digesting the instruction manuals. Thank you Duncan and hope to return sometime in the future.

The AGA is, according to those who have one, the best cooking appliance, but it does take a different mind-set to the gas or electric oven. There are AGA cookery books for those not familiar with the cooker, and an electric hob for the more fearful. We do hope that you will find an excuse to return! Kind regards. Duncan

Worked so very well for our international family gathering- excellent in every way.
The owner extended great curtesy regarding my booking while family members worked out the travel logistics. The quality of the rental was high in all areas, effective and most comfortable. We much appreciated the Christmas Tree and decorations in the public rooms. We were eight adults and six children aged from three years to fourteen and a Border terrier. All had a great time and as a family Christmas gathering it could not have been better. Would most certainly go again if the opportunity arises.

The perfect location for a large family celebration!
We needed a large country house where 13 family members could stay for a long weekend and which could also cope with lots of extra day guests, including 10 children, for our Golden Wedding celebration. Ladywell House with lots of outdoor space and facilities for children was perfect. Everyone loved the house. A lot of them commented that 'it was so much nicer than being in a hotel'. There were also lots of historical locations nearby for our further away guests to explore. Our host Duncan was always quick to respond whenever we needed help. A wonderful stay all round.
