The Annex is a brand-new holiday apartment opening in April 2019. It is a large (533sq ft) totally self-contained, one-bedroomed luxury apartment. Originally designed for our daughter to live in The Annex is a separate part of our house (Highmead). It has its own entry gate, its own patio area and its own private part of our sun deck with stunning views across the Exe Estuary to Dartmoor. It has a its own separate entrance and no internal route into the main house. It has a key safe so that our guests can check-in late if they need to and in case we are not around - we will send details by text. Staying at The Annex gives you the opportunity to see a lot of Devon, rather than just a little of it. Exton offers the best of both worlds where you can enjoy the seclusion while remaining very well connected. Despite its seclusion, The Annex is just a short walk (an even shorter cycle) from the local pub/restaurant, train station, bus stop and The Exe Estuary Trail. The trail is a purpose-built track which follows the route of the River Exe and the Exeter Shipping Canal. It is flat, safe and easy to navigate and the views are fantastic. We provide two complimentary bikes to give you the opportunity to explore the Exe Estuary Trail. Cycle, walk, take the train or bus and see as much of Devon as your time permits. Exeter, Devon’s historic capital, is a 30-minute cycle away or twenty minutes by train. Exmouth, which has the longest beach in Devon, is also 30-minutes away by bike and 15 minutes by train. Fifteen minutes cycling (5 minutes by train) in either direction brings you to Lympstone or Topsham. Lympstone is a characterful estuary fishing village and Topsham is a small town with historic Dutch trading links. Alternatively, relax on the sun deck and watch the world go by while sipping a glass of wine! We think that The Annex is ideally suited to a family of 2 adults and (up to) 2 children. The lounge is a generous size (see floor plan) and has a sofa bed which easily converts into a double bed. The kitchen/diner is also large and, along with a fully fitted kitchen, it can comfortably seat four adults for meals. The Annex is also ideal for couples who are looking for more space than a hotel room can provide, and perhaps prefer separate living and sleeping accommodation. If your group size or ‘shape’ is different please contact us and we will try to accommodate your needs and we will always endeavour to be as flexible as possible. We also welcome well behaved dogs to keep our resident spaniel company. We stipulate one dog but, once again, if you contact us, we will try to be flexible based on your circumstances. We are very excited to welcome our first guests and we are looking forward to ensuring they enjoy the experience as much as our daughter did, and we continue to do. More

Interaction with guests
Carol and I live next door to The Annex so we are usually around if our guests need anything. If we're not around we will be contactable by phone. We have installed a key safe so our guests can check-in late if they need to. If we don't meet our guests at check-in we will endeavour to meet them soon afterwards and during check-out. Unless we are needed we will always respect our guests privacy. The Annex has its own entrance gate, exterior door and private patio area. It also has its own secluded part of our sun deck with views over the River Exe towards Dartmoor. Our guests also have shared use of our garden along with our spaniel.

Getting around
By far the most pleasant way to get around is by bike and we provide two bikes with the rental. The Exe Estuary Trail is a 4-minute cycle from The Annex and it consists of 26 miles of very scenic, flat, safe and purpose built trails for cycling and walking. A ten-minute walk from The Annex is Exton Station, part of The Avocet Line, with regular services to Exeter (20 mins) and Exmouth (15 mins) and all of the towns and villages in between. Our local bus stop is a 5-minute walk away with regular (every 15 mins) services to Exeter and Exmouth. Why not vary your mode of transport; cycle out and ride the train home, cycle to Starcross then catch the ferry to Exmouth before catching the train home.
