Our basement-apartment is well lit by 4 tall windows. It is located in a grassy inner-courtyard. Insulated from street noise; you hardly know you're in the middle of Munich. The four tall livingroom windows look out onto a garden while a backdoor opens onto a roomy private terrace. TOTALLY renovated in 2012-13. The Space To get to our apartment, you go through our building's lobby and out the back door onto the enclosed grassy courtyard, which is formed by the buildings that line our square-block. You go down a few steps below ground level to reach our front door. Our apartment is divided into 4 rooms plus 1 full bath and 1 half bath. There is a large living/dining room, kitchen, small bedroom with a single-size loft bed with a single-size floor mattress underneath, and the master bedroom with a kingsize bed. [Please note: the loft bed has head-room that would probably not be adequate for a tall adult.] The half bath (toilet & sink) is opposite the small bedroom. The full bath connects to the master bedroom. Our back door gives out onto our private terrace which has a dining table expandable to feed 8 persons comfortably. The entire space is about 71 square meters or about 765 square feet, not including the terrace, which is 27 sq. m. or about 290 sq. ft. Guest Access Guests have the run of the apartment, courtyard, and terrace. A washing machine is in the master bath and racks for drying are provided. If you like to cook, our well-equipped kitchen is a pleasure to use. Interaction with Guests We would love to meet and greet our guests. Since we are renting our home during our vacation times, that might not always be possible. Extensive correspondence prior to mutual agreement is encouraged. If we are out of town, there will always be a local person to answer questions or deal with problems. Getting around Our home is located within a few minutes walk of two major public transit intersections: Parzivalplatz & Münchner Freiheit. Buses, trams, and the subway system (U-Bahn) are all available. The Innenstadt (city center) can easily be reached in 10 - 15 minutes. Other Things to Note We completely gutted and rebuilt our home in 2012-13. A lot of care and love went into the planning and rebuilding with careful attention to the spirit of the building, which was 100 years old in 2013. House Rules: No smoking No parties or events Check in time is 2PM - 8PM Check out by 11AM There are ten other apartments in our 'Wohngemeinschaft' (Co-op) and all our fellow owners have proven to be friendly and considerate. We strongly urge you to treat our neighbors as you would like to be treated. You don't have to tiptoe around but please avoid overly loud noise. During Oktoberfest, it is understood that guests might return late at night, but partying (loud music or raised voices or any other party noise) after 11.00 pm in our apartment or on the terrace or in the inner courtyard is strictly forbidden. Munich requires trash to be sorted and glass, metal, and plastic to be recycled at neighborhood collection points. Renters are expected to conform to these regulations; they are quite simple and not inconvenient. If you are allergic to dogs, please be aware that although we clean thoroughly before guests arrive, there may be some stray doghair that we miss.More

I stayed with my family and 3 young children for a long weekend. The place is 2 bedroom, but with enough room for all of us. Great private location, easily accessible by train+bus or train+short walk. We highly recommend, and plan to say there again...More

About the neighbourhood
The Neighborhood We live in a delightful part of Munich, Schwabing. On one side of our building is Leopoldstrasse, a wide urban boulevard, with shops and tall buildings. On the other side, the neighborhood is like a small town, with single family homes and lovely little gardens. Three major parks are within 15 minutes walk: Luitpold Park, Ungererbad & the Central Park of Munich, the Englische Garten. Ungererbad, which is right across the boulevard, is an outdoor 'Volksbad.' In other words, a place for public swimming, with four swimming pools, volley ball, trampolines, a small beer garden and more, all accessible for a token amount, all in a beautiful park setting. There is on-street parking in the neighborhood, but like most urban centers, it can be problematic.
