Nethercote House is a wonderful 6 bedroom traditional Cotswold stone property dating back to approximately 1780 that offers all the conveniences of modern day living following an extensive renovation. To the front of the property is a traditional Cotswold stone wall with a path leading to both the front door and the door to the utility room. To the side is a gravelled driveway for parking up to 4 cars and solid wooden gates with a security access lock. Behind the gates is a further parking area for an additional 2 cars if required. There is a good size garden enclosed by a stone wall to three sides which is mainly laid to lawn and well stocked borders. First floor:- Master suite with King size bed, en-suite bathroom with walk in shower, bath, toilet and basin and walk in wardrobe Beds 2 + 3 - double bed with built in wardrobes Bed 4 - twin beds with wardrobe Shower room (First Floor) - walk in shower, toilet and basin Ground floor:- Bed 5 - twin beds with wardrobe Shower room (Ground floor) - walk in shower, toilet and basin Second floor (in the attic space):- Bed 6 - 4 single beds Kitchen/Diner:- Solid wood cabinets and granite worktops with breakfast bar. Large range cooker with 5 burner gas hob and 2 ovens, dishwasher, fridge, kettle, toaster, microwave and bench for 2 people. Diner has table for 10 and breakfast bar seats 4. Utility has washing machine, tumble dryer and large work surface. Door leads out to the pathway to the front of the house. Prep Kitchen - separate prep kitchen with fridge/freezer, second single fridge, sink and a range of white floor and wall units. Two sofas and armchairs to seat 6 adults with a bay window overlooking the enclosed rear garden. Traditional stone fireplace with log burning stove. Flat screen TV with DVD player. Snug - Outlook to the front of the property and overlooking the Cotswold dry stone wall. Solid oak floor and exposed beams with L-shape sofa with seating for up to 4 adults, TV cabinet, flat screen TV and DVD player. Linen:- bed linen and towels are included. Accessibility:- the downstairs of the property is suitable for people with restricted mobility however the first and second floors are accessed via stairs and may not be accessible. From the level parking area there is a flat walk to the property. The downstairs twin bed room and shower room were designed with people in mind who can not manage stairs. There is a flat walk from the bedroom to the living room and the snug. Please be aware there are small steps between the kitchen/diner and to the sitting room Garden:- Good sized enclosed private rear garden with solid wooden gates to the front with security lock and walls to the other 3 sides. A large patio area can be accessed directly via French doors from the kitchen/diner and has a large table and chairs for 8 people and a picnic bench ensuring plenty of outdoor seating. During the summer months a barbecue is available. The games room is located in a wooden clad building in the rear garden and has a table tennis table and table football.

Felt like home
The house was a 5 minute walk into the township which is well served with pubs and cafes and a 7 minute walk to a well stocked supermarket. We did not visit many local attractions as many were closed for the winter/ Christmas holidays The house itself was well equipped with all we needed to cater for 14 folk as Christmas time and it could cover little ones as well. Overall, the 10 of us there for the week felt very comfortable and I for one was a little sad to leave. The owner was a delight to deal with over the period we were trying to get there during the COVID madness.

Wonderful Stay
We had an amazing holiday staying at the wonderful Nethercote House. It was clean, well equipped, peaceful and really spacious. We as a family thoroughly enjoyed our stay. Michael the owner was very helpful in answering all the questions we had. We cannot wait to go back and stay again.

Excellent
Great place to stay, plenty of room for our party of 11. Location was fantastic, easy to walk into town but not too close. Provides parking was essential

lovely place to stay.
Lovely place to stay perfect for large famlies or group of friends. No need for cars and the location for the town excellent. The host were very friendly and nothing appeared to be an issue. Will visit and stay again.

Nethercote House
Very enjoyable weekend in a beautiful location. The house was extremely well equipped and comfortable. We were provided with wine, milk, bread and a few other essentials which is always appreciated. We would all recommend this property.

Lovely house in a great location
This lovely house is just a very short walk from all the attractions of Bourton-on-the-Water. It can sleep 14 but there were 10 of us so more than enough room. The garden was particularly useful because we had young children in our party and it is very secure. Cotswold Farm Park is just 7 miles away and proved very popular with all the children but there is plenty to see in the area to suit all ages. Highly recommended if you need a larger place to stay.

Great house for family celebration
The property was clean, well equipped and furnished nicely. It's a big property (6 bedrooms) but doesn't feel too big. The downstairs has a lovely flow to it and the kitchen/diner area was a great place to gather. The outside space was lovely (a little overlooked but not intrusively so). We made use of the gas BBQ and the ping pong table. The lawn was a little bumpy which made for an enjoyable (if frustrating) game of boules! The kitchen was very well equipped and the little touches like dishwasher tabs, cloths, etc were appreciated. We also had a generous welcome basket - again much appreciated. The walk into the village is about 10 minutes level walk which my 80 year father managed. The owner, Michael, was great with his communications - quick responses to my many questions. Also, he was happy to recommend places. We visited Birdland which we all enjoyed (from ages 5 - 80). A few of us went to the Model Village (personally, less enjoyable for me). The village is lovely - lots to potter around and see. Lovely shops and tasty ice creams! All in all a great weekend in a lovely house. We'd definitely go back. Thank you Michael!

Fabulous weekend break with the girls
Great location, within walking distance to all the facilities in Bourton-on-the-Water, lots of parking, great group space especially in the kitchen/dining area. We enjoyed long boozy meals around the table, followed by a cosy evening watching a film in front of the log burning stove - a perfect weekend break. A great rental for a large group or a family. Thanks Michael!

Beautiful property!
We have just spent Christmas in this gorgeous house with family coming from all over, and it was the perfect choice! The location couldn’t be more chocolate box, so Christmassy, the house itself, log fire, cosy corners, lovely linens, well equipped, it had absolutely everything you needed for a memorable stay! The only thing missing were champagne glasses, and that’s me being super picky but with it being such a great house for Christmas and New Year, they would have been welcomed! Aside from that, there is nothing to dislike about this house, we fell in love with it, it felt like home very quickly and sincerely hope to return one day!

Great location.

From the property it is a short walk in to the village. If you wish to explore the beautiful towns, villages and countryside of the Cotswolds it is recommended to have a car or, alternatively, travel by bike or horse power!

How to get there
Directions to the property are as follows:- From the A429 Fosse Way there are two ways to Nethercote House:- 1. From the South side (coming from the A40 before joining the A429), turn right at the first signpost to Bourton on the Water, turning into the High Street. Follow the High Street all the way through the village until you reach a junction on a slight bend. Turn right. This is Rissington Road. Go passed Birdland on your right, you will then pass a large car park also on the right, passed the next road on the right and Nethercote is the next house on your right (almost directly opposite Bridle Close). If you get as far as Sadlers Edge on your left you have gone too far! 2. From the North (coming on the A429 from Stow on the Wold) take the first turning on the left in to Station Road to Bourton. Follow Station Road heading towards the centre of the village. You will come to a bend in the road (and will see a right turn in to the village centre). Follow the bend round to the left and you will now be on Rissington Road. Now follow the directions as above going passed Birdland etc.
