Holiday Rental House
Our house has typical Victorian proportions with large, bright rooms with high ceilings, moulded cornices and period fireplaces. Located within 15 minutes walk of the town centre, Royal Pavilion, train station and seafront. Off-road parking for one small/medium length car and additional cars can be parked in nearby residential streets (metered parking is £5.20 for 11 hours). Comfortably accommodating 16 people, the communal spaces are large, catering for large family or friend groups, including children. High quality beds are made up with 100% Egyptian cotton linen. The Moroccan-themed lounge has a flat screen TV, DVD player and I-Pod dock. We have a large collection of books, games and DVDs for all ages. There are comfortable sofas and additional pouffes. Wi-Fi is available throughout the house. The extensive and fully-equipped kitchen has both a full-size integrated fridge and separate freezer, dishwasher, microwave and two ovens. A stunning dining area with huge oak table and seating for 16 leads out onto sunny decking with kiwi and vine-covered pergola which, in turn, leads into the garden with apple and almond trees, and small lawn and vegetable garden. The garden also has a covered cycle store / smoking snug - so why not bring your bikes? I will provide you with tea, coffee and milk on your arrival. My house is in a residential area within 15 minutes walk of the centre of town, Royal Pavilion, seafront and the train station. Conveniently located for access to the city centre but also only a 10 minute drive to the beautiful South Downs with its stunning scenery, walks and cycle rides. The oldest purpose-built cinema in Britain, now an excellent art house cinema, is only 5 minutes walk while within a similar distance you can access many excellent pubs and restaurants. Brighton has some stunning public parks, one of the best, The Level, is only 100 metres from the house. This park has great open space, one of the best skate parks in the country and an exquisite children and family area with water features, great climbing structures and petanque (French bowls) and permanent chess boards. Parking in Brighton can be very difficult. My house, however, has dedicated off-road parking for one small/medium length vehicle. Metered parking is available in residential streets around the corner from the house (full day's parking is £5.20).Unless you are planning to visit the countryside or some of the more secluded local beaches it is not necessary to have or use a car. It is possible to access all the attractions of Brighton on foot or by bus - buses stop 20 metres from the house.I take great pleasure in making your stay in Brighton as comfortable and enjoyable as possible. I will meet you on arrival, introduce you to the facilities of the house and give any advice or information relating to the city and local amenities. However, I respect your privacy and, while responding promptly to any queries or needs during your stay, I will leave you to get on and enjoy.As the Spanish say: 'Mi casa es tu casa' (my house is your house) and I would like you to feel comfortable and relaxed during your stay. For this reason (and in the interest of those who will follow you and your neighbours during your stay) I have a number of expectations or 'house rules': •Please be quiet on leaving and returning to the property. •The garden is available for your use during the day, however no noise must be made outside from 10pm. • Please keep the noise level down from 10pm in the living room (in consideration of your neighbours in flat below). • No illegal drugs to be brought into the property. • Please do not smoke in the house. There is ample and covered outside space for smoking. • Due to the potential discomfort of allergy sufferers, the house is pet-free. • Please place rubbish in the designated dustbin and use black recycling boxes as appropriate. • Please report any damage or faulty appliances / furniture. • Please place all used towels and bed linen on the main bathroom floor when you leave so we know what is dirty. • On departure, please leave all keys (new locks will need to be fitted at your expense if any keys are missing). • If Helen or Dominic are called out by the neighbours, Environmental Heath Officers or the police, because your group is causing a disturbance, a minimum of £100 will be deducted from your security deposit and you may be asked to vacate the property immediately. There will be no refund of unused nights in this case.It is worth noting that there is a 1 bedroom, self-contained flat (sleeps 4) below the house which is also available to let at a discounted rate (see Home ID: 6562766).This is the perfect venue for a lively gathering of family or friends or a relaxing break. Due to the position of the house within a residential area, we cannot accept any house parties or hen/stag weekends.More

Wonderful house, superb host

We booked this warm, comfortable home for a family wedding weekend. Helen, our host, took such care to welcome us, to arrange the beds to suit our large party,to provide everything we could need. I thoroughly recommend this house!

Perfect in every way - wonderfully accommodating, warm and friendly

How to get there
By Road: Head for the seafront on A23. At Fire Station/Duke of Yorks Cinema follow the one-way road to the left (Viaduct Road). At lights turn left onto Ditchling Road. The house (97 Ditchling Road) is on the left after the office building. The front door is pale green with 97 on it - please ring doorbell and I will answer. There is parking for 1 small/medium length car in front of the house and additional parking around the corner in Warleigh Road, Vere Road or Shaftesbury Road in metered parking bays (£5.20 for 11 hours - 9am-8pm, overnight parking is free) By Rail: (take a taxi ~ £6 or No. 50 Bus to Bromley Road bus stop - flat 20 metres down the road) or 20 min walk via Trafalgar Street (see Google Maps).
