Daily fresh bread from the village post office or from the cafe bar on Sunday’s by request. There is an ancient church with stunning views over the valley. This holiday villa is within a short drive of the ancient Bastide town centre’s of Monsegur (Gironde) and Duras (Lot et Garonne), both towns have bars, restaurants, banks, shops and supermarkets as well as weekly farmers markets and night market in the peak summer months. Babeau has been restored and furnished to a good standard whilst retaining most of the house’s original features including exposed stone walls, beamed ceilings and a fireplace. 6 bedrooms, twin and double rooms for 12 people. An additional 2 single beds can be added to a double bedroom sleeping 14 in total. 3 bedrooms and 2 bathrooms are on the ground floor with one bedroom and bathroom being wheel chair friendly, please see information below. Furnished throughout with beautiful handmade teak furniture. The entire villa and all facilities are for your exclusive use during your stay. Bedrooms ground floor: Bedroom 2. Beautiful double room. French doors opening out looking over the grounds to the front, views over the valley below. Next to a bathroom with an adjoining door, this bathroom is shared with bedroom 3. Facilities include a bath, separate walk-in shower wet room, twin sinks and WC. The most suitable room at Babeau for a wheelchair user. Bedroom 3. Ground floor twin room, looks directly out onto the neighbouring vineyard. Next to a bathroom with an adjoining door, this bathroom is shared with bedroom 2 (above). Facilities include a bath, separate walk-in shower wet room, twin sinks and WC. Ideal for a wheelchair. Bedroom 4. Ground floor double, large room, double aspect views, large French doors opening out to the rear terrace. If required 2 single beds can also be put in here, giving a double bed and 2 single beds sleeping up to 4, ideal for children or a family room. Extra beds are charged as an extra. Next to a separate WC. Near to the second ground floor shower room with twin sinks and WC. Bedrooms upper floor: Master bedroom. Beautiful double room. Balcony with loungers looking over the grounds on three aspects, views over the valley. En-suite shower room, twin sinks and WC. Bedrooms 5 & 6 A further 2 twin rooms All bedrooms have a wardrobe, bedside table(s), lamp and electric fans. Baby & toddler facilities: A travel cot (including linen) and high chair can be provided on request. There are not any stair gates at Babeau. Kitchen: Modern fitted kitchen with dishwasher, electric oven with grill, gas hob, microwave, fridge/freezer, kettle, toaster, coffee maker etc. Utility area: Laundry area with washing machine and iron with an ironing board, a washing line in the garden. Living rooms: There are 3 lounges: A spacious TV lounge with international satellite TV/radio, widescreen TV & DVD player. Plenty of films to watch & books to read. Dual aspect views through 2 sets of French doors to the pool area to the front and the driveway and orchard to the back of the house. Table and chairs provide an additional dining space or for playing board games. Separate WC. The sitting room and dining table looks over the front terrace though French doors, views over the garden, original large stone fireplace. Mezzanine area above the sitting room is a great chill out area which has some seating and a bookcase. Cleaning/towels/linen: Bed linen, bath towels and pool towels are provided and included in the price. A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more. Outside: Enjoy breakfast on the patio at the front of the house overlooking the fields and views of the Dropt valley, or take lunch under the shady, covered veranda. BBQ, outside table and chair sets, children’s swings/slide/climbing frame and table tennis are all set on an acre of mature gardens. Private swimming pool: 9m x 4m pool, 1m deep with a pool ladder, sun terrace and loungers. The pool is protected by an alarm. The gardens surround the property on three sides, there are vines on the fourth side where a particularly nice red is grown.More

Portable air conditioning unit (2 available) can be hired at £60 each per week when booked in advance or €70 each per week on-site. For on-site rentals of less than 7 days there is a minimum charge of 40€ per unit plus 10€ per day up to a maximum charge of 70€. Heating is charged as an extra based on consumption. A maximum of 2 dogs will be considered at a charge of £50 each, plus an additional security bond of £250. An extra 2 single beds if required in bedroom 4 only, £100 per bed per week.

The property is situated near the towns of Duras 7km (Lot et Garonne), Monsegur 6km (Gironde), Sainte-Foy-La-Grande 25km, Bergerac (Dordogne) is 47km, in the region of Aquitaine within the Bordeaux wine region and on the borders of the Dordogne, Gironde and Lot et Garonne, France. Bordeaux city centre is a 70km drive to the west. Bergerac is 47km to the east and Saint Émilion 40km north west. Markets: Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts. Both Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.
