With so much delicious local produce available right on the doorstep, it will be hard to resist dining in and making the most of this social space. The adjacent light and bright garden room opens out through french doors to vast countryside views beyond. The inviting sitting room provides ample sumptuous seating around an exposed brick fireplace with wood burning stove. Nestle in after a day spent exploring to revel in the warmth and ambient light that fills the room. Three of the five bedrooms are downstairs, with the convenience of all five bedrooms benefitting from en-suite facilities. One of the bedrooms is situated in a separate annexe located across the courtyard from the main house. This annexe also houses the games room, featuring air hockey, a table football at the top of the spiral staircase in the main house, and a pool table - so there's plenty of entertainment on rainy days. The barn's large windows invite the outside in via wonderful panoramic views. Embrace the peace and tranquillity that observing the huge Norfolk skies evokes. Outside, the garden to the rear of the barn is fully enclosed, making a safe place for supervised children and dogs to play. With a charcoal barbecue provided and plenty of space for games, an entire day could happily be whiled away here. To the front, a tarmac courtyard offers ample parking for several cars. Gedding Farm Barn is ideally located for exploring rural and coastal Norfolk by car, bike or by foot. The vibrant coastal resort of Hunstanton is an 8-minute drive away, as is Heacham Manor Golf Club. Birdwatchers are within easy each of RSPB Snettisham, NWT Holme Dunes, and RSPB Titchwell. The Norfolk Coastal Path as well as many other picturesque rural and coast walks are nearby. Ringstead is an ideal launchpad from which to explore Holme-next-the-Sea, Thornham, Titchwell, Brancaster and beyond in one direction, with Snettisham and HM The King's Sandringham estate in the other. Food-lovers are spoilt for choice with the award-winning The Gin Trap Inn just a six minute walk away, the Michelin starred restaurant The Neptune in Old Hunstanton a four minute drive away, The Rose and Crown, The Old Bank and The Old Store in Snettisham a ten minute drive away, The Lifeboat Inn, The Orange Tree and The Thornham Deli in Thornham approximately a seven minute drive away, and The White Horse and The Jolly Sailors in Brancaster Staithe a fifteen minute drive away. Venture inland to the Ffolkes in Hillington to sample various delectable food from the on-site streetfood park. History lovers should make time for Castle Rising, Houghton Hall and Gardens, Creake Abbey ruins and Holkham Hall. Additional Information: Two well behaved dogs welcome (small additional charge). Plenty of space for everyone.
Tons of space for everyone and no 'bad' bedrooms since they are all ensuite. The village shop and pub down the road are a bonus. The only negative observations are that there were a few issues with equipment (such as the cooker which had a door that didn't fit) needing a bit of tlc and the recycling bin was full to the brim when we arrived, so we had to leave our recycling in bags. But I can see why because the info in the house as to when bins went out was very contradictory!

Venue surroundings and location simply perfect for us.
I booked this barn conversion for a celebration of my 70th birthday with family and friends. Over the week we had visitors staying between the ages of 5 and 90 and everyone thought the place was perfect. Fully equipped and with endless hot water and even the utility room came in to use because the warmth from the heating system provided warmth to dry our rain sodden clothes. Popped on the airier overnight they were dry for packing the next day. We twice walked from Heacham south beach car park into Hunstanton and after refreshments caught the bus back on a frequent and regular service. My grandchildren enjoyed our trips to Hunstanton Sea Life Centre, Snettisham Farm Park and Pensthorpe Wildfowl Park. There is more to do if we return sometime in better weather.

It's A Ten!
Visiting in January was a delight..helped by lots of sun and big clear skies. However, the poperty was so spacious, comfortable and welcoming that it wouldn't have mattered how bad the weather was we still would have enjoyed every minute. It was great watching the hares and pheasants from the the comfort of a warm cosy room. Highly recommended!

Incredible
Wow! A group of 10 ladies for a 50th birthday celebration, we couldn't believe how beautiful and spacious this house was, absolutely spotless, lots of separate areas, fun for all with the games tables, we just loved it. Gifts were an extra special touch. Absolutely everything has been thought of here. Will 100% recommend this place to anyone thinking of staying in the area. Can't thank the owners enough for providing such an incredible living space 🤗

Brilliant!!!
Each year my two sisters and myself and all our nieces go away to a barn in and around Norfolk. This barn was voted the best one ever. The owners have thought of everything to ensure that you have a good stay.Great place for a family get together.

Outstanding Properity
Where do I start? I booked this over a year ago due to the fact I wanted as a family to have quality time together and enjoy a summer holiday. Well we wasn't disappointed this property and location were first class I or should I say we just couldn't fault this place. May I thank the owner for allowing people to share in what must be a very special place. I was able to share this experience with my wife two sons and wives plus the five grandkids 3 boys 2 girls. The vast spaces of the barn from large bedrooms living rooms and dinning tables were just excellent. Although their were eleven of us we never felt on top of each other we all had our own space. The kids were able to play hide and seek and to be honest on one wet afternoon the adults to what a laugh!!! The games rooms and equipment were brill. To finish this review wow what a place, location and what a time we had.
