You Get What You Pay For!
Without a doubt, the photos of this place make it appear amazing. My wife and I booked it for our birthdays and were extremely excited about the view/location. Hands down, the view from this place is amazing, BUT we learned that we get what we pay for. First, there are many inaccurate and negative things about this place that caused me to never want to book again with this host. Most notably upon arrival was the floors. They were very gross and made us feel like we were walking on a dirty street, that's 100% accurate (my pictures prove it; the clean floor picture was in the closet). Second, the place can't stay cool because there is central A/C (a useless A/C blower in the living room), no window in the bathroom, and no insulation throughout. The bedroom had a separate A/C unit that got very cold, but I had to wake up in the middle of the night each night to turn the AC back on since you have it on a 6-hour max timer (the cold air disappears as soon as the unit is off)! Who does that? Third, one of the ground fans were broken, so no help there. Fourth, the host indicated a "bottle of rum" was included as a welcome gift, and provided a small 200ml bottle with a can of coke. Had we known it was a little bottle we would have grabbed something more fulfilling at the liquor store. The host indicated he would credit our account $10 for the misrepresentation, and never did. Fifth, the entrance door was broken upon arrival and took 2 days to fix. Sixth, during our 5-day stay we requested fresh towels once, only to hear that the host doesn't normally provide that service. After our request we waited 2-days only to find out by accident that the maid placed two new towels in the closet, but no one let us know. The maid left all of the dirty towels behind! Why?!? Seventh, the kitchen has 100s of sugar ants (or some type of ant) that eat anything you leave out for more than 15 mins. This got rather irritating since we tried to cook a few times. As I said in the beginning, the best thing about this place is the view, which was amazing, but that's not enough to make up for all the negatives, especially since we expected the place to be represented more accurately. I rarely leave bad reviews, but I was so upset and disappointed by this place that I wanted to warn others (pictures/descriptions can be misleading). No ones likes a bad review, but I would not recommend this place to anyone who wants an overall nice place to stay. If you're on a tight budget, then be my guest. Overall rating, 2 out of 5 (the view kept it from being worthless).

This guy is a hosts worst nightmare. He books last minute at discounted rates and then finds little things to complain about and asks for money back. Check my other listings where I have a total of over 50 five star reviews from guests who paid more than double than he did and never asked for a refund. The things he mentions in his review are grossly exaggerated and if after reading this review you have any questions or concerns please don't hesitate to message me and I will be more than happy to discuss.

Wonderful views, clean unit, convenient location
Shortly - all the great reviews about this place are correct, so if the price works out for you, don't hesitate.
We stayed here for 13 nights in January 2017, and we enjoyed it very much.
- The views are fabulous
- Alan is a great host (he replied to our messages within max 1 hour, and no question was too small; deposit was returned quickly)
- The place was nicely decorated, in good shape and VERY clean (I washed the floor as we traveled with kids, and found no dirt at all)
- Very comfortable bed
- All necessary kitchen appliances (but no dishwasher)
- Beach chairs, plenty of snorkel equipment (leftovers from previous guests?), cooler bag provided
- Free wifi (open, not encrypted)
- The location is very convenient. The resort is private and quiet, there is reception staff at the daytime, a taxi on site, or you can walk down the hill to the main road (3 min) and get a dollarbus to Red Hook and even Charlotte Amalie, if you feel like driving a bit around to explore the island (the Safari buses run very frequently during working days).
- Area around: 3min walk along the water to Whyndams resort (with restaurant, coffee shop, water equipment rentals); another 3 min and you're are a public Coki beach (nice beach, but go there early in the morning or on the days where there are fewer cruise ships in town, otherwise it gets too crowded and messy). BTW if you are travelling with kids - there is a decent playground at the left wing at Coki beach in good condition!
- This is a top unit, so you won't have any noise from other renters (but beware that your bedroom is facing a parking lot and a path, which people use to come back from restaurants, so late at night you might hear a few people talking loud, although this is only until they pass).
We did just fine without a car for most of the days (we had a rental for 3 days, which was sufficient).
TIP: upon arrival you can agree with a taxi driver to stop at a grocery store, that will get you going for a few days.
Another tip: ants are frequent in the Caribbean, in this place we have only seen them in in the kitchen when we forgot to clean the surfaces or left some fruit/sweet stuff out, so just keep the food in the fridge and clean up after yourself, and you'll be fine!
Last tip: if you have a rental car, take it to St.John (you'll have all the flexibility and save on taxies there). If you go without a car, taxi to RedHook is 5 USD per person + 16 for the ferry. If you go by car, it's only 50 USD return total for car and passengers - do the math!:)

Perfect view
Everything I would want from a hotel, but all the comforts of home. Beautiful views!!!

Incredible Honeymoon Experience!
Wonderful little cottage with probably the best view on the island - lots of privacy but also great location, close to great beaches, and you get your own private snorkeling equipment that you can take anywhere with you! :) looooveddddd staying there, and would totally again some day!
