Single storey 18th Century listed detached cart lodge converted to the highest standard completed in October 2013. The property offers 2 double bedrooms of generous size, one of the double beds can be separated into 2 singles if required, a large living/dining area with vaulted ceiling, a useful double sofabed suitable for an extra adult or 2 children, TV and dining table for 6 adults. Wet room with shower and easy access for the less mobile. Seperate fully fitted kitchen with 4 ring hob and oven , fridge, dishwasher, kettle, toaster, microwave and numerous appliances. Seperate laundry room.

The whole property has been totally rebuilt providing the most modern facilities in a traditional building. Limestone floors with underfloor heating throughout, guaranteeing a warm and comfortable stay even in the depths of winter, exposed beams to the vaulted ceiling in the spacious living room and beautiful unspoilt panoramic views accross the surrounding countryside.
The Lodge stands in the courtyard to Moat Farm which is situated at the end of a long private drive off a quiet country lane in 10 acres of garden and paddocks, so if you are looking for peace and quiet or a child safe environment this is it. The Lodge has it's own private garden and parking. Moat Farm is no longer a working farm but we do have numerous animals, horses, dogs, cats and ducks. We have resident owls, kingfishers and the occasional visiting otter.
Sittuated just 1 1/2 miles from the village of Fressingfield with it's famous restaurant 'The Fox and Goose', Laxfield just 3miles for 'The Low House' one of only 2 surviving untouched pubs in Suffolk and 3 miles from Stradbroke with it's heated indoor swimming pool. Southwold is 1/2 an hour away and Aldeburgh, the Snape Maltings and Minsmere the same.More

John and Lorna's are very nice and Lily the dog is adorable.
Saw owls on the farm on a daily basis.
Would stay here again and would recommend to anyone.

Moat Farm is situated on the edge of the pretty village of Fressingfield, surrounded by wheat fields and meadows. Less than 20 miles from the Heritage coast and less than an hour from the historic cities of Norwich and Colchester. The Norfolk Broads are within easy reach and the spectacular North Norfolk coast is about an hour and a half away. This is a great centre to explore the beautiful region of East Anglia.
