This gem of a place is perfectly located on the green in Hutton-le-Hole opposite a very pleasant pub that serves good beer and wholesome food. Keith and his team scored extra brownie points for the thoughtfulness applied to this property. An excellent utility room with washers and driers, milk in the fridge (plus generous other goodies left for us), excellent space utilisation and very efficient heating. There was a concise information booklet and walking guides. The whole experience smacked of professionalism from someone who I assume aspires to provide what they themselves would seek in a lovely holiday break.
Easy access to nearby towns and attractions; Goathland (Heartbeat), Pickering and Whitby. Before we left I contacted Keith to make another booking for in a few weeks time.
Thoroughly recommended!

Bit reluctant to write a review as I don't want to share this fabulous place with other people. What a wonderful time we had . Going in the depths of winter, we were a bit apprehensive about The Annexe, but it gave us exactly what we wanted. It was sparkling clean, cosy, superb views, comfortable, warm.... and had WiFi !! (which if you need to contact the outside world is vital). On arrival a bottle of wine, teabags, coffee ,milk and biccies all laid out. Paul and Wendy came to greet us and were friendly and charming , as was Keith, whom I had emails and phone calls with prior to our trip. The pub is a stones throw away and the whole location was picture postcard perfect. I recommend star gazing and sheep watching as things to do. Good torch highly recommend in the winter months.
Will definitely be returning to the Annexe.

The room is clean, tidy. The view around flat is very well. My family stay there one week in winter, and get wonderful experiences. We walked though lots Moore areas from here. It is convenient because the place is very near and easy to reach.

“Great little Studio in Tranquil village on the Moors”

Well equipped, clean & comfortable flat / studio apartment located in the middle of Hutton-le-Hole. Great value-for-money, and great little place to use to explore North Yorkshire. TV and WiFi, great little shower room & small galley kitchen with sink, kettle, microwave, etc (but no oven or hob). However, more than enough for the occasional heat-up meal or takeaway. This flat with the 2 bigger flats in the building are managed locally by Paul who was very welcoming & helpful. Pub opposite was OK (but not really my cup of tea), however the Royal Oak at Gillamoor just 4 miles away is extremely warm & friendly, with very good food (reasonably priced) - a proper traditional & welcoming pub, with extremely friendly bar staff & locals. Basic groceries can be got in the small Co-op in Kirbymoorside, but Pickering is better with a larger Co-op. Both Pickering and Helmsley are great little traditional Yorkshire market towns, and Thirsk a little bit further but also worth seeing. Lots of National Trust & English Heritage sites to visit. Highlights of my very happy month here were Fountains Abbey at Ripon, Mount Grace Priory at Northallerton, the heritage steam train line between Pickering & Whitby, the small coastal town of Filey (much less commercial than Whitby & Scarborough), and the trip to see England beat India at Headingley in Leeds was a super day out (train from Malton). Would happily recommend & am sure I will return again to see this wonderful part of the country.

Liked least: Kitchen with just a microwave is more than OK if only staying a week or two, but an oven & hob would have been more convenient as i stayed 4 weeks, but it didn't spoil my holiday - just gave me an excuse to eat out more than usual
