This is a return visit and every bit as good as it always is. Warm, welcoming, clean, quiet and comfortable. Good choice at breakfast and nothing is too much trouble for the staff. Easy to walk to the top of the road for a great choice of places to eat and the seafront is at the other end of the road so when the weather improves it'll be a lovely walk. Hove Station is a short taxi ride away so great location.

Room Tip: Rooms at the top of the building are warm and quiet in Winter but you need to be able to climb several flights of stairs.

This Hotel/B&B was nothing like it makes out to be, a damp smell greeting you and very sad looking place. The room we had on the top floor had stains all over the carpet, the units had tarnished tops the blind to the window you could see through when pulled down, the base to the bathroom sink was coming away from the wall and mouldy.
As you came into the room there was a hole in the floor that the carpet stopped you from losing your foot. We was made to pay in full befor seeing the room. When it came to seeing someone in the morning the only person was the lady cooking brackfast. If it was not that we had a family function to attend and no time to find anything else we would have walked.

Room Tip: Not this Hotel

Stayed for 2 nights as kids were playing in local squash tournament.
Doesn't look anything special from the outside but rooms are nice and spacious with TV, large bath in ensuite bathroom and complimentary tea/cans of coke in the bedroom.
Breakfast was cooked to order and came pretty quickly both days we were there.
Greeted by Frank who quickly sorted us some competitive parking locally which was something I was worried about in advance given paucity of local parking.
Booked via Expedia and only issue we had was that somewhere between Expedia and hotel request for twin rooms got lost and we ended up bunking up with kids for the night (in double rooms). Think this was an expedia issue rather than hotel though.
Overall, very happy.

Stayed here for one night. My room was cosy and clean, had everything I needed and staff friendly. Breakfast freshly cooked to order. Tea and coffee making facilities in room, comfortable bed. Would recommend.

Stayed here Friday 18th and Sat 19th November. This bed and breakfast is NOT a 4 star that it advertises, very disappointed.......it really needs a freshen up. We were given a room in the basement which was directly opposite the dining room which of a morning we could hear word for word from the kitchen staff. The room was not worth the money we paid, £178 for two nights, there was grime and mould on the tiles in the bathroom, cracks in wall, no heating, a hole in floor covered by carpet, I could go on and on. Breakfast was a joke, staff could clearly not cope, anymore than 6 people and they went into panic mode. Breakfasts were cold and had to be sent back for them only to be put in the micro wave, instead of cooking fresh. Nobody cleared tables and dirty plates from previous diners, again not what you would expect from a so called 4 star!!!!!!. If the hotel had not taken from my account the cost of the two rooms I booked as soon as I had checked in, I would of left and found somewhere else. Please read this review before you book, as I would not recommend this bed and breakfast and will defiantly not be returning.
