Booked this on the morning of arrival due to family emergency - was worried as had no time to review and I always review before booking!!

First impressions when I pulled up outside I was extremely worried, building site next door and looked like nothing around at all. As soon as went inside had nothing to worry about. Spotlessly clean!! Room bigger than I expected and lovely having 4 single beds (2 were part of sofa but separately ) this worked perfectly for 1 adult and 3 kids!!

Towels changed every other day and bin emptied for us too.

Wifi dropped quite a bit in the evening. About 6 until 9pm but this is due to everyone on it as rest of the time it was fine.

Little shop about 3 mins away that has lovely fresh bread in the morning (5 fresh rolls for 80 cent but they have others too )

Beach is about 8-10 mins away. Lovely sand beach but a lot of stairs. No problem though as nice to have little separate from the main strip.

Have to say the reception staff were extremely friendly and helpful. I needed quite a few things printed and needed advice. They were always on point to help without any issue. Thanks so much!!

Got Uber around but found out he hotel also does bookings for taxi at very good rate and some of the drivers are the same ones :) only problem with uber is that it could never find our apartment, we used to pick the hotel next door and then direct them the way.

Pool was freezing though !

Would go again if needed an apartment there in a flash!

If you want a good night sleep whilst your on holiday this isn't the place to stay
The rooms have sliding doors with shutters yet you can here the noise of cars and people as if you were sleeping outside. Also the noise from the floor above and adjoining room is so loud it's unbelievable I've never experienced anything like this before in all the years I've traveled abroad.
There is no air con in the rooms only the the kitchen area
The hot water for the shower is unpredictable
The cord to the kettle is too small
The kitchen has no oven
You have to pay for the safe which is 2.50 Euro a day
No iron or hairdryers in the rooms
Bedding and towels are changed every second day which is ok
Bus service is no existence
Lift are small ( 4 people )
No hotel entertainment or music playing at the pool
The sofa bed is quite small for an adult
Pool area is clean
The beach is a 5/6 minute walk
2 Local supermarket near by
Plenty of restaurants, bars and shops on the strip

Checked in at 3am and we were allocated a room on the 7th floor with our disabled son opposite a building site. The next morning we were told we could move rooms but that we would have to pay an additional charge for this.

However the worst is yet to come. On our 3rd night we were cooking some food for the children when we accidentally left the electric hob on, at the time we were on the balcony. Needless to say the kitchen/ living area filled with smoke. We were surprised the smoke alarm hadn't sounded sooner, upon enquiringly we were told that the smoke alarms do not sound in the event of smoke/ fire and that an alert is raised to reception for them to follow up on. Well, they followed up... 25 minutes later when they turned up at the room at which point they could have found 5 dead bodies! Not good enough!

Accepting that the pan fire was our fault we cleaned the pan back to its prior state only to be told they were charging us for a new one as you can see from the images the pan is spotless.

What I hope potential visitors to flor da Rocha take from my post is the following:

1. Lack of empathy for practical requirements for room allocation especially for the disabled.

2. No adequate fire alarm system in place. We were left for 25 minutes battling a chip pan smoking to within an inch of a fire- smoke everywhere even along the corridors outside the apartment. No alarm was raised we could have died had it not been for the quick thinking of a retired police officer in our party.

Visited 22/8 - 29/8 after making a late booking. Was so happy with my choice. Apartment was clean and modern. I was on the 4th floor overlooking the pool (418). Spacious bedroom with very comfy firm beds and bouncy pillows. Sufficient hangers although very high up for a 5ft 2" shorty!!
Lounge area had 2 easy chairs, sofa with pull out bed under and table and chairs. Also kitchen area with 2 ring job, microwave , kettle, toaster and 70/30 fridge freezer. Plenty of pots pans cups plates and utensils although no scissors.

Balcony had table and 2 chairs. Windows in bedroom and lounge had sliding doors and electronic shutters.
Air con is good and free. Safe is free. Wifi is free and works by the pool too. Two lifts catering for the 7 floors.
Helpful reception staff.
Pools were great, 2.1m at deep end and shallow baby pool. Plenty of loungers, never a struggle to get one. Bar area fine although we didn't eat here the staff were helpful and kind.

Room cleaned and fresh towels every day.

About a 6 minute walk to the beach and strip even with a 5 year old, a blow up boat, a parasol and 2 beach bags!!!
€12.50 to hire two beds and an umbrella at beach for the day or buy your own for €7.50 and lay on the sand!!

All in all a great week away, super apartment, great location and well worth the money. Totally recommend for self catering. Will happily return.

Cleanliness was the best going , the room cleaners need to take charge of the poor service elsewhere. Room was well presented well kept and great accomadation for 6 people.

Reception staff weren't particularly friendly as were not some of the pool bar staff, as if it was a bit of a chore to deal with you.

It claims on the adverts there is free public parking and you don't need to make a parking reservation. Parking is mainly on street and this isn't guaranteed, the hotel does have a car park which you can ask for a key for, this isn't guaranteed. I asked for three days and was told it was the portuguese holiday month and the spaces were taken by portuguese holiday makers who were arriving over the next few days. However my wife asked 20 minutes after me on the third day and she was given a key to the car park.

The adverts claim there is a safety deposit box and yes there is but you have to pay to use it which none of the adverts tell you.

Theres no evening entertainment and the pool bar lacks any atmostphere in the evening, the staff clearly dont enjoy there job and cant wait to get you out of the pool bar at 12midnight, even making the kids end their pool mid-game.

However the surroundings are good and the room was good, but not staying again, as paying guests you expect to receive a good level of service from staff not an ambivalent unhelpful approach.

Room Tip: pick a pool or sea view as the other sides look onto hotels
