My hotel room was clean and comfortable. The staff was friendly and very helpful! My room had a king size bed, electric fireplace, hot tub and mini fridge/microwave. Bathroom was very nice looking and clean.
Overall pleasant stay and I would stay here again!

#318 King Suite two nights
Appears to be quite new--clean, attractive lobby/reception;
check-in fast by friendly staff. Breakfast the usual, adequate
menu. The out front parking area a bit tight with the north most spots a significant slope. There are several spots that have heavy-duty handrail close enough to the spots that it could be easily hit, especially if backing in.
The room is large; it was very clean. There is a roomy corner/"L" shaped couch with two ottomans; this area semi-separated from
the bed area. Bathroom has tub/shower combo which we consider a big plus.
Location, while not handy for the purpose of our visit, is quiet,
nearly rural. We noted one nearby restaurant and a convenience
store/gas station. Would not rate this as much of an area for

If the Choice Hotel brand doesn't terminate contract this hotel will be downgraded to a Quality Inn or Travelodge soon if housekeeping and maintenance don't step it up. 
This is a very nice hotel in a nice area. It just needs a management wake up call with some quality control. All of the furnishings and finishes are very nice. The front desk staff was very friendly when he finally showed up. Three guests were waiting at the front desk for a while before one had to call the hotel so that we could check in. It is possible that the room I lucked upon may be the only room that hasn't been cleaned in months but I doubt it. 
I've attached a few pictures of what to expect. 
1.) Thick dust that would have to take quite some time to build up that much.
2.)3.)&4.)Obviously dirty floors. It took me the time it takes to wheel my bag to the middle of the room to see it.
5.)splatters on the wall that could be cleaned. Again very obvious. 
6.)missing trim ring for the fire suppression sprinkler head which draws attention to the stain block primer without paint that I'm assuming was applied to hide an accidental discharge.
And last but not least important is picture 7.)8.)&9.) Lots of hair everywhere.

Horrible experience. Made reservations for the evening to celebrate our anniversary away. Got to the hotel and was told that their rep reserved the incorrect type of room for us, so they wouldn’t honor our gift card. When we asked to speak to a manager, San Ket, we were told that the manager was refusing to speak to us. We were told we could spend the night in the room they reserved and could talk to the manager the next day about what we would be charged. Who knows what we would have been charged after staying there, so instead we had to leave and cancel our plans. When we asked for the owners name we were given the name of Devin Patel, but no number to be able to speak with him next week. We have asked to be contacted by the owner, we will see if he will call. I have never had such terrible customer service. None of these issues were due to our fault, and the manager did absolutely nothing, except turn his back on a customer.

Thanks for responding , but i would like to let you know about local promotion that you had was staycation which in back side of that promotion, it cleary stats that reservation has to be done in advance calling hotel directly to schedule reservation , based upon availability, i will upload a picture to that you can look closer in to terms.

This property is in a very nice part of town & away from the busy streets of Omaha, but only a few minute drive will have you to a variety of shopping centers and restaurants. The property is newer and is very well kept up both inside & out. The front desk agents were welcoming & attentive. The room was extremely nice and much larger than your traditional Comfort Suites hotel room. The bathroom was extremely spacious and the living room area had plenty of room to stretch out on the couch and room to unpack your things. The TV was very nice and brand new. A variety of channels were offered all in HD. The bed was very comfortable and all the linens were very clean. The one complaint that I have on this property is the thin walls, which isn't a common find at Comfort Suites properties. We constantly heard our neighbors on either side of us throughout the evening, and to make it worse, we were awoken every time the people in the room above us walked around. The exercise room was nice with basic equipment & the pool and hot tub area were average size. The breakfast in the morning provided your basic choices along with a few hot items. If I were to stay at this property again, it would have to be on the top floor because of the noise issues. Aside from the thin walls, the comfort and value of the room were up to par.

Room tip: Top floor to avoid noises from rooms above you.
