Very nice accommodation and friendly hosts. Cute comfortable rooms and nice view of the lake. Nice room amenities and tasty breakfast. Would return. Best for couples and singles, not small children. Lake is right across the street and great for running and walking.

The best of both worlds -- a beautifully-kept Craftsman home with updated bedrooms (each with its own bathroom). Julie & Blayne are the most caring and organized hosts I've ever met. Where other BnBs would only book a minimum number of days, Julie graciously allowed us to book her last open room late the night before. We only stayed one night but it was a wonderful experience. The whole house was very clean and homey. Just loved it!! Our son and his girlfriend, who live nearby, didn't even know it was there! We're all in the construction/restoration field and were happy to see how lovingly the house was restored. Great job!! The breakfast special was great and it was surprising to learn that Julie would have also cooked something to order, had we not wanted the special. Very accommodating! And the view -- Green Lake right across the street. That was the topping on the cake. Great house, great location and great hosts!

This is a first rate B&B in a great area of Seattle, Green Lake, as their name clearly states. Julie and Blayne are flawless hosts. This is our second time here and we will return at least 1x per year as our daughter and granddaughter live nearby. The rooms are very comfortable, breakfasts are superb and there are always cookies and snacks in the sunroom with coffee, hot chocolate and tea available, not to mention a nightly wine get-together from 5-6pm. There are extra touches like the night light in the bathrooms and the extra extension plugs in the rooms so everyone can stay connected. We will return.

This was our third time staying here in as many years and I have to say that part of the enticement of returning to Seattle was the allure of this absolutely wonderful b&b. Having stayed in many different b&bs around the world, this one is the best! We would come here again and again if there was a direct flight from Australia!
- the home is very warmly and comfortably styled. Nothing is "off limits" and it really is about ensuring that you have everything you need to make your stay as convenient and comfortable as possible. None of those stuffy house rules that other b&bs could have!
- all rooms are meticulously cleaned and the furnishings, linen, towels, amenities and even toilet paper are top quality! The attention to detail here is fantastic and you are not left wanting for anything.
- Julie and Blayne are wonderful hosts. Warm and friendly and interested without being obtrusive. They are very helpful and nothing is too difficult. When they are away, the couple that helps out (Gary and Liz) are just as great and really ensure that they follow through with the same high level of service.
- the breakfasts and the freshly baked cookies are just delicious. The menu is varied and choiceful to allow for individual preferences. There is also trail mix, fresh fruit, granola bars, hot and cold beverages available 24/7.
- the atmosphere is lovely. The breakfast room and sitting area overlooks the beauty and serenity of Green Lake.
- the layout of the common areas allows for the right balance of privacy if you prefer it or for mingling and chats with other guests if you wish. The complimentary wine hour is an excellent opportunity for this too and we really enjoyed meeting and chatting with others on this particular trip. Julie chooses local wines that showcase Washington's wine region.
- when they say wifi is included, this means they have invested in technology that will give a consistently strong signal and is available whenever you want to use it. We experienced no drop outs in signal and really appreciated this.
- Julie and Blayne clearly love living in Seattle and they are great genuine ambassadors for their own beautiful city. Their advice on where to go, what to do and what to eat is always valued and they really showcase the best of what the city and its surrounds have to offer.
- nothing is "cheap" or scrimped on. The rooms are beautifully scented and always clean and the focus is on quality and comfort for the guest. We really loved and appreciated this.
- the location is very convenient to public transport and only 10 mins to the city by car. Good quality grocery outlets, shops and restaurants are all within walking distance and the local mall (University Village) is very close too. Neighboring suburbs such as Phinney and Ballard are fun to explore too.

Overall, we just adore Greenlake Guesthouse. We wouldn't recommend staying anywhere else!

This b&b has set the bar so high for us that nothing else can compare.

Thank you so much Julie and Blayne for always making our visits completely comfortable, relaxing and enjoyable. We will be back!

We recently traveled to Seattle to celebrate both of our birthdays...and the Green Lake Guest House is by far one of the nicest B&Bs we have ever stayed at...truly "Flawless in Seattle".

From the moment we arrived in the conveniently located and scenic Green Lake neighborhood and saw the beautiful craftsman house... we knew this place was going to be special. We were greeted by Julie and she made us immediately feel welcome...we were able to even check in early and she had a "Handwritten" birthday card and special Seattle Chocolate treats waiting for us on our bed..who does that nowadays..it made us feel like we were visiting an old friend.

Even the sign as you enter says "Enter as Strangers...Leave as Friends" and the motto couldn't be more true. Both Julie and Blayne are wonderful hosts and now they are our friends...they both made time each day to speak with us, give us tips, and just chat. Also, the people they hire to help are just as nice and friendly.

They offer a wonderful homemade breakfast each morning..truly delicious...we especially liked the Pumpkin Pancakes for our October birthdays...and when my wife told Julie how wonderful they were.. within minutes Julie had emailed us the recipe.

They also host a "happy hour" at night where the guests can congregate and sample some local libations. I truly enjoyed sitting in the window and looking over the park and lake, as we chatted with Julie, Blayne and the other guests.

We had such a beautiful and comfortable Parkview Room..with a view of Green Lake Park's activity's and scenic Autumn Trees. The room had a gas fireplace with a remote control to shut off from your bed. How convenient. The bed was super comfortable and the bathroom even had a super sized Jacuzzi tub as well as a separate shower.

We were able to conveniently stroll on the parks 3 miles of trails that encircle the lake and also thru the quaint Green Lake neighborhood homes that surrounds the inn.

Within a five minute walk there are several restaurants , coffee shops and bars...that we frequented often. We could have spent all our time at "home" in Green Lake...but when we did venture out...it was just a quick ride to Downtown, Capitol Hill, Ballard, Fremont, The U district and any place else we wanted to go.

Overall it was a great "birthday" vacation and we are so glad we discovered this Flawless Hidden Gem in the Emerald City.

We will definitely return and look forward to seeing our new friends Julie and Blayne again.
