I cannot rate this stay as poor. But it is worth noting some pretty significant factors with this place. Some positives first. The location was perfect for my meetings. And there are a few pretty good restaurant options very nearby. The staff, especially at the lobby Bistro, is excellent! One minor note about the food offering; we were not able to experience 24-hour coffee as their lobby Starbucks sign touts. More significant points to know before you book here - The property is RIGHT next to a very loud highway. First night of three was sleepless due to non-stop traffic noise. Played background sounds for the following nights to get to sleep. The front desk clerk at check in took a minute to find me a better room (her idea, not mine) yet I was next to the last room along the highway. I cannot imagine what kind of room I would have been issued without her concern. The lobby is pretty nice. Breakfast food was good. Service was excellent! The fitness "area" was tiny and smelled of old, hot air. Barely room for three to work out at once. One of the three or four pieces of exercise equipment was out of order. With no sign. The hallways are bleak. Dark and old. My bathroom had a soft area in the wall. Not certain that it was an unaddressed area of leaks and mold, but it was a "Marriott first"! The front desk was not surprised by my mention of the "soft wall". So for this place, think more of a pretty clean La Quinta rather than anything branded Marriott.

It may interest you to know that our hotel will be receiving a complete rooms and public areas renovation this year, to include an expanded and updated fitness center.

We stayed at the Courtyard as a group for a meeting in Greensboro. We could not have asked for better service or accommodations. We had wonderful service checking in as well as providing private area for Breakfast.

Hotel is located centrally between downtown and airport. Lots of restaurant options around and a small bistro in the hotel itself. Great Starbucks coffee at the bistro.

Decent hotel with clean rooms and courteous staff. The gym is okay for a quick morning workout. Not a lot of frills. The room was nice but the pillows are a bit oddly sized for the beds. Overall, a good nights sleep.

Hotel bars are so depressing I'm usually tempted to order cyanide, even at inflated hotel-bar prices. This one, despite the drunk business traveler swaying resolutely near the register, wasn't so bad. Decent lighting, electric outlets in the seating area, and surprisingly good (if spendy) bar snacks.

On check-in, front desk personnel were friendly and very helpful. In fact, all the night staff was great, so I can be forgiven for assuming my usual morning routine would go smoothly. Imagine my surprise when the shower failed to produce hot water.

I can be dumb about simple mechanical things, especially before coffee (more on that in a moment), but the shower handle moved in only two directions. Left was ice cold, right was somewhat less cold, but not by any stretch of the imagination hot. Imagine the temperature of a spring mud puddle. Or a can of soda left on the kitchen counter overnight.

I managed to get dressed and groomed in the mortuary-hued light over the sink and wheeled down the nightclub-after-closing lights in the hall to the lobby, where I'd been promised that Starbucks coffee was available 24-7. As a precaution, I'd told the night bartender (who was awesome) that our small group would be leaving between 4 and 5 am, and would be grateful for coffee. Still shivering from my shower, I was somewhat perplexed to find the lobby deserted and no one at the bar area where, theoretically, coffee would be prepared. I was joined by a couple of colleagues, also rolling suitcases, who were also a bit disgruntled by their cold showers.

When the front desk clerk appeared, she seemed unsurprised by the lack of hot water in our showers, and explained that sometimes she had to make an adjustment to the boiler. Although our flock of suitcases and jingling car keys sent an obvious signal of our intent to depart, she suggested that if we had a problem in the future, we should merely call the front desk, whereupon she would check the boiler and perhaps come to our rooms to make an adjustment to the shower.

Boiler? That's still a thing?

As much as we all appreciated this information, we had gotten up at 4 am for a reason, and that reason was not to hang around talking boilers with the front desk. I asked if there was coffee made, and she agreed to make me a cup of coffee. I mentioned that there would be several of us wanting coffee, whereupon she explained that they started the coffee at 5 am.

I love a good argument, but I let this one pass and stepped out to put my suitcase in the car while she engaged the espresso machine. When I turned to come back in the building, the front door was locked and there was a sign reading "Helping a guest - back in a minute."

She was indeed back in a minute, whereupon she handed me what could charitably be called an Americano, explaining that if people wanted coffee before 5 am, she generally used the espresso machine.

Beggars / choosers and all that. As I tried in vain to seal the ill-fitting lid on my coffee cup, I asked her to please start the coffee for the rest of my group. Stay tuned to find out if she did.

Room Tip: Unwieldy luggage carts are stored in stairwells - ask for a room near the front door.

Not the cleanest Marriott Courtyard I have stayed in over the years. Location is convenient to coliseum and aquatic center. Rooms look a little tired. The price is excellent and the staff is friendly.

Room Tip: recommend the 3rd floor- quieter.
