This is the perfect family and pet friendly home. We have not ever rented a vacation home and was a little nervous if we were getting what we paid for.
We arrived to an exceptionally clean home with nice furnishings including a huge flat screen television in the living room, dvd/vcr player with dvd and tapes. The kitchen was fully stocked with pots, pans, plates, cups...really everything you would use in your home. The kitchen also had a double fridge/freezer, dishwasher, and microwave. Considering the house is on the river, the washer and dryer were a nice bonus to wash our river clothes and towels. The owner left a nice little rules and information sheet on the counter for us so we knew as guests the rules of the vacation property and tips on local attractions.
The two bedrooms were very spacious with comfortable beds and plenty of closet space. Once bedroom had a bathroom attached. Other bathroom located in the hall.
There are no televisions in the rooms but plenty of outlets to plug devices in.
The back of the house had nice french doors leading out to a smoking deck and another door off the kitchen with steps leading into the backyard (first level)
Walking down out of the backyard opens up to a nice space (2nd level) open area. Then down another level to the river view level (more of a rolling hill). This level has a table and two hammocks. You can access the river down a small drop off with steps cut into the ground with the dirt. My husband and kids sailed right down and up from the river, but I needed a little help. Lol. We did not experience difficulty getting our chairs and tubes down the bank, I would just be careful with your footing as it is a bit steep. The property and neighborhood is very quiet and family oriented.
The river was beautiful and relaxing with a rocky beach and small rapids. The kids walked upstream in the river and floated the rapids serval times and had a blast. The water levels were perfect when we were there in most cases waist level We found the last day we were there that the girls could put there floats in at the little park at the end of the road and float to the house in about 20-30 minutes. If you drive to the park and go straight to the back, there is public river access. We took them several times to drop them off, then raced back to the house to watch them come tubing down. They had so much fun!
There is plenty of shade trees and shallow water to even let little one splash around. In our case it was the pugs who had a ball playing in the water.
The location was awesome! 15 minutes to San Marcos, 30 minutes to New Braunfels and a short drive to Austin. We visited the outlet mall in San Marcos, Schillterbahn in New Braunfels, and visited the Capital in Austin.
Overall this was a great relaxing vacation for families, couples, or friends. Thank you to the owners for making our stay very comfortable!
The patio doors did not stay closed very well, as well as the front door. We did not find it to be an issue as long as the doors stayed locked. If you are traveling with littles or pets, please be sure the doors are securely closed.
There is no fence, please keep your pets on a leash at all times when they are out side with you. The neighbors have goats and some peacocks in the area.
The walk from the house to the river might be a long walk down hill and back uphill for someone that does not get around easily or carrying stuff to and from the river. The same for the access area leading down to the river. The owners did give us permission to drive down to the third level provided it had not been raining or was not going to rain once we were down there.
Watch your steps at dusk. We only encountered one NON poisonous snake on the bank leading out of the river, but it's good precaution to take.... we are in nature.
Some co-workers and myself rented this house for the weekend so we could kayak the river. We had a great time and the owners are very nice people. The house is all set up and very comfortable. We are already planning the next stay there. Good times!!!!
