This hotel was arranged by my guide and I can honestly say I was ripped. I was told the room is for 40$ a night. Later I got to know it is 25$ as I met my next door guest during breakfast.

The rooms have the bare minimum stuff..no bottle water in the room, no TV, .poor service.

The better thing is to take a ride to the golden rock and put up in the hotel there. It would cost ~ 80$ but you will get the Sunset and sunrise. Worth the money spent rather than getting nothing downhill.

Room tip: Do online booking to avoid getting scammed...

This hotel is ideally located in the centre of town where all the buses into Kimpun (this hotel is not in Kyaiktiyo - don't stay in Kyaiktiyo as Kimpun is much closer to the Golden Rock and where all the pick-up truck to the pagoda leave from) arrive at. It's also next to the depot for the trucks to the Golden Rock pagoda. They have a range of rooms starting at US$15 per night (these should be avoided unless you are on the very tightest of budgets (we're backpacking through Myanmar and have stayed in some pretty grimy places but these cheap rooms are the pitts)) through to around $35. We spent $20 to stay in a bungalow which was worth the money. However, it's incredibly hot during the day (in March when we went at least) and an air-con is a must if you plan on sleeping so it's worth the extra $5 for a less atmospheric, newer room with air-con. Our room was right near the main road so you could hear the prayers (presumably) from the nearby pagoda. They start before dawn every morning (when we were there at least) and also occurred in the evenings until around 10pm. so just keep that in mind.
The staff were very very helpful and quite nice. They organised our onward bus trip for us and were nice about it. Also they were helpful re: getting tot he golden rock pagoda.
The breakfast (included) was usual for Myanmar: eggs as-you-like and toast + tea/coffee.

One of our first hotels looked into booking a cheap but nice place and this is what they booked for us. We didn't really know what to expect but we got a nice little bungalow for ourselves, private bathroom (although the toilet didn't flush) hot/cold water, shampoo and towels provided and a little patio in front of each room. It did get a little noisy at 3am near the station I believe it was the prayers so make sure you have ear plugs :) Breakfast was as per usual eggs, toast, fruit and coffee/tea. Staff was very friendly, the restaurant has got cheap & very tasty meals. For the travellers who want to go to the Golden Rock for sunset and couldn't afford accommodation at the top: we came with the earliest bus from Yangon and arrived at 3pm, dropped our bags, had a fast meal and quickly got on a truck to the top (this takes approximately 1 hour and is a very bumpy ride but a fun experience. We got there 20-30 minutes before sunset so it is doable to go there the same day without staying in a 5-star expensive hotel!

Room tip: The bungalows are great (I think we stayed in #102)
