“spacious well equipped house in lovely location”

We found the house clean and spacious with 2 lounges and 2 lovely modern bathrooms. You need to walk through 2 bedrooms to get to the upstairs bathroom but that was fine as we were one family. The house is probably the highest in the immediate area, not overlooked by any neighbouring houses and as such enjoys a certain sense of privacy and offers lovely views to Harlech Castle, the estuary and surrounding hills and mountains. Having use of the boats (with life jackets) were a real bonus and we enjoyed kayaking with them in the nearby river. Location was perfect with scenic walks nearby and plenty of sandy beaches within close reach and Tygwyn station is approx. 6 minutes walk from the house (you need to request the stop). The only thing that may be a problem for some is the very steep drive, which our car was unable to do so we had to park in the layby below but we were fully aware and prepared for this when booking and knowing that that we had the help of our teenage children felt that this would not be too much of a hindrance. Andy (the owner) was very helpful and always answered any questions we had and we all enjoyed a lovely holiday and would definitely consider this house again in the future.

“A good base to explore Wales but not perfect for some”

Overall, the place has everything you should need as a 'base' with some good sized rooms which are mostly clean and tidy. The bathrooms are nicely suited for families and one in particularly has a great recently refurbed bath and shower. Since this is a home supposedly used by a family (when it is not a guest house), we saw alot that was very personalised to them including property like books, dvds and videos. If you don't mind that then you should like this place. The Xbox console (very first xbox console back in 2002-ish) in the living room provided some entertainment for kids although the TV could only pick up a very limited amount of freeview channels. Kitchen is a decent size with a good working modern oven.

The steepness of the drive mentioned can be problematic to some cars. My friend's car struggled to get up particularly on wet just-rained on moss that caked the path up.. My car luckily had a set of newish wheels with deep tread so popping in to 1st gear and negotiating the initial rise and then narrow curve round was fairly easy. However, I'm personally not convinced about getting a larger car or van up there. Just leave your vehicle at the bottom and walk up. I don't recommend walking this for the old, very young or those who have difficultly walking. If you have any kind of doubt consult with the friendly caretaker.

As mentioned the house had a very lived in feel to it. To the point where some TLC wouldn't have gone amiss just to make guests feel a little more welcomed. Beds should have had clean linen already put on duvets which we first noticed. Just a handful of things like cleaner bedding/pillows, a spot of tidiness here and there, remove cobwebs (kids hate spiders), and a visibly placed welcome pack on the table (we found it stashed away in a book shelf eventually 4 days into our stay). The wi-fi not working at all during our stay and we work in tech didn't help one bit. The shower upstairs was a mixer shower and it didn't seem to work properly. the caretaker was informed during our stay.

On saying that, it is a good base and we had a comfortable enough nights. We didn't hang around in the house and it was in a good enough location to find some of our places to visit.

“Comfortable and spacious family home for extended family”

We were very happy with our stay at Bron Y Graig. The bathrooms are large, new and stylish. Having two sitting rooms, a conservatory and large kitchen allowed our extended family flexibility. We enjoyed sitting outside on the terrace in the evenings. From the lounge we could watch the sun go down over the estuary in the distance and see the mountains that we explored on our visit.
We had early morning walks along the riverside close to the house and felt very relaxed.
The sandy beach is beautiful backed by sand dunes and a natural lake formed as the tide went out safe for canoeing. We were so pleased to be able to use the canoes and bikes at the house.
There is a steep drive so we left our cars at the bottom. Nestled in the woods on a hillside, there is a flat front lawn where we played badminton and volley ball with our own net. Our son was able to use the X box and watch a selection of dvds belonging to the house. The library includes fiction as well as books about Wales and climbing. There are lots of board games too.
We liked the kitchen cupboard full of spare food just in case we had forgotten something! The shops are not so close by and take 5 or 10 minutes to reach by car. These shops are small supermarkets and if you need anything special you would need to take it with you or visit Porthmadog.
The owners are obviously genuine, trustworthy people who want to share their lovely home with likeminded people.

“Spacious house but driveway v steep”

Nice spacious house in a lovely area with lots to do nearby.My main complaint is that the listing did not mention the very long, steep (and slippery when wet) driveway up to the house. I was advised by the owner via email that it may be unsuitable for elderly or disabled people and that only experienced drivers should attempt to drive up. My elderly mother had to be helped up and down the drivewayand we had to plan our itinerary to ensure she only went up/down once a day. I think this should be made a lot clearer in the listing. My husband drives for a living and couldn't drive our car up-I would suggest it is only accessible in a four wheel drive vehicle. I spent a lot of time on the internet looking for accommodation with a downstairs bathroom and bedroom for my parents, only to be find that it was very hard to actually get up to house once we arrived. The house was also quite dusty and was not up to the standard I would expect in a rental property.
