“Great for families”

We visited The Games Barn with our extended family as we all wanted to be together before I have major surgery in September. We were not disappointed. the owners Fred & Madeline were very welcoming and were there when needed without being always hanging around as we have had in other places. The Barn is ideally situated for visiting local attractions and is also well equipped for the odd rainy day. The young ones loved the animals on the farm and delighted at feeding the 2 horses there. As with any review it is only fair to mention any negative points we found, one of the double mattresses needs replacing, we had a bad case of spring attack on the first night but dealt with this by putting a duvet over the mattress. Also we think the Barn has been visited by the notorious "Eggcup Thief of Sussex" as we could only find 4. These small matters apart we would have no hesitation in recommending "The Games Barn" to our friends.

Thanks for this feedback. We had no idea about the egg cup situation; we will ensure there are at least 8 from now on - and add egg cup counting to our list of tasks on handover day! We have already bought a new mattress - you had mentioned this during your stay - which will be delivered this week.

As soon as you step 'outside' of the barn, the decking, the garden-area, the fields, and nearby walks are wonderful. The holiday is relaxing because you don't need to go far to enjoy the countryside, it's all there - a horse, pigs, hens, sheep, and goats, but the barn itself is basic. Walls are paper-thin, and you hear every creak of every bed, and door, and toilet-flush. You won't get a good nights sleep anyway because your elbows, knees and shoulder blades get jammed in the springs in the cheap mattresses, which all need to be replaced (except for the new one which was delivered 4 days into our stay, because a 'previous guest had broken the bed'- dodgy bed?). The bed linen was clean but old and worn out, and the pillow cases had holes in them. There was comment in the guestbook made in 2009 regarding the lack of dishes and the awful aluminium pans, which seems to have gone ignored. The kitchen is poorly equipped, just a hodge-bodge of unmatched odds and ends of crockery, not enough dinner plates, cups, glasses, and the soup/cereal bowls were just awful. There was no chance of using the dish washer, because there wouldn't be any dishes to use in the meantime. We were constantly washing up (the water was scaldingly hot in all the taps, and not a single safety warning!). One of the wet rooms doesn't have a window (nor extractor fan), it was always wet and smelled of dirty mop, so we used it as little as possible. We found rat droppings under the armchair, when we rearranged the room for our own comfort. We left them in view so that the owners would be aware. It was probably a rat which just accidentally strayed in at some time, because the barn is surrounded by high decking and a ramp - which rats simply love. We tolerated the inconveniences of the barn, and enjoyed the holiday outside in the countryside, regardless. A few sleepless nights, and not eating as a family in dishes to our standards was not the end of the world. On the last day we cleaned the barn for 2 hours, and left everything immaculate. We had packed all our things into the car, and were left with just the last minute bags of food, coats, and handbags, which were all lined up at the kitchen door. It was pouring with rain outside, which was making things difficult, and about 5-7 minutes before the checkout time of 11am, the owner came to ask if were ready. We were ready, and I asked if I could take 2 of our party to the train station which was about 15 minutes away, and return for the remaining 4. I pointed out that we were all set to go, and had left the barn completely clean, there was nothing else left to do. She insisted that we should leave; when I asked her about where we could wait (because it was raining heavily, and we had bags of food), she just suggested the barn, with the animals! The next guests were not due to arrive until 4 or possibly later. I could not believe the lack of people skills and courtesy! We crammed bags and people into the car, leaving just my son and brother behind, and left the farm at precisely 11:03am Greenwich meantime. How much would an extra half an hour have hurt?

This was an unusual holiday in many respects. We donated the week to a charity auction run by Holidaylettings and are delighted that 2 very deserving charities benefited from this holiday, but from our perspective, and it appears those of the guests, this week was not a success. The winning bid was placed only 2 weeks before the commencement of the holiday. In the week prior to the holiday, we were asked if we could cancel it or rearrange the dates as the main guest was struggling to find people to join her for the holiday! We never knew either before or during the holiday how many people would be here at any one time (hence the delay in providing the new bed which we were told at the time would not be required but subsequently actually was needed); it felt as if arrangements were still being made even after the holiday had started and that they were expecting some sort of serviced accommodation in a 4 star hotel, which is not what we offer. Many of the comments we feel reflect this situation and as such require no further response. However we would point out that neither we or any of our other guests have EVER found any rat droppings in the barn either prior to or after this booking and find it quite extraordinary that this issue was not mentioned to us at any stage during or at the end of this holiday - we totally refute that there were any rat droppings present. It is also worth noting that we provided bedding and towels for 12 people, not 8, at no extra charge and as a favour to the guests (and some of that extra bedding is not items that we would normally use and may indeed be a bit tatty) and we were asked towards the end of the stay if we would swap some of our “awful” 1960s china so that the guests could take it home and add it to their collection of presumably equally “awful” china. We were offered a set of melamine items in return (!) and refused the swap. The aluminium saucepans were removed and replaced by 4 very good stainless steel saucepans 2 years ago but some of our guests like to use the aluminium egg poacher and the aluminium steamer that remain although their use is entirely voluntary. The internal bathroom has an extractor fan which is in full working order with a clearly labelled switch on the wall outside the bathroom. We make it very clear that guests must vacate the property by 11am and these guests confirmed the night before that this would indeed be the case. All our previous guests have successfully managed this simple request even in thick snow, with small children or with disabled guests ; however, on this occasion this group of adults were still heating up garlic bread for their journey at 11am with no luggage packed in the car.

“Great surroundings - relaxation and a good base.”

We have just finished a great stay at the Barn, 8 people (6 over 16 yrs), we had plenty of room, as the barn is well equiped. Had a coulple of days relaxation, sunday roast can be recommended at the local pub (Rose & Crown). There are lovely surroundings and a great place for relaxation. However our holiday included 2 trips to London, we drove to Richmond ( carpark next to station 16 pounds for 6 hours) and then a daytravelcard at £ 7,30 each. takes approx 2 hours to london.

Madelaine and Fred are great hosts, you find them arround most days, as they are going about doing their work to keep the small farm running. They are very helpfull and do the utmost to make sure you have a good time.

“A relaxing week in a lovely location”

This was my second visit to the Games Barn with three elderly relatives with very limited mobility, all of whom appreciated their own comfortable rooms and the two bathroom/shower rooms. They also enjoyed sitting on the decking overlooking the paddock and wandering round the farm talking to the animals - and this year we had the bonus of a couple of pigs coming to have a look at us one evening. The location is ideal because there are so many places to visit nearby from farms and stately homes to vineyards, heritage railways - you are spoilt for choice. The hosts, Madeleine and Fred Farbrother, are very welcolming and always on hand to help if necessary.

We are very pleased to welcome back guests for repeat visits - from our point of view this signifies that the first visit was a success. It is great to know that second time around there is still plenty to do and the holiday is just as good. The escaping pigs are now very firmly back in their pen having had a severe talking to!! “Great Location....”

Stayed for 3 nights with 3 children (2,7,9), we weren't sure what to expect as this was our first stay in a barn on a farm! However, we were pleasantly surprised - great location (recommend to follow the detailed travel instructions provided!), friendly hosts and good space in the barn and garden. We were initially very lucky with the weather and able to explore the farm, the local area and close enough to visit the seaside for a day trip!

The girls loved walking us round the farm looking at the animals!

One thing to take note of, you have to clean before you leave (or pay for the cleaning), this made our departure morning quite hectic, we weren't helped as it started raining so the girls could not go out and play!

We all had a great time and would definitely return. A big thank you also to the hosts for the milk in the fridge on our arrival!
