Having stayed in this area 6 times, of which twice was in Hacienda de Mita, and 4 of these times over New Years Eve, I have a good understanding of what Punta Mita has to offer.
First of all this condo is NOT "the best unit in HDM" in location or décor.
It does NOT come with a "Full Time Cook & Housekeeper".
You will NOT have access to the St Regis or Four Seasons resorts during the holiday seasons.
And the service is NOT remotely close to that of the Four Seasons.
Lastly, you will NOT 'get your money back if you are not fully satisfied". Paying $2,250/nt for 10 nights, we were given a restaurant dinner for 5 people, when I urgently reached out to the owner after 36 hours of screw ups. Unfortunately, I had not read this 'guarantee', until we returned.

To elaborate...
The furnishings are 'tired'. Velvet is bare on the living room chairs, the leather is cracked in the dining room and the wood is banged up. Bar stools are useless, and don't fit under the kitchen island. The 'Flex-room with it's Canopied Twin Bed" is completely misrepresented by it's picture...it's a TINY BUNK BED only suitable for children under 8.
The condo is in 1 of the 4 oceanfront buildings, so the view is great, but if you are there to enjoy the pool and beach, the 3rd floor is not as convenient as the ground floor.

Over a 10 day rental, you will not have a cook for at least 2 days, as she has Sundays off, and the maid/housekeeper was only there for 4 of the 10 days.
Four Seasons service...our driver didn't speak English and dumped us off in the middle of the night, to a dark and empty reception area, with no luggage assistance or instructions on how to check in. When we finally found our unit and concierge our security passes were wrong, our safe didn't work and none of our groceries had arrived and by this time all the restaurants had closed...there was not even ONE bottle of water in the condo, and we had a 3 mth old infant with us. We were told someone would show up by 10am the next day to FIX everything. Of course this did not happen. When the cook and maid showed up there was no food, but they were more concerned about sorting their days off...all in Spanish. This was an issue all week. I spent more time on Google Translator than I did at the pool...this would not happen at the Four Seasons.

In regards to the resorts...we were rejected 3 times, even with confirmed reservations for lunch. This was not only embarrassing but uncomfortable, waiting 30mins in the hot sun to see if we would be 'accepted'...

What did go right:
Another concierge, MARIA, stepped in and 'saved the day' on many occasions. She also facilitated a GREAT chef to come and cook for us for a NYE dinner party for 11 people. I can not say enough great things about her. She was fantastic.
Although communications with our cook Susanna was a struggle, she is a great cook and a very hard working person, being both the cook, and the maid on the days that the 'FULL TIME" maid never showed up.

In summary...at $650 per night, this condo is well priced.
At $2250 per night, with a 10 night minimum...the owner had better provide EVERYTHING THAT IS ADVERTISE. This condo fell very short in this regards.

There are of course 54 other reviews on TripAdvisor and 57 reviews on HomeAway – which paint quite a different story. Lastly we have no control over the Four Seasons drivers or restaurants, although many of our guests are from the Four Seasons we have never heard that they’ve had problems with the Four Seasons drivers or with their restaurants.

“The Best Experience in Punta Mita”

We have visited a number of properties in Punta Mita and after staying in this property multiple times; we cannot imagine staying anywhere else. It is absolute luxury and truly has the amenities of a hotel but the flexibility and spaciousness of a luxury rental. From the moment we arrive, we feel at home.

Our dealings with Mike on the rental itself or recommendations have been second to none. Suzanna and Rebecca, who work at the property during the day, are fabulous. The property is immaculate and it is truly the only place we've stayed where I can fully relax and just let the ladies pamper us with amazing food and a spotless environment. We have found it best to allow Suzanna to pick the meal and do the shopping. She does a far better job of it than we ever could.

The pool and area around the condo are beautiful and we have spent many a morning staring out at the ocean or reading a book down by the pool. The Resident's Beach Club is fabulous if you prefer drink and food service at the beach. The golf cart that is provided makes everything so easy to access, and like the property, is of high quality.

Access to the restaurants in town and within the Punta Mita development is extremely easy and provides a good selection of either fine dining, or very casual and everything in between, depending on what you are looking for. Do not miss Serendipity, Casa Teresa's or Carolina in our opinion. Our later evenings are almost exclusively spent sitting on the gorgeous balcony with a few glasses of wine and great conversation while listening to the ocean. We are up most mornings to watch the amazing sunrise.

We will be back. Again and again and again.
