After literally walking through the entire town to find the cheapest place we found only two in our budget this place at $6 single $12 double and another, Breeze, which was flooding with backpackers and 14,000 kyat or 7,000 kyat single (with breakfast and wifi) but we prefer a more local feel. Our room was great as it had a nice window and doors that opened to the shared balcony. We pushed our twin beds together. The shared bathrooms were great. There was a total of four upstairs and all very very clean. The rooms were very clean and the owner was very helpful even giving me a few taste tests of his dinner, giving us directions to go everywhere, and filling up our water bottles at least 3 times per day. All in all, clean, cheap, friendly, and doesn't feel like a crowded hostel instead has a more laid back vibe.

Some people have commented on the owner of the place but I don't see how he might be unfriendly? Ok so the guy doesn't smother you with kisses as soon as you walk in but that's just his personality. He was always friendly and accommodating whenever we asked him a question and did effectively smile whenever we approached him :) He also had an answer for every single question and seemed really knowledgeable about the surroundings! We paid 12 dollars for a twin room with outside bathroom and for Myanmar, that's a good price. Especially since the rest of the accommodation here is either expensive or (at least so we heard) really, really bad. The beds were good, sheets were clean and the bathrooms were spotless. We really don't need anything else. Stayed here for 3 nights and it was just fine!

Room tip: Shared bathroom has squat toilets. They're clean but just so you know :)

The owner is a bit reserved and might seem a bit cold compared to the rest of the city, but he is just very helpful and nice if you dig him a little bit. The beds are comfy, the prices very reasonable (15 to 20$ according to your preferences in terms of aircon/shared bathroom). Very clean as well. You don't really need reservation as tourism in Mawlamyine isn't intense.

Room tip: Some rooms don't have a window, which makes them pretty grim.

Taken there by Motorbike taxi after asking for a cheap room. It cost $6 for a twin fan room which was alright even though the rooms are partitioned by thin board construction, you can hear the next room talking. The showers were ok and there was a nice verander to sit and read on and watch the world go by.

Located around the corner from Sandalwood Hotel (direction of the river). Most of the moto/taxi drivers at the train station don't know this place and think you're talking about Anttra hotel. Just tell them Sandalwood (or Royal Hotel which is some doors down - no tourist license) and you can walk the rest of the 50meters or so. You shouldn't have to pay more than 500-700kyat for a ride (they'll likely quote you 1000kyat).

$15 single room / $20 double room - bathroom is ensuite

These rooms are clean! This is the first time in 2 months of traveling thru SE Asia that I can honestly say this. Not perfect, but the closest you're going to come to it. The room includes AC (older version), tv (3 channels), mini-bar and screened window. No wi-fi on site and no available open lines from other businesses. Bathroom is spacious and toilet is on opposite side of shower head. Sink is clean (!) and includes mirror. Good size mirror in bedroom as well.

$6 single room / $12 double room - fan rooms, bathroom w/squat toilet is in hallway.

When I first arrived and asked for a single room, he quoted $15. I asked if he had any fan rooms and he said no. The fan rooms are the cheap rooms (I don't know why he didn't offer this info to me, but it's posted on the price board next to the office), so if you're looking for cheap and can deal with Asian style room, ask. I saw one room - a double - and the walls weren't as nice as the $15 room (dirty, paint peeling, etc.), only 1 nightstand in the room, pretty basic. There was a small window, but didn't open. On the wall near the ceiling are 2 “windows” into the hallway, but they only have screens on them - no actual window. So if you're a deep sleeper, it'll work. If not, you'll need earplugs. I checked out the bathrooms and they seemed fine enough.

Owner is kind of grumpy, but will answer questions and take care of any room problems (well, he just orders his slaves to take care of them). He may have a map of the town you can use. There are several internet places, a few closer than what he recommends (go north on the street and take first right.). He doesn't have any info on the buses nor is he interested in calling them to obtain info. Go to another hotel for this or find a travel agency.
