This place is terrific. Even on first floor, still has a view of the ocean. It feels almost new even though I believe it is about 5 years old. Nice and clean with comfortable beds and a variety of pillows (clean comforters with cotton blankets for each bed). Three of the four bedrooms have a television which is nice. Wi-fi worked fine. The walls are a bit thin, e.g could hear people moving around upstairs (although not actually hear them talking) and can hear others on other side of the wall and loud when garage doors open underneath. Not terrible, but just a remark.
Kitchen is well appointed and pretty well stocked with all you will need, excepting not even one container for storing leftovers. Nice set of pots and pans and lots of plates and cups. The kitchen refrigerator is a nice size for a side by side, but the owners have done the right thing and have a beverage fridge in the kitchen as well, and downstairs another smaller refrigerator AND another beverage fridge. Lack of refrigerator space is a common error in summer rental properties and they took care of that here. Outdoor grill is nice with piped in gas, so no worries of running out mid meal.
The dining room table is nice and we even enjoyed one evening just sitting there and hanging out, but the area in general is a bit tight and there are only 8 chairs total provided here. Would be nice to have another couple chairs available (there are 2 barstools at the kitchen counter).
A few things I would suggest for improvement: 1) hooks - because of the nice high ceilings, you cannot even throw a towel over a door. The bathrooms have one small towel rack, so where do they expect people to hang their bathroom towels, damp clothes & suits, etc. Add hooks all over this place - inside closet doors, back of doors, walls. Even the hooks that line the downstairs hall are not enough for 8-10 people to drop their bags and towels for drying overnight. There was a small drying rack in the closet but some sort of out door clothesline or hooks would be great too. Make it easier for renters to take care of the property. 2) hose - there is an outdoor shower that is nice, but if everyone is rinsing off their feet in the shower the sand collects there and there is just no way to then really keep it off your feet going into the house. Add a hose so people can rinse off their feet or other sandy items out in the grass or boardwalk and truly keep the sand from tracking into the house. Again, this helps your renters to keep your house clean. 3) door mats on front and back porches. There is sand on both porches and if out there in your bare feet, you're tracking it back into the house. 4) some chairs or lounge chairs for the renters on the boardwalk 5) hightop chairs on the balcony would help improve the view out 6) hooks, did I mention hooks?
Overall this is a great house and decent chance will be booked again next year.
