Excellent decor, nice size pool, great workout room. Guest rooms are a nice size. Room 329 was great. Lively bar area and beautiful check in. Had Lindt chocolate at the check in. We had teen boys and they were very patient with them.

We ended up staying at this hotel due to an inconvenience at another one. However this hotel was phenomenal. It was nice and clean, staff was friendly, breakfast was delicious, bed was comfortable. Pillows were kind of soft wish it was just a little firmer. Otherwise we loved it. I like that it had like a living room area and then a door that led to the bedroom. It is nice to have the different spacing in rooms. The bar, lounge area downstairs was comfortable.

The good: The hotel is in a great location-easy walking distance to shops, restaurants and the park on the waterfront. Staff is excellent, especially the valet attendants. Suite was clean, comfortable, compact and well-equipped. Night light in bathroom was greatly appreciated.
The bad: NOISE NOISE NOISE NOISE. We were given a complimentary upgrade to a one-bedroom suite from a studio. Room location was BAD, on the outside edge of the building, overlooking a parking lot, next to the stairwell and near a loud fan of some sort that never shut off. There was street noise, fan noise, drunk people coming in from the stairwell until very late, traffic noise and that doesn't even take into consideration the noise from room-to-room. There is NO soundproofing at all (or from the hallway). Saturday morning we were subject to kids screaming and yelling at 6:30 a.m. then the joyful sound of Dad yelling at them. Saturday night the noise from the room next door started up again, so we left a night early. The breakfast supplied was mediocre at best and the number of undisciplined children running around the breakfast area was completely unacceptable. It is a very child-friendly hotel but parents beware many of those children are not well-behaved nor are they expected to be.

In all fairness to the hotel we did not request a room change. While that may have solved some of the issues it would not have solved all of them. It is not a bad property just one plagued with noise issues.

Room tip: Choose a room away from the street.

I have stayed at the Residence Inn on business for the last 12 months. The front desk staff has been more than fantastic, Taylor, Scott, Mike, Ashley. They will take care of anything you need.

You park your car with valet it is $28 per day. Parking is tough and not free in Portsmouth. For dinner you can walk to 15 plus restaurants in less then 10 minutes. When it is warm you can walk to 20 restaurants. All up and down the price scale.

Room tip: Ask for a room not on the street side. You can view the downtown of Portsmouth.

The room at quick glance was nice, but at closer look, had a lot of deferred maintenance issues. It was super warm and despite the thermostat adjustments, it remained close to 70 all night making it difficult to sleep for sure. With the noise outside and around us, I was up to almost 3:30am - then woke to what sounded like the street below my window getting torn up at 4:45am - either construction or snow removal - or something beyond loud! Needless to say - did not sleep a wink and woke far from rested. The shower was odd with only half a piece of glass - not a door, curtain, etc. so got water all over the floor. Not sure who designed that! The front desk staff was either super nice or cut/dry and not at all friendly - depending on who was there and when. I called ahead of our stay to ask for a top floor on the end as was with children very sensitive to noise - got placed on the 2nd floor - needless to say, kids were not rested either.
The pool was not bad but on the first night, was dirty and COLD! It's small too so with 6-8 kids in there, it is already crowded. The saving grace was both the location (right in the heart of the market square area which is nice) and the free breakfast. Given the concept of a free hotel breakfast, this was above and beyond - as long as you got there early. If you get there closer to the time they are getting ready to close, you are left with whatever is out - there are no refills of anything. I noticed this starting at about 9:15am...15 minutes prior to close. I understand this, and yet, if you offer something until 9:30, you need to be prepared to offer guests the same level of experience at 9:20 as you would at 6:30. Just my opinion.
When I came downstairs with my family at 6:30 - made a comment to the young man at the desk about the lack of sleep - the temperature and noise. His only response was "well, there is a lot of construction around here and it's going to get worse in the months ahead" and "I'll make note of the heat issue."

Room tip: Insist on a top floor on the side opposite the internal market street area view...it's loud!
