I stayed one night at the Breakwater Motel, which is situated right next to the Cape Inn, on the outskirts of Provincetown. The Breakwater was better than expected. Upon booking, it was made clear that the accommodations were no frills. The room had 2 double beds, a private bath (with a shower head that provided delicious water pressure!), and a small table with 2 chairs. I was delightfully surprised by the air-conditioning, mini-fridge, and cable t.v. The outward appearance of the room was tidy and clean, although when I dropped something on the floor, a peek under the beds left me with the impression that the vacuum had neglected that portion of the floor for quite some time. (Ich!) More importantly, the towels, sheets, etc. were all clean!
The motel is directly across from a small beach. Though full of seaweed (I don't know if that is typical of this particular beach), the water temperature was incredibly warm and inviting. The small, lapping waves provided perfect entertainment for my young daughter. The sunrise over the water was just magnificent!
Booking, check-in and check-out were very welcoming and attempts were made to accommodate my special requests - late check-in, late check-out. I would not hesitate to stay at the Breakwater Motel again.
Although I would ordinarily rate the Breakwater as "average", the reason for the "above average" rating is because, during a time when most P-town lodgings require a minimum 3-night (or longer) stay, the Breakwater allowed me to stay one night - on a weekend nonetheless!

I just spent 5 lovely days in p-town,after 17 years of experience i taught it would be a great idea to write a review about a nice little place i stayed at.The breakwater motel is not a palace,for $80.00 a night in p-town i wouldn't expect such,but it's a clean,and well located place about a mile away from the center of town,it's one of the best keep secret in p-town,no wonder the place is almost alway full,you are just across the ocean were you have one of the most beautiful scenic view of p-town,in the morning you can take your coffe and enjoy the refresching brezze that's coming from the ocean.Also one of the reason that the place is so exceptional is that it is run by a ladie name Leslie,right from the moment when you talk with her on the phone you can feel that she care about you and that she will make everything possible so you can have a great vacation,she alway has a smile on her face and she is one of the reason why i will be going back to this place and why i highly recommend this place to anyone who want to enjoy p-town without having to take a loan at your local bank.GREAT JOB LESLIE...KEEP IT UP..MARTIN FROM MONTREAL

Not a palace, but clean and basic amineties. You can bring your leashed dog and enjoy the ocean directly across the street. A hose to rinse the dog and only 1/4-1/2 mile to downtown. Bring a chair and enjoy your morning coffee from your room or the rocks across the street. Great tide changes and tidal pools. Have been the 4-5 times...Never disappointed

We traveled here on the Fourth of July for a vacation with our chocolate Lab, and we had a great time. Our room was about $80 and opened onto the parking lot directly across the street from the ocean. BEAUTIFUL views, friendly staff, clean (but definitely NOT fancy) small rooms. The bed was pretty uncomfortable and there were some bugs in the bathroom, but I would stay here again in a heartbeat. The location is close to P-town, and the price was great (especially because of the holiday weekend!). The woman working at the desk was incredibly friendly and helpful.

This is our fifth year at this motel! It is an excellent location and excellent accommodations. We have recommended it to our friends....they agree! Oliver is the best.
