Great & friendly welcome. Really helpful suggestions on where to eat (wish we had taken them all) and fantastic breakfasts (no need for lunch). Really comfortable room and bed as well. Great location to get into Portsmouth but quieter being in Kittery.

We booked the Valora room in this inn after reading all the great reviews posted on this site. It was the most expensive room of our four-inn week but it was not the best value of the inns we chose during the week. Because it was advertised with a "fabulous" water view , I expected to really be able to see the river, but what we saw from our room was the bridge, a house across one street where a peek could be seen, and Warren's big sign and a telephone pole out the other window, where you could discern a peek of the river. The best view of the river was from the bathroom window, but that was disconcerting because the toilet is placed right next to the window, which is almost a floor-to-ceiling window, so the blind is better lowered for obvious reasons.

The doorknobs didn't work well - two screws fell out of the main door doorknob, and we had trouble opening the door. The door from the bathroom also had a knob that didn't want to work. When we reported it to the server at breakfast, she said, "Old houses!" The tile surround to the bath had evidence of mold or something grayish on the grout. There were nails in the walls where pictures must have once been but were no longer, yet the nails remain. The room is a deep red, and over the headboard, the paint appears smeared. I just didn't get a good feeling that the upkeep of the inn is adequate.

Breakfast was good but not great. The brioche that was presented alongside the egg dish served was very dry and it was not appetizing, yet the server said it was from a great bakery down the street. I noticed that most of the people did not finish it. The egg dish was interesting, though; however, I was still hungry when I left the table

There was a cat in the inn, which was well behaved. They said she wasn't their cat, it lives across the street. The server said they had just gotten a dog, a lab, which we didn't see, as they were keeping it across the street until it was better trained, because if they let it in the inn, it went everywhere. I think I'm glad I didn't meet the dog.

All in all, I would not return to this inn. I feel the room ($197 for one night) was overpriced.

We stayed in the Grand George room and this had one of the most comfortable beds; I wanted to stay put all day. We loved the location, the setting, the room, the home, and of course - the hosts. The hospitality was fantastic and the breakfast superb.

This was our first stay in Portsmouth but will gladly return and staying at the Inn will be a must.

Highly recommended.

On one of the most popular nights of the year for staying someplace besides one's own home, we managed to get their last room for July 4th.

This hidden gem is in Kittery, right beside Portsmouth harbor and the bridge that goes right into Portsmouth. We enjoyed walking over the brige into town, returning to the inn for a relaxing evening. Although the inn was fully booked, we never heard any noise or disruptions of any kind.

Breakfast was delicious and the conversation satisfying, as we all shared experiences. The service was top notch, the decor pleasing, and yes, we would stay there again, perhaps even with advance reservations next time!

I stayed at the Portsmouth Inn & Spa in late April with my girlfriend just for a night but had a wonderful time. The house is beautiful, quaint, and nicely decorated. We stayed in the Minx room which was extremely clean, had a great view of the river, and had a very large, nice bathroom. The location is great, a nice walk across the bridge to Portsmouth. The hot tub out on the patio was huge, had powerful jets, and was a perfect 104 degrees - very relaxing. We ate dinner at Jumpin Jays Fish Cafe in Portsmouth and had a delicious seafood dinner. I would definitely recommend this B&B to anybody looking for a relaxing couple days. Two thumbs up!
