“South Seas -- nice find in South Beach”
Reviewed 12 March 2012

We were pleasantly surprised by the South Seas Hotel. The location was perfect, staff was attentive, breakfast was very good, pool was in good shape, and the rooms were clean. If you're looking for a big, modern room, stay somewhere else. The room was basic but clean and we really only slept in the room.

Room Tip: Rooms near the back of the hotel are closer to the pool and beach.

The Good: Location, right on beach, right in the action, fairly clean for an 80 year old hotel,, free wi-fi, very friendly bar tenders, free breakfast

The Not So Good: Absolutely the worst bed I have even laid on (20 year old Marine Corp beds are much better), Location (too much action & noise to get any rest), breakfast is minimal ( We ended up eating across the street), wi-fi is slow as molasses and is often over used and you cant login, scary elevators, xtra small rooms, a/c is either off or on so either quiet or extremely noisy so you always need to change the tv volume up & down constantly, no hot water, just warm at best, no view except of the garbage cans.

I wouldn't go back

Room Tip: go some where else

Like most of the Art Deco hotels on South Beach, this hotel is hindered by the fact that its physical plant was built in the 1920s and not too much has been done to improve it since then. The rooms are very small with bathrooms that seem like an afterthought. The appointments and services are nice (comfortable beds, iPod speakers, included breakfast) and the location can't be beat (right on the beach at 17th and Collins, an easy walk to everything in South Beach). The hotel is clean, the staff was friendly, and they even let us stay until 6 PM without charging us the $100 that we were told would be required. The public spaces and pool / bar area are very nice. If the price is right for you, this is a fine hotel to choose but arrive with the right expectations to avoid being let down.

Room Tip: See if you can get an Oceanfront room. Otherwise you'll be either facing a busy road or the ser...

Last year I stayed in the South Seas hotel. Great location, next to the beach and very near Lincoln Road. Small hotel. The rooms are nice but not large, very clean. Very nice breakfast included in the morning. If you go past the pool through the garden, you go through a gate to the beach.

Room Tip: Pay extra to get partial sea view, it is worth it.

I stayed at the South Seas Hotel recently and was disappointed with the hotel, particularly for the rate we paid. There were several other nicer hotels that we could have gone to for less than the rate offered by the South Seas. However, we booked this hotel early, mostly for its location and access to the beach.

The good: It's a nice location, easy access to the beach, very nice swimming pool and hammock area, excellent restaurant and bar. I guess you pay for these things - not the rooms themselves.

The bad: The rooms. Ours was not clean, the decor is outdated (it looks quite different than what you see on the internet). What a shame to have such a nice hotel in terms of the common area and pool but then to get into your room and feel like you are staying in a scummy motel. I was disappointed with this. There were random hairs all over the place, dirty carpet, dirty bathroom. It just shouldn't be like that. Other thing that wasn't great - the beach chairs cost extra on top of the room price. Just to expensive for what you got.

I think the South Seas hotel needs to lower it's price and up the requirements on the cleaning staff. Until they do so, I recommend staying somewhere else.
