Very loud demo and pile drivers as we sit by the pool right now. It will be under construction for months. Nice pool and beach. Not close to so beach hot spots.

I apologize for the noise you are experiencing at the hotel. We are attempting to control the amount of noise and alleviate any possible disruption. The construction is currently in a phase where we are dismantling the old structure in order to erect the new oceanfront tower. Vacation Conditions: This was a family trip with two young teenagers. We found out the week prior to going that we had booked the hotel during Urban Beach Week. The hotel manager sent out an email that warned us that this hotel was private property and damage was unacceptable and we would be evicted after two noise complaints or damage to the property. I've never received anything like this before after a little Internet work, found out that every single Memorial Day in Miami Beach is Urban Beach Week. We were using this hotel as a base for a couple of days prior to taking a cruise.

Hotel: If you are looking for a mega resort, this is not it, go down the street to the Hilton. This hotel is a first class (for a Courtyard) hotel that provides exceptional service and has premium grounds and rooms. The front staff were excellent. The pool staff went well beyond anything that I have experienced on vacation. I didn't catch their names but there was a young lady and gentleman who worked extremely hard ensuring that guests needs at the pool were met fully. They should both get raises. The pool was small but fit the needs of this hotel very well and was very nice. There is one hot tub. One thing that I though was very nice was that Carrabbas served as the hotel on site catering service and bar. This was much better than the normal hotel attempting to also be a restaurant experience. Carrabbas made breakfast, lunch and dinner and did the pool side service. This was very nice. The hotel was on the boardwalk and beach.

Urban Beach Week experience: This hotel is on 39th street. Urban Beach week occurs between 5th and 15th street. If you are going to Urban Beach week in the future, this is not your hotel. It is a long, hot walk down to 15th street. The hotel had staffed a Miami Beach police officer at the front door permanently during the weekend. The hotel did not seem to be aggressive with the party crowd but there was an undertone that crap would not be tolerated and would be handled quickly. It was a quiet experience and I believe this hotel is designed for a nice quiet vacation up from South Beach but in walking proximity if that is what you are looking for. I would not hesitate visiting this hotel again regardless of what festival is occurring at the time.

The hotel downside: It is expensive. The hotel is somewhat expensive. The area is somewhat expensive. The food is pretty expensive. The parking is truly expensive.

The upside: a fabulous boutique hotel with great service and people, good food and a truly beautiful beach. Thank you Marriott.

Room Tip: Pay for the beach room upgrade with balcony. It is worth it.

We planned this stop so that we could have a couple of days at the beach and be within a commute of the new Marlins Stadium. We had tickets for the Tampa Bay Rays and the Miami Marlins. The hotel is under construction and will be for another year. They told us this was disclosed on their web site. If it was, I missed it. At any rate, that was the only problem. The rooms were very nice (except for the view of the construction area). We had a balcony with an ocean view (beyond the construction). Service was good within in the hotel, but no beach service because they were short handed. Carrabas is within the hotel and has pretty good food. They also provide a breakfast buffet in the mornings (for a fee). The second day it rained so we chose to stay close to the pool. Pool service was very prompt. Valet parking is required (with a fee). It took about 20 minutes to have the car brought around from a parking lot 2 blocks away. On the day of the baseball game our car was brought around with a flat tire. You park at your own risk, even though you pay a pretty hefty fee. They sent us to a station 2 blocks away to get air telling us they could fix our tire. This station could only provide air.. The tire had a large hole in the side wall so it would not hold air. My husband put the spare on and we went looking for a tire store to buy a new spare. Long story short, we found a tire store and purchased a new tire. The hotel was not helpful at all with this problem. Did I mention that we did all of this in a tropical storm ! And we made it to the game on time. Their new stadium is beautiful. Our Rays won! Will we stay again, not likely.

Room Tip: Take the city view. The construction noise will be less.

Rooms are clean but I found them to be very out dated for a Marriott on Miami Beach, they definitely need a make over and the layout is a bit confusing but that's all the bad things I have to say about this hotel. Staff is awesome, extremely helpful and on top of your needs. My oceanfront room didn't have a balcony so they upgraded me to a suite at no charge and had a great view as well with balcony. Food was great at the Tiki bar or restaurant and the beach is right at the end of the boardwalk.

Nothing bad to say other than remodel, remodel, remodel...you're hotel will be sold out if you do. There is some construction going on next store to the hotel you can see in the pictures but doesn't seem to bother anything.

Room Tip: Make sure you "ask" for a balcony...

I stayed at this hotel for two nights while attending a conference in Miami. The rooms need to be renovated. The lobby is fine. I did not have any meals or breakfast there, I only used the hotel for sleep. The wifi is on the slow side but the room is alright. The staff was very courteous and professional.
