This was a very large modern villa that easily fit all 11 of us. There is a separate suite off the main house with a large bedroom, separate family room and bathroom. Unfortunately, zero sheets and blankets were provided for the large "extra" mattress, or the 2 sofa beds. If you have back problems, you might find the mattress's in this house too firm. The only exception is the bed in the master bedroom which has a cushion top.
The pool was too small with too much chlorine for our group to enjoy, but the club house pool is huge and very well maintained. My only disappointment was despite coal being provided, the BBQ grill was too rusty to use so no outdoor BBQ for us this trip. (Don't believe the picture of the grill as what is provided is old and rusty)
The dinning table seats 8...the kitchen island counter does sit 4 more though it can be uncomfortable to eat there. However the kitchen was well stocked with plenty of cooking utensils, pots with lids, dishes and even an oven. There is also a rice cooker and coffee pot.
Housekeeping is provided though it was minimal when compared to where we spent our first week. Bring your own towels, as only 1 bath towel per person was provided. You can rent extra bath towels for 20 baht each, but no hand towels or wash cloths. There is a large washing machine, though water pressure makes laundry a slow process. Mixing in hot water does help the pressure some. There is no dryer, so you must hang your clothes out to dry.
There is one hair dryer in the bathroom of the first floor, but none for the rest of the house. You will need to bring your own amenities.
Some bottles of water were in the fridge when we arrived and some fruit was given us later the same day. This was nice. As for purchasing water...look for the large white tanks that say "DRINKING WATER". It has a spout to make pouring easy. Unfortunately, we did not find this in time. It would be nice if all villas came with one of these tanks as you cannot drink the water in Thailand.
The villa is further out than we thought and taxi's or a car are a must to get anywhere. Ask the guard at the gate and he will call a taxi for you or rent your own car. I wish they provided a detailed list of tours they can arrange for you and at least 2 more menu's of places that deliver. This is especially important considering the distance to restaurants.
We did have a slight problem with tiny ants, especially on the second floor master suite, and there were large roaches from time to time, but this is Thailand. Over all, this was a nice villa to stay in. The only reason I would not recommend it to a friend, is the distance to everything.
