Timeshare was filthy, food crumbs under the oven, mold growing around the tub and screens falling off the window allowing a swarm of bugs. Unit was one of the oldest and thus hardly seen in the pictures that shows a nice unit. Pictures that are available show a much nicer and newer unit. 45 minute check in time. Stayed only 5 days of our week.
No towel exchange, "you have a washer&dryer so you can wash your towels."
Customer service just didn't exist. Save your money-There are much better timeshares out there.

This is our second stay here, the first about 3 years ago. The area is gorgeous, the natural setting unique. Customer service at this resort could be better. The area's natural beauty is a photographer's dream.

Well it has not started well here !! Check in time is 4:00 pm , now 5:30 and still waiting !!! Not a very good first impression!!
Will update as the week goes !!!
At least they have coffee, cookies and pop corn available in the lounge !!
You can also go into the Rec centre and wait for your phone call !!

This was our first time here, and it definitely exceeded our expectations. We made our reservation through armed forces vacation club. Initially, Wyndham never got our reservation. I forwarded it twice, they received it, but must have lost it each time; third time is a charm. Finally got confirmation we were in the system. We had a one bedroom condo overlooking the lake. Staff was very nice and helpful. No problems with condo at all. WiFi worked great. Room very clean and modern. Would definite stay here again.

The resort is arranged in a neighborhood setting, with various types of condo structures that give it a comfortable feel. The location is excellent --- 4 miles from downtown Pagosa Springs with many restaurants to choose from. The restaurants we liked were: Coyote Moon, Kip's Cantina, Pagosa Brewing, Rosie's Pizzeria, Riff Raff Brewing, and The Buck Stops Here. Restaurants we did not care for (either because of poor service or food) were: Boss Hoggs, Two Chicks and a Hippie, and Marconi's.
The resort is a great base for area activities in any direction.
The condo we stayed in was Village Point. Yes, it does need an little updating, but it was comfortable and had plenty of room for the 4 of us (all adults). Village condos are 2 floors and we took an upstairs, which I recommend due to the thin walls. Even though it was quiet when we were visiting, we could hear people talking in normal voices below us. Our unit faced one of the lakes (which most all of Village Point units do) and it was a beautiful little lake with lots of incoming and outgoing activity from the geese and ducks.
We had a lockout unit, which provided more than enough space. The lockout had a kitchen (smaller than the one in the main room), family room, and separate bedroom. Both bedrooms had king size beds. Both rooms had TV's in the family room and bedroom. Both rooms had balconies facing the lake.
The only thing I would recommend is some deep cleaning in the bathrooms, and some additional cleaning around the perimeter of the units (especially the windows). Overall, our unit was clean, but these areas seem to be a little neglected.
Activities we enjoyed:
The Springs Resort and Spa (soaking in the 18 hot springs tubs next to the San Juan River).
Day trip to Great Sand Dunes National Park (about 108 miles away).
Day trip to Creede (a mining town about 62 miles away). The Bachelor Loop was fun.
Piedra River Trail (about 16 miles away). A beautiful hiking trail along the Piedra River and into a canyon.
The folks at the front office were friendly, fast, and thorough.
Overall, we thoroughly enjoyed our stay at the Wyndham Pagosa and highly recommend it.
