Came here with the family to celebrate my Dad's 60th birthday. The family consisted of 8 adults and 5 children, 2 of whom were under 4 months. There was plenty of bedroom and bathroom space in this house for us all including two travel cots. We actually had beds spare which was good.
The location of the house meant that dropping luggage off on arrival was one car at a time parked on the road/pavement and all hands to empty everything in to the hallway. Not ideal on a busy friday afernoon but we managed it. The cars could then be moved to nearby on the road parking or the single space allocated to the house.
The next stage of unloading involved carrying all our bits up the various flights of stairs. Not a problem but something to be aware of if there are mobility issues in the family. Leaving required similar planning as all cars could not be left on the road at the same time so staggered packing and departures worked!
The house was very spacious over all its levels and allowed different individuals to relax in different rooms. The dining room was lovely for Sunday roast and accomodated us all.
Lots of bathrooms also helped to ensure that the whole family were up and ready for each day.
The location of the house is great as it is within walking distance of everywhere we wanted to be. The beach was dead easy to get to as was the habour and other shops/attractions. Barmouth beach was lovely when the sun was blazing and even when it wasn't, as long as it is dry it is highly enjoyable. The harbour was great for crab fishing too and safe enough for the two 2 year olds we had. Plenty of sides with barriers to stop them at the edge.
The town shops are a good mixture of nice, individual stores along with typical beachside shops for the kids. Would recommended 'Weigh Out' for pick 'n' mix. Can't beat the bins they have.
Slight downsides was te finish of parts of the house. You could tell it was an older house as it had a damp atmosphere in the mornings and some of it needed a little bit of paint or tlc to get it in to a top notch place. We found a few rouge slugs on the floors on a couple of days but I guess this is partly due to it having been built in to the hillside.
All in all it was a lovely, spacious house which was ideal for what we wanted. Good walkable location to the town and all you might want to see there and the train station is virtually next door if you wanted to venture further afield. It was great to be back in Barmouth after having been there as a kid and hopefully will be back again sometime!

We enjoyed our stay at Rosehill house very much. Lots of space in the house for all 21 of us. Bedrooms and bathrooms were all of good size. Would recommend this house to any large family.
My family stayed for a weekend to celebrate our Dads 70th Birthday. There were 8 adults and 4 children and the house was plenty big enough. The house is beautiful and well equipt with everything you may need. The owners added personal touches such as a card and cake for the birthday boy which really added to the special occassion. Would definately recommend this house to others and will hopefully be back to stay again
We were looking for a large self catering property for a family get together, this house didnt disappoint, it was a lovely characterful house perfect for large families. The house was well laid out, lots of stairs but its not a problem, eight double bedrooms and five bathrooms. The lounge was large and comfy. Plenty of seating in the kitchen and also a seperate dining room. All very clean and tidy. Perfectly placed in the centre of barmouth. We had five cars in our party, the house comes with one parking space nearby, but there was adequate on street parking not far away in a quiet street. We had a really lovely time in a cosy comfy house, we would definately book again and recommend rose hill to anyone. The owners were also very helpful and accommodating. Many thanks to you.
