My first time at this guesthouse, which came highly recommended and appeared fine on arrival. Unfortunately at 1am a geyser burst in Rose cottage, flooding 3 rooms - water was literally pouring down the walls, ceiling started to collapse, lights were flickering. I awoke in a pool of water, and even worse found my laptop, ipad on phone on the desk, lying in a pool of water. No-one can foresee this happening, but to my distress, the emergency number listed for management was not answered, no supervisor, guard or in fact anyone could by found on the grounds. I was left to look for the outside tap to turnoff the water to the building by myself, and then consider my options in a very wet bed. At least 2 other rooms were affected by the geyser, with very annoyed guests left with no support, no one to answer calls, or arrange alternative rooms. I eventually took the key of a late-arrival that obviously didn't pitch, from office and moved my own stuff at 3am just to get some sleep.
To my great surprise, when returning both keys rather grumpily the next morning, I was not greeted with any apology or any comments. The receptionist was standing outside smoking, and wished me good day further, after explaining that she is not the owner. No attempt to try rectify the situation. Unfortunately many guesthouses appear okay, but it's in times of crisis, when you differentiate who should be in business and who not.

My sincere apologies for the inconvenience you went through with the burst geyser. I was most distressed that you had no support when looking for help We have 2 security guards at night and they are supposed to be on duty at the office and patrolling the premises. The guard was found asleep (and has subsequently been dismissed by the security company) My mobile phone is always on my bedside cupboard but it never rang. I can only imagine there was no Vodacom reception at that time. Not excuses for poor service but to tell what happened. None of the guests were charged for the night, and we sent you a bouquet of flowers as a further apology.I personally spoke to your secretary Rose to tell her that you must please send us the quotes for the repairs to your laptop and Ipad as our insurance would cover that. When a problem has arisen the unfortunate results cannot be denied but how we try and fix them and apologies offered should also be judged.
However from the bad also comes the good. As we had to remove the carpets we decided to revamp all of Rose cottage. New bathroom fittings and tiles, new flooring in bathrooms and bedrooms and the geysers have been moved from under the roof to outside. So we invite you to try us again. You wont be sorry

We stayed in Cottage number 4 again whilst on business. I made use of my usual booking engine to make a reservation only to be quoted almost double the amount advertised. When I queried this with Victoria Place directly I was informed that I should book directly with Victoria Place if I wished to avoid the "extra" agent charges. The gardens remain an absolute delight but we found the cottage and dining area in need of a little care our second time around. A mismatch of bulbs in the dining room chandeliers made for a jarring note as did the odd non working one. The soft furnishings in the cottage need a cleaning although the bed linen was fresh, including the pillows. I'm always impressed by the courtesy of oft replaced bedware. The taps were loose in both the kitchenette and bathroom and the curtains require some new hooks to avoid hanging forlornly. There was a cheap orange and brown shag type rug in the living area which I had to roll up to prevent being offended by. And the two rugs beside the bed need cleaning and or replacement. The cottage itself was very clean and this standard has been maintained from our first visit. A sufficient amount of towels was provided and these are replaced on a daily basis. Complimentary tea and coffee await you in the kitchenette as does toiletries in the bathroom. Both are also replenished without quibble. The free wifi is very limited as is the TV bouquet if you enjoy the benefits of either. I would suggest you take your own 3G card but reception is very slow. Victoria Place remains a discreet and enjoyable venue but some attention to maintenance is required if it wishes to retain it's exclusivity. As good self catering accommodation in Polokwane is rather rare I do hope they take my few suggestions as an attempt to facilitate improvement and not as a criticism.

Room tip: The rooms with a garden patio add to your enjoyment.

Thank you so much for your constructive criticism. We have attended to the dining room lights and also the carpets in the self catering units.. We have had boosters installed to fix the WiFi problem.
We pride ourselves on the cleanliness of our rooms and hope that you will return to enjoy the fresh linen, gardens and the excellent breakfast we provide again.

I stayed in Victoria Place in the week ending the 17.10.2014 and had a great experience. I stayed in self catering unit number 8. The area is quite and the smell of Jasmine greets you every morning when you open your front door or greets you every afternoon on arrival. A proper English breakfast, fruit, yoghurt, juice, cereals, coffee station and more is served each morning in a real country style cottage dining area. The accommodation is very well finished off and coffee, tea, sugar and milk sachets are complimentary to each room. In the bathroom you will get your complimentary amenities and the bathroom is spacious. The unit has a bar fridge with 2 ice trays. Limited MNet channels are available on the tv. The bedroom is spacious and there is a roof van in the bedroom and in the lounge. No air conditioners were installed in this unit. Dinner is not served but a voucher is provided for Nguni restaurant that has a great menu and their delivery service is quick and efficient. The gardens are well maintained and well laid out. Security is 24 / 7 provided and are friendly and helpful. I travel a lot and has found this guest house to be the best so far in Polokwane out of the previous 5 I stayed in. This is a smoke free unit and was found to be as such. The rooms are well prepared every morning. I had a problem withy the wi-fi one the first day which was sorted out on the second day.I recommend this place anytime.

I stayed here with a colleague and we had such a relaxing business trip. We needed accommodation at the last minute and they made a great effort finding space for us. We stayed in the presidential property (Zuma stayed there once, apparently) and it was fantastic. Two glorious double rooms upstairs, each en-suite. Two more rooms downstairs and a fully equipped kitchen. Only tiny set-back was, since there was an entire kitchen, there were not individual coffee/tea stations in the rooms which is a nice touch if you are traveling alone.
Everything was as advertised and decor was subtle and light.
Something worth mentioning is the smell of freshly baking muffins in the morning! The breakfast spread that Victoria Place puts on is nothing to miss. Flapjacks, muffins, toast, condiments galore as well as continental and hot breakfasts zipping everywhere. This place was busy at breakfast and it deserves all the time you can give it.

If I venture back to Polokwane or even in a neighbouring town, I would definitely book in here again.

Room tip: The Presidential property is great if you are in a big group and would take all 4 rooms but otherwise I would opt for an individual room within the main property.

I found the apartments to be nice and spacious, although not Victorian as I was expecting. Also no Victorian bath. However the place was very clean. Also the apartments are located in a quiet neighbourhood which I liked. The breakfast was average as well although I really enjoyed the fresh fruit salad.

I m sorry that you were disappointed that the decor was not Victorian, but the name actually reflects a family name and not decorative style. We have however tried to keep the decor as soft and classic as possible and not in anyway modern to fit in with what we have called 'early Transvaal'.
We try to have our rooms ans clean and attractive as possible and always hope our guests are comfortable on the good beds and crisp linen. As we are in a water poor area we also have more rooms with showers and have used ordinary baths rather than big tub or Victorian style all to save water..We just hope you also enjoy the gardens and excellent breakfasts and good friendly service
