this has been taken over by the 'kris' chain , its called "KRIS RESIDENCE" . dont confuse with other kris in phuket and patong , they have a few . this is new , 3 blocks still not quite opened , 2 already open . definitely "KRIS RESIDENCE" [used to be fx hotel until recently and they aheva couple of hotels too so choose careful!]

location almost next to simon cabaret , on outskirts of patong towards karon .

there where 2 blocks of appts , now kris are a few months away from completing 3 new blocks currently being

floored , tiled and wired . each are 5 stories and have about 50 rooms or so . there is 1 small communal pool ,

1 reception , and 1 restaurant shared .

a few points to consider , especially pool issue ::

wifi is available , but expensive . its free in local bars tho .

its 15 mins walk from beach .... good for some with moped , not for others w kids .

atm in front of hotel .

shops/rests are 7 mins away . 7-11 is 3 mins away . bangla 10 mins away. a spa is 3 mins away . decent location i thought . handy for karen etc just several mins drive or so away

1 x rooftop pool is quite small , BUT issue is only 6 loungers for all 5 hotel blocks ??? once a family have gone up there , there is little else left for people and each day sun worshippers where left disapointed . only 1 of the 5 blocks has a rooftop pool , tho they are all same design . very strange why they havent added a better pool facility as there is lots of land next to hotel . if your going for a pool hotel maybe reconsider . otherwise its a good hotel . flipside is 2 times for an hour or so we had pool to ourselves , up on roof its great with nobody there , and 100% rooftop sun = warm pool on roof with a nice breeze at times which was a slight relief from strong sun .

however its new , clean & modern , good 40" tv [tho no premium sports or movies just cheap asto cable channels] , and not in centre of patong bangla rd madness and noise which was good for us . beds are big , pillows ok .

noise isnt bad cos its not in centre . we got last minute room for £38 p/n middle of jan high season , so at this rate its a really good deal . tried the double room aswell as single room , and double room had 3 air con units and 2 x 40" tv ! bathrooms are nice too , really modern .

staff dont speak too much english , but enough to get by , and where friendly enough .

we have stayed @ kris proerties before . id say its not quite as good as bang tao , but better than the one in centre of patong which wasnt that good . this is decent tho . get a good rate and this is a tidy hotel for the money we thought , nice and modern . good base camp .

Newly renovated, about one yr old. Don't expect too much. Just a 3 Star experience, value for $. Choose this place if you're intending to spend time outside. Below are my ratings/comments

Location:
-Not unless you are willing to walk 15-20 mins or even longer from the main patong area
-Good location to stay if you're intending to head to Kata /Karon Beach, hotel is basically located at the outskirt of the Patong Area. You probably won't see the hotel/road on the Patong area map.
Fairly new so be sure to bring along the taxi card to direct the drivers because many are unaware of this new hotel.

Hotel/Facilities:
-No gym
-Lovely rooftop swimming pool, surrounded by Moutains. Laying on the pool, we saw Vultures circling in the air, many swallows. only negative part is the renovation around the surrounding
-Room is newly renovated. I have to comment on the shower design, lack of shower door, water just splatter all around the floor after shower. This has to be one of the most silly bathroom design I've ever seen. Feels like the last piece of shower door is missing due to cost cutting. Bathroom floor is wet, my BF slipped and hit his butt. The least the hotel can do is to provide extra floor mat, nope, it was just the standard one piece which is constantly wet.
-Housekeeping is below the normal standard. One occasion, there was no towels available at all, took them at least 5 mins to bring the towels to us.
-Worn bathrobe was left on the chair but there was no initiative to hang it up in the cupboard again. Same goes for the shampoo/ toothbrushes etc, not topped up.

Breakfast/Room Service:
-Poor, one of the worse Hotel breakfast ever served. If you have the option to do without the breakfast, please do so, ya better off getting breakfast at cafes elsewhere along the road.
-Not sure if it's the trend, but no food/room service at 11:30pm already. We make do with just fruits.
