I stayed at this hotel twice through a Gate 1 tour of Peru, with an extra nights pre and post tour (November 2011). Overall I was very satisfied with the hotel. Location wise – it really is excellent. From the hotel you can easily (because it’s a straight line up the street!) walk to an in town Pyramid tourist site and enjoy a tour as well as the renowned restaurant at the site. You can also walk in the other direction down to the waterfront and see Lovers Park and hang gliding to the right, or take a longer walk to the Larcomar shopping area, which also has lots to see. You can walk 2-3 blocks to a grocery store.
Food at the hotel – not so great. I grabbed a quick lunch due to time between tours and would not do it again, (Hamburger and fries.) Breakfast was interesting, not a buffet which we had all other places. They have a set menu with ½ dozen choices, you pick your choice and they bring that to you. The portions are fairly modest. Unless you speak Spanish I don’t think you could get anything changed. It was a nice opportunity to try some “traditional” breakfasts. Strong coffee and juice for everyone. The breakfast room is not very large, they do get full and extremely busy. The ladies are bustling like crazy. Advise giving yourself a decent amount of time if the hotel is full, or hit the bakery on the corner for a change.
There is a great restaurant (begins with a V) across the street on the corner and a cute bakery/restaurant in the same side to the left. I ate at the former twice and it was great food and welcoming server (English menu). They must get lots of guests from the hotel. Also picked up at and ate at bakery which was nice too, but much more casual.
The hotel itself seems to have a great variety of rooms. I turned down a 1st floor room when I arrived (not comfortable with ground floor, I didn’t view the room) and decided later that this room may have opened directly into the main lounge area. I took a 2nd floor room in the back which opens into the courtyard – note this is a small courtyard area with all the rooms and windows opening out there, so if people think it’s cute to be talking to each other window to window, you will ALL get to enjoy this. The room itself was perfectly adequate, comfortable bed, decent but odd sized bathroom, tv reception good. Each floor has complimentary water bottles in the hall way as well as jugs in your room, very welcome and convenient. You will wish you had it everywhere you stay. My second room was on 3rd floor of the front room of the hotel and opened out on an open patio area with flowers. It was really lovely, but again that was a shared space so other guests used it as the evening lounge, so there’s a noise issue. The rooms do not have peepholes to look out.
They have two complimentary computers off lobby area for guest.
Front gate to hotel property is kept locked and you have to be let in and out each time.
I found the hotel staff generally quite cordial, although with groups you can imagine they get busy. When I had a problem with hotel pick up (Gate 1 issue), they were quite responsive via e-mail and for that I remain grateful. I used them to book a couple tours and get the directions to sights and appreciated that assistance. They were very helpful in arranging (and fixing my price) with a street taxi to take me to my next hotel in Peru. For the price and expecting a reasonable and modest level of services, I would have zero hesitation staying here again or steering friends and I’d eat across the street if I wanted something close by. Enjoy!

Great place with excellent location. Loved our room on the third floor. Great seating to enjoy cool evenings. Breakfasts were filling and good. Our six year old even enjoyed the meals.

this hotel is a good choice, if you are on a budget. they have good service,
a good breakfast, internet and are located in a quiet residential neighborhood,
in an old mansion,
near all the attractions in Miraflores. there are 2 gyms within a 7 minute walk,
and cost about $10.

Room Tip: i preferred the suite, when i went with my wife.

The hotel is in a great location of Lima. The staff is excellent. Great boutique hotel.

Room Tip: Most rooms do not have AC, but it is really not needed for most days.

Very friendly hotel in great location.
Breakfast is nice but could be improved. For example we ordered the Americano breakfast (cheese omelette with bacon) the omelette arrives but never the bacon - this happened all three mornings.
Be aware there is no lift in the hotel.

Despite the building of further rooms at the back there was very little building noise which surprised us as when we opened the door they were working.

Room Tip: If you can't do stairs ask for a ground floor room
