Villa Korbhun Khinbua is so great that I stayed here six months. That's all you really need to know!

My partner and I found this place walking around, and when we first saw it, we thought for sure it would be out of our price range. We asked to see a room anyway, and we were stuck by two things: first, the owner's daughter who showed us around was really super-nice and sincere, which was quite a contrast to the surly looks we got in the Old City. Second, the rooms, all built in massive wood in Lanna style, were really gorgeous and eye-catching.

Turns out they have a monthly rate that put them in our price range, so we moved in as soon as a room became available! It's more expensive than what you'll find outside the city center or even in the area if you look, but we still felt it was worth it for the beauty, cleanliness, and friendliness of the place.

The basic rooms feature two single beds, and they are all of approximately the same size. Rooms on the second floor have a higher ceiling, which contributes to making them feel more spacious. They each have a nice private balcony surrounded by plants and trees, so even if you don't get sunlight coming in directly, it's still a very peaceful and pleasant setting.

The family that runs the guesthouse really lived up to the first impression we got of them. The owner, his wife, and his two daughters treated us like honored guests, and always tried to help us feel at home. They sometimes gave us fruit as gift, including some delicious jackfruit from their tree! They always had a smile for me whenever I passed by reception, and twice they got up early to drive me to the airport. The lady doing the cleaning was also friendly and cheerful, and she always did a thorough job.

Both my partner and I do online work, so we both appreciated the quality of the Internet connection. Sure, there were some issues from time to time, but overall it was steady and pretty fast, which can be an issue in Chiang Mai. There's an ethernet port in each room, so you can plug your laptop right into the wall.

The only downside I could see to the place was the occasional noise. The street in front is pretty busy with traffic, and those damn annoying loud motorcyclists can sometimes make quite a ruckus at night. We started out in a room with the balcony facing the side-street, and the motorcycle noise was awful. We moved to a room above reception, and there it was totally fine.

Villa Korbhun Khinbua is located in the Santitham area, about 10 mins walk from the northwest corner of the moat. This is a more residential and Thai area, with many long-term foreigners staying in apartments nearby. This means the food is cheaper and better; there are a few options right on Hasadisewee, including a great little pink restaurant right next door with very cheerful ladies cooking up a great tom yum gai. There's also a great fruit stand right across the street. You can walk to Santitham road to the west for more options, including Imm Aim within 10 minutes walk. Tanin market is about 10 mins away, and so is Tops Supermarket. For day-to-day necessities, there's a 7-Eleven right across the street. Finally, the famous Akha Ama café is right around the corner, and the area is filled with other little cafés here and there.

Transport-wise, there are many tuk-tuks around if you like employing them. For songthaews, you need to walk south until you reach the night market area; songthaews near the guesthouse are rare.

Like I said, this place isn't the cheapest you'll find around, but if you're looking for a peaceful, friendly, family-owned guesthouse with gorgeously-furnished rooms and steady Internet, look no further.

Room tip: Rooms on the 2nd floor have higher ceilings. If noise is an issue, check rooms whose doors face the main street (so their balconies face the alleyway and not the side-street).

This place offers beautifully prepared rooms with a classic Thai style. The hosts couldn't be more helpful and really enhanced our stay. It's not in the greatest location but once you get used to the bus system it's fine to get around from and there are a couple of good places to eat nearby if you look for them. The only negative is the water pressure is not very good and showering is far from satisfying.

Me and my friend spend 4 nights here while our visit in chiangmai. The room itself is lovely with a lot of space and well decorated. the bathroom is very clean and nice.
The owner and staffs are very helpful. With travel information and booking tuk tuk. Jungly fly even the cooking class.

I highly recommend this villa not only quality is good but also we were provide a lot information and help while our stay there.

Our money is well spend in any penny.

I highly recommend this villa. The rooms are very tastefully decorated but comfortable and practical. Everything is kept very clean. There are beautiful wood floors and shelves. The beds are nice and the bathrooms are great. The central air-conditioning cools the whole room and it does not blow straight at the bed. Everything was well designed and put together through the whole complex. It is in a local Thai neighborhood ten minutes walk outside of the old city, which I prefer over streets full of tourists. Traffic is a little noisy at certain times of the day , but sitting outside is pleasant. The breakfast is not great, but the drip coffee is better than other places I stayed.
