Rooms are clean, comfortable, spacious and nicely decorated. The common area with koi pond offers a lovely respite from the craziness of the city.Wifi worked well in all the rooms I stayed. Service was fantastic: someone carries your bags up and they really go out of their way to answer questions and help when needed. We arrived during Tet holiday and there were no taxis around. One female staff member ran two blocks away to flag a taxi down. That is above and beyond! I loved the location- it's in a real neighborhood with lots of local food options (from street food to real foodie destinations). I stayed in Sukhumvit during one stay in Thailand and this was so much better. Lots of cafes with free wifi (wifi has gone away in Sukhumvit and it never worked in the few places offering it), you get to see local life (there's a very non-touristy market a block a way from 5 am-10 am), kids going to school, families living their life and it's close to the train station, China town and walking distance to major tourist attractions. BTS is about a 15 minute taxi ride away in light traffic. If it's important to you to be in the modern part of Bangkok, stay in a different part of town.

If you are looking to explore the city part of Bangkok - Silom, Siam then this might now be the perfect place to stay. It's pretty far from the BTS or MTR stations, and taxi... well given the traffic in Bangkok nowadays, not always the best idea.

But it is very close to the Grand Palace, Wat Pho and Khao San Rd. The hotel itself is just opposite a temple (though I never visited it...).

In terms of the room, it's all clean, sufficiently-equipped, and has a free-mini bar with a few snacks and iced-coke refilled everyday. Wifi is also free, so given the price, this is pretty good.
The staff are also quite respondent and helpful with always a bright smile. Good place to spend a few nights and explore and old Bangkok!

I thought the rooms were very nicely decorated, and the bed very comfortable. There were plenty of wifi networks to connect to, so if you moved around the hotel you could remain online. Check in was bit confused as the lady had very poor English. I was trying to establish what time breakfast was, but all she could say was “Eight”. Did it start at 8? Finish at 8? Is there a five minute window at 8? After a call to a manager, I found out it’s 8-10am. Unfortunately, I thought the food was pretty bad. Lunch in their restaurant was better.
There isn’t much in the local area – Khao San Road is about a 15 min walk. Every taxi I took had trouble finding the hotel, even with the Thai language description on the hotel card.

Excellent place to stay, easy to get to sites, very well presented rooms and lovely staff.
Not the easiest place to find so reccomend you print off details to give to taxi/tuk tuk

this is a great quirky hotel , converted from a school. you can walk to the ko san rd and grand palace easily. hotel communal areas are lovely and tranquil. breakfast is good and made to order so fresh. print off the taxi map from the hotels website as it is suposed to be hard to find so you cam give this to taxi driver at the airport. eat at the night stall opp hotel. good dinner for 40bt!
