I made a weekend trip from Melbourne and stayed here for 3 nights. I did not realize that it is not a regular "hotel" and there is no reception area to check you in. You have to coordinate with the owners about your arrival time. They either meet you at the time of of arrival or give you a code to enter the house if they are not around. I did feel concerned about the security of this procedure (what if other people know the code and enter the house easily?) but all did turn out fine.

As the name suggests, it is indeed near Ballarat Rail Station. However, instead of 'front side" of the Station, it is located at the "back side" of the station. This neighborhood is residential and much quieter. Overall this neighborhood feels nice and safe.

The room is neither too big nor too small. It is also not specially charming but clean. I do enjoy using their individual jacuzzi in the bathroom. The Wi Fi is good. Overall I enjoy my stay here.

stayed here for two nights in january,good size room,off street parking along back alley.walking distance to everything,good wifi,bed was compfy,check in is done by email,they just send you email telling you your number to get front door and your room to easy,it was quite except for the noise from the water pipes when they use them just needs upgrade otherwise all good.i think i got lost in the spa bath nice and big.

The spa bath is great!
If you want a bright room - not here.The room is small, for two people it is claustrophobic, the window so small and filthy that you have to keep the light on to read on the bed. The not-so-comfortable bed that is. Can't open the windows, what a pity.
If you are sensitive to drafts this is not for you either, just as well there is a heated blanket on the mattress because the air-con/heater blows straight at you whilst the wind whistles through the significant gap in the doorway.
The plumbing of the apartment above runs straight through the wall of this studio and when the people decided to run - what appeared to be a washing machine, judging by the water flow patterns - at 23:00hrs there was no sleep possible. More water running during the night made sure that it stayed that way, pipe knocking is another issue that contributes to the unpleasantness of the experience.
The close location to the train station is convenient.
Maybe it is just this particular apartment that has this problem, if you can ask not to be allocated #2.
Would I stay here again? Possibly, if I could be guaranteed a studio that does not have the plumbing noises.

First thing I noticed room not as big as pictures show. Felt a bit claustrophobic. But clean. Old fashioned. But trying to sleep first night a nightmare. Upstairs noisy squeaky floorboards. Kids running around d and people talking. Very annoying. Very noise place as doors closing etc. people next door in house nxt door decided to have a violent domestic around two am which lasted around one hour. Would have called police but we weren't sure if from room above or house next door. Realised next day it was next door so not owners fault but they need to know for further reference. Totally no sleep first night. Second night better but glad to be home. Would not stay again.

Room Tip: Stay in upstairs room or you won't get sleep very noisy

Heritage building that has been lovingly renovated by keeping period features and adding modern furniture/fittings and has been tastefully decorated.
Location is central and close (but not too close) to train station and within walking distance to restaurants in a lovely leafy area of Ballarat.
Basic kitchen amenities including fridge, microwave, cooktop, toaster and kettle.
Also included is a hair dryer and iron and ironing board. Good heating, eclectic blankets and extra pillows and blankets for chilly Ballarat nights.
We stayed in Room 3 which is perfect for a couple and very cosy for a weekend away.
