We stayed for 2 nights. There are only 9 rooms in the hotel. 4 rooms on the first floor and 5 rooms on the 2nd floor. Room and bathroom were clean, bed was comfy, dirty marks on the towel though. There's no bathtub but they provided 2 small bottle of BATH FOAM?! and NO SHAMPOO?! Got told by reception lady you can use bath foam as shampoo?! The fact is some of our friends DOES HAVE SHAMPOO in their bathroom. There was dark mark on the bed sheet, not too sure what it is. No phone in the room so you cannot contact the reception. There was a kettle and cups in the room but with NO TEA BAGS OR COFFEE!!!! (None of our friends' room have teabags/coffee) NOTHING in the fridge not even milk. Kitchen/dining area were just next to our room, so we went to the dining area to find some teabags and coffee, but got told by reception lady that we are not allowed to touch anything in the dining area. After we EXPLAINED that there are no teabags or coffee in the room, she then agreed for us to access teabags and coffee. The cups in the room were dirty with tea marks on the edge. Breakfast only offered 1 hour between 7.30am-8.30am. We were at dining area at 7.30am but the kitchen lady wasn't ready?!!!! She said she will let us know when breakfast is ready. So we end up waiting for another 20 mins until 7.50am. Cooked breakfast was nice, but the room was filled up with smells of bacon/sausage from around 7am. Each of our friends had a plate of 1 egg, 2 pieces of bacon,1 sausage and 1 slice of tomato. The reception lady was there in the morning as well, when some of our friends (men) ask for another plate, she said that you are only allowed to have 1 PLATE! I will never stay in this hotel again and will DEFINITELY NOT RECOMMEND it to anyone.

We urgently needed someone where to stay in Launceston due to medical appointments. There wasn't many options and we decided on Areca Boutique Hotel.
We were very happy with our choice, I have limited mobility due to recent surgery and they were happy to accommodate us downstairs so I didn't have to negotiate the stairs.
The room was clean and modern, the bathroom was very upmarket.
Cooked breakfast was fantastic
Would definitely recommend and would stay here again .

Despite the relative newness of this establishment, the quality and functionality of this 'Boutique Hotel' fell well short of its advertised 4-star rating - which in my experience would suggest a deluxe guest experience.

Whilst the room is certainly adequate, the furniture and decorating is dated, and the towels thin and scratchy. The hairdryer provided was only a cheap travel edition, which took ages to dry my hair.

Most disconcerting was the plumbing, with the toilet continuing to flush for 10 minutes after each flush. The room was also very noisy in the morning, with all guests converging on the downstairs dining area for breakfast between 7:30am to 8:30am. Vegetarians beware - during the breakfast service, the entire complex is engulfed by the smell of bacon, which takes a few hours to dissapate.

Despite paying for wi-fi, this was non existent in the room, with slow "dial up" speed wi-fi available in common areas.

The location was however a highlight, within easy walking distance to the city centre.

We have stayed here numerous times, for multiple days at a time.
We have always had a good experience.
It's very comfortable, warm, clean and a great breakfast with very friendly staff.
I would highly recommend this as an excellent quiet inner city area to stay above City Park. Walking distance, only a couple of blocks into the city centre

The toilet seat was broken and when I reported it next morning I was told the toilet seats on the whole floor were like that, that they weren't installed properly - well, why aren't they being fixed?? There was no service on my TV after 6.30am and there was no radio in the room. There were no guest slippers. There was a layer of dust on the shelf in the cupboard. The reception door was shut when I left and there was a key-drop, I had to use a phone to complain about the toilet seat and TV. It is simply mis-leading to call this hotel 'boutique'.
