Comfortable beds (we stayed in two different rooms and can vouch for both), good breakfast and great location. Very helpful staff. It is on a moderately busy street so it may be too noisy to have the windows open at night.

I didn't quite know what to make of this place. It's actually more of a small hotel (about 22 guests) than a B&B. There's no resident family, and no-one (other than guests) is on the premises overnight. There's a phone number to call in case of emergencies. There are lots of rules - no suitcases on the beds please. Fair enough, but also for getting into bed - no sleeping on top of the covers, and you must sleep between the white sheets. Very strange. The three couples who, like us, opted for early breakfast to catch the Tranzalpine train all agreed that breakfast was a bit lacking in choice. There was no hot water for tea, it had to be brought down from the bedroom. Clean and tidy throughout.

A word of warning if you have a room at the front - the street-cleaning machines start at 4am on the dot and are very loud indeed. You may want to leave your windows closed, but even then you may not sleep through the noise. The best feature of the room was the shower, very powerful with plenty of hot water even at 5am.

Jan made us very welcome. The room was in the eaves but characterful and spacious. Breakfast was very good, with lots of choice, and a cooked option if required. Walked to the park in the e,venting to enjoy the Coca Cola xmas party in the park.

We have stayed in many B&Bs, this one did not make the cut. Room 1 is pretty, but the bed needs replacement. Hard matress, everytime you move the headboard is groaning and creeking. Breakfast needs to be ready at 7:30 am as most tours pick up shortly after 8am. When asked if to have bacon, and one answers yes please 2 slices, one does not need to hear, we only serve one slice, maybe 1 1/2. And a friendly good bye from an inkeeper would not hurt either. As I said, the warm atmosphere one expects from a B&B was simply not there. Location is great, common rooms are pretty.

Lovely and clean. Wonderful breakfasts. Centrally located for exploring Christchurch, but in a quiet street. Parking is a little tight. Good restaurants within easy walking distance. Easy to get to the tram and downtown.

Room Tip: Ask for ensuing bathroom
