We spent two nights and were very happy with our choice. The location worked well for the activities we had planned in the Rotorua area. Beautiful property nestled in the middle of a typical neighborhood. when you first turn down the street you question if you are in the right area, but one right turn takes into a perfectly landscaped area. I think the best thing about the B&B is the owners. They were very helpful as soon as the booking was made to help with suggestions of things to do in the area. Upon arrival they took the time to show us around the property including the adjacent building which had a nice large media room with a kitchen and huge selection of movies.Mick and Theresa were just the right level of friendly. glad to help in anyway and extremely pleasant to talk to but not in your way at all. The small attention to details went a long way. Starting with cake at arrival, tea, coffee and cocoa and cookies in room, Afternoon snacks for tea with a handwritten note, a plethora of books to read if we had time,good wifi, access to laundry room, and the breakfast alone is worth the stay. Can't say I have had a better breakfast- everything homemade, fruit smoothies, yogurt, muesli,bread and an egg dish. Great way for us to end a fantastic vacation. Honestly wish we would have had more time to spend at the property as we spent most of our time sight seeing

We stayed at various B&B’s during our trip to New Zealand in 2018, including 3 nights at Mokoia Downs at the beginning of February. All B&Bs were very good but this one was our favourite. Teresa and Mick were great hosts, very genuine and kind and made us feel very welcome right from the start. We loved so many things about our stay here: chatting over breakfast, the liqueur tasting on our first evening, the homemade yoghurts and smoothies for breakfast and the cakes with our afternoon tea.

A lovely quiet place near the lake outside Rotorua. The bedrooms are not very large, but very comfortable with private entrance and a nice home cinema room.Mick and Teresa were wonderful hosts , cooking marvellous breakfasts with their own fresh products, treating us with home-made cakes at tea time, offering to taste Mick's liqueurs. They were also very helpful with their suggestions of outings. As it was very hot when we were there, we appreciated the swimming pool.
But above all, it was Mick and Teresa' s warm hospitality we enjoyed most.

This B&B is in a class of its own. Teresa and Mick are absolutely wonderful and welcoming hosts, and have provided many small touches to make your stay the most comfortable you could imagine. The breakfast is delicious, much of it prepared with home-grown produce, and Mick's bar, featuring his special liqueurs, which is open every evening is also a hit. There is a comfortable home cinema for guests' use, and a big playroom for younger visitors.
The location is excellent, outside of Rotorua, and in easy reach of the area's attractions.
A stay at Mokoia Downs is thoroughly recommended!

The B&B is set in lovely grounds. The breakfasts were excellent and Teresa and Mick were very helpful in suggesting and arranging local activities. We didn't use the pool but the cinema was especially appreciated by my daughter.
