The location is ok with a 20 minute walk to the popular South bank, the rooms/apartments are varying size and style. We booked two apartments for us and our daughter, we were very disappointed on check in to find we were 4 floors apart, despite booking 4 months prior. The security for the lifts only allow you to get off on your floor meaning it was very difficult to get to each other’s apartment.
The other issue is the ongoing major construction work very close to the Oaks festival hall apartments on a 24 hour basis the noise is very noticeable even on the higher floors. There is no mention of this on the Oaks website nor on check in. Transparency is lacking. The only day there is no noise is on a Sunday. This construction is likely to continue well into 2025. Our balcony view was of a very large crane, again very disappointed. Room servicing was not as per the agreement, often rubbish was not cleared or beds made (despite mentioning this to the reception).

This is a lovely convenient location in the central city. My apartment was spacious and well equipped and there are plenty of great restaurants around the corner in Charlotte Street. Albert Street out the front of the building is currently a construction site, but even though my balcony overlooked it, the apartment was still nice and quiet.
The service from the staff is great - exactly what I expect from an Oaks property, but they absolutely excelled themselves this time - I inadvertently left my very expensive prescription glasses in my room on check out... by the time I realised, I was at the airport ready to board my flight. A quick phone call reassured me that housekeeping had indeed found them, and the reception staff promised to send them on to me. 5 days later, they arrived at my home safe and sound

A great place to stay if you want easy walking to SouthBank, city, etc. The bed was super comfortable too.
