A very nice place that is well run and staffed by friendly folks. The room I had while small was spotless. The bathroom was modernized and again spotless. Breakfast was very nice with a good selection and again great friendly service.
For those from the US, the traditional hotels here are not like US hotels. However this is a great place. Close to dozens of restaurants, a grocery store, shops, and sight seeing.

Room Tip: If you like a bigger room, reserve a bigger room and not the basic one.

Splendidly located and the overall appointment is fine. The staff are helpful and polite but it's the only place I've been charged for a second coffee at breakfast. We were offered a second coffee at breakfast and gratefully accepted, this is normal practice in the hotels I stay in. To find this charged as an extra on the final bill took the edge off an otherwise pleasant stay. Not eating fruit, cake and cereal did not bring a discount.

Frascati has many hotels. Bellavista has all you need, a comfortable room and friendly staff. This trip I needed to work 'til early afternoon. No problem, space in the breakfast room created and cappuccino served at no charge. That is good service.

We had a dark room. Looking into a backyard. Bed wide, but hard. Hard to shower as the faulty cabin was nearly flooded, when warm water finally arrived. Breakfast ok. But they charge you for a second cup o coffee. No juice. Only colored sweet water. No elevator. We had booked with free parking. Showed the confirmation to the owner. But he was greedy enough to charge one more time. (I think Hotels.com will pay me back.)

Dear Martez, after reading your feedback i can't hide to be really upset with guest like you! The room was dark and look into backyard?? Why don't you write that you had a quite room without noise and green trees and a small garden? Our bed is hard, because is real one mattress not an "amaca" where probably you are use to sleep. Our shower works regularly and hot water flows without problems. If you want fresh orange juice you'll pay extra as in most hotels all over the world. Our bottled juice is selected and appreciated. No elevator?? Sorry we have just 1 floor only and is quite hard to set in an elevator inside a XVI century building for 1 floor only. But all the guest who are hosted here did never claim for that...Probably you're not used to walk or you didn't realized yet that you have foot!!!! Now lets' talk about the coffee. Due to fact that is Real Espresso Italiano, not dirty water like otherwhere, you enjoy one cup for sure included, but if you want a second or more tell me why do i feel obliged to get you free of charge! I'm a business company not the Salvation Army!
Free parking with fee? On Expedia we wrote that there is a parking free. Close to hotel in fact there are lot of parkings free (where i park my car, e.g.). The parking inside the hotel is strictly reserved to those guest that MUST to book it and pay it in any case to get it (Check on Booking.com). You showed me the reservation made on Hotels.com that we ignore, due that Expedia collects all reservations from its affiliated sites and send to the properties. We published info and details of our venue on Expedia only. We know the sense of each word we write, like those i'm writing to you now, we weight them so let me tell you directly that all these disgusting and specious excuses are made 'cause you paid 5€ for parking and 3€ for coffees......and you wrote that i'm greedy!!!! For 8 €!!!!.... Thank you, you saved the hotel from failure!!! Please don't travel around.

We spent 4 nights here in May of 2016. A small, family run hotel, right on the main square in Frascati. A lovely location, with views on one side almost to Rome, and on the other side, overlooking the Villa Aldobrandini, the main tourist attraction in Frascati. Fernando and family take loving care of this traditional style hotel. The rooms are well kept, with a nostalgic air, with big windows opening onto the activity on the square. But very quiet at night. Fernando serves a nice breakfast, homemade cakes, excellent coffee.

We did not have any of the parking issues some people have mentioned. There are assigned parking spaces, (the building also has private residents), a little tricky to maneuver, but if you leave the parking up to Fernando or whoever is at the front desk at the moment, there is no problem. On Sunday there was a market in the square and we were told in advance that we would not be able to enter the parking area until after 8PM, but we were out sight seeing for the day, so this was not an issue at all.

Frascati is the hub of the Colli Albani, a region of delightful small towns, each with something to offer in the way of tourist interest and gourmet dining, and of course, Frascati wine. Although we did not use the hotel as a base to explore Rome, I can see where this would be a perfect base for those who wish to stay outside of the bustle of Rome. I understand the train takes only 20 minutes to get to Rome.

If ever in the area, we would not hesitate to stay here again. Thank you, Fernando and family for a lovely stay.

Room Tip: I had a glimpse into some of the other rooms, and I think any room would be perfectly fine here
