“NIGHTMARE EXPERIENCE!”

I stayed at this property in August with my sister and four of our grandchildren. From start to finish the whole experience was APPALLING! We believe the description of the property is fraudulent and certainly not as stated on TRIP ADVISER. As a family of 6 we were expecting enough beds and bedrooms for all of us as per the advertisement, however some of the bedrooms advertised were separate and the doors locked so we could not access them. When we pointed this out, the owner demanded we pay an extra £45 to open up a further bedroom. (also a door between two of the bedrooms was broken so ensuring that whoever was sleeping in the bedrooms had no privacy whatsoever) The bedrooms can only be accessed by another bedroom so again no privacy whatsoever. The furniture in the property was decrepit and dirty and the smell in the cottage was awful. On pointing this out to the owner, her attitude was really not nice and we were told that the cottage was very old and we must expect some negatives. The "kitchen" was a fire hazard and so very dangerous for adults as well as children. On arriving at the property we found the kitchen sink full of dirty water and a dirty rag left in the water. The "kitchen" was not actually a kitchen but a sink, a cooker and a large fridgefreezer stuck in the middle of the "lounge" The microwave was placed precariously on top of the fridgefreezer and there were no worktops or workspace when cooking. There were electric wires and sockets place dangerously close to the sink and fridge , very hazardous! The "garden" was a mess and again dangerous for children who could not be left unsupervised whilst playing. The "trampoline" was broken and dirty, there was a "swingball" which was broken and dirty and there was lots of old bits of wood full of rusty nails lying around in parts of the garden. YOUNG CHILDREN COULD NOT BE LEFT UNSUPERVISED AS THE "GARDEN" WAS TOO MUCH OF A HAZARD. At one stage when the children were in the garden trying to play (supervised) the owner appeared and told them not to run around the trees. SO CHILD FRIENDLY IT CERTAINLY WAS NOT! On arriving at the cottage we pointed out to the owner that the "barbecue" in the "garden" was filthy. The owner advised that the previous occupants had left it dirty and promised it would be cleaned, ....... it wasnt! On leaving the property we actually left it cleaner than we found it (using our own cleaning materials) however, the owner accused us of leaving dirty items such as an unwashed kitchen item, a dirty towel and a dirty sheet and also accused of of stealing from the property, a ploy to which we now believe was used in order to justify retaining some of our deposit. With regards to the deposit, it took us nearly 50 emails of complaint before we received our money back (less the amount they fraudulently retained) According to the owners, the reason for the delay in returning the money was because initially they disputed that they actually held the deposit and advised us that HOLIDAY LETTINGS had it. We now believe that they actually had no intentions of returning any of the deposit and it was only after many complaints that we received the reduced amount back (from the owners) We have complained to the owners and to HOLIDAY LETTINGS but to date our issues have not been resolved and we are still £70 out of pocket due to the demands of extra money and wrongful accusations. We would have liked to have given feedback to the owners when we vacated the property, however, there was no one around, just a note stuck in the door telling us where to leave the keys. It is quite obvious now that they have successfully defrauded us that they want no further correspondence with us. This property is not fit for purpose. - SHEILA STUART AND FAMILY

Unfortunately the majority of what this lady states I would politely describe as “pure poppycock” aimed at trying to viciously discredit the holiday let. In short the cottage has been wired up in accordance with statutory IEE regulations and has a fire safety inspection certificate. Furthermore, the large gardens have been safely enjoyed by many of our guest’s children.
Then she uses poetic licence as she fails to mention that her party arrived several hours early but was allowed to sit in the kitchenette/lounge while the cottage was still being cleaned from the previous guests that had just vacated earlier that day. Hence the soapy water and dish cloths in the sink.
Originally she asked for a quote for 8 and on receiving this then changed it for a quote for 6 (2 adults and 4 children) which she accepted. Then on arriving was not happy with the allocated triple, double and single bedrooms, which equates to 6 beds? However, due to the make- up of the party (2 grandmothers and 4 grandchildren) my wife agreed to open up another bedroom for their use but removed the two spare beds, which greatly upset the lady. Surely it’s a coincidence that one of the parents also arrived mid-stay, making a total of 7?
Then on leaving she demanded her £200 damage deposit and was very unhappy being told this would be forwarded once the cleaner had cleaned the cottage and checked for any damage. Here, it was found that the grandchildren had damaged bedding and linen, furthermore, each bed is religiously fitted with a mattress protector for the hygiene of all guests, however, some of these were missing from the children’s beds? We purchased and replaced these items ASAP, forwarding the shop receipts with the remainder of the damage deposit. Here, using some choice derogatory expletives, this lady accused us of lying about the damage and fabricated the missing mattress protectors? . To justify our actions we retained the damaged items and took photographs of the rest for inspection, however, she was not interested in viewing them.
Finally, the cottage was left in such a state that the cleaner took almost three times as long to clear, clean and sanitise the cottage, plus some walls required repainting. Examples being smears of human excrement on the toilet walls, food and sweets remains ground in the carpets, wax crayons drawn on the tables, chairs and walls, the oven/grill and pan left with cremated food remains and grease, etc., etc. In hindsight we made a huge error by not charging for the rectification of any of this.
In conclusion, it cost us more than we received to remedy the after mass of their stay and as such this lady would not be welcome back at any one of our holiday lets, irrespective of her vicious derogatory review.

condition of property and facilities not as advertised.poorly renovated"heath robinson"plumbing and electrics.needs fire safety inspection.owner acknowledges poor quality.furnishings,it would appear,have been purchased from a charity shop.property.the terrible kitchen facilities makes the self catering facility null and void.cannot believe,under any circumstances,that the previous reviews are realistic.

Unfortunately on arriving this lady was upset that the cottage never had a large country kitchen as in her words “she wanted to invite and entertain a number of friends and family at the holiday let”. Here, the online facilities description clearly states that the cottage is furnishes with a kitchenette, therefore I am not sure how this lady assumed otherwise? However, going forward this is planned for the 2015 season, making Buck Farm suitable to facilitate such events as a traditional large family Christmas.
Subjectively in her opinion she states that the property has serious fire and electrical issues. Conversely to her review, the property was inspected by the fire safety officer who in total only made a couple of minor recommendations which where address in full. Furthermore, the building was rewired in accordance to statutory IEE regulations.
Finally trying to be derogatory she states that the furniture was reminiscent of a charity shop purchase. Sadly I have never been in a charity shop as they do a great deal of good for needy causes. However, to make such a comment I assume her own charity shop visits and experiences where negative and not up to her own high standard. For the record all the diverse furniture at Buck Farm was purchased new 18 months ago in order to facilitate a warm, homely, country cottage environment which the majority of our previous guests have enjoyed.
In conclusion Buck Farm will not suit everybody and on this occasion as they were looking for a longer term holiday let, it did not live up to this customers high expectations and needs, However it has been enjoyed by many large and small diverse groups prior and since this review.
Sadly this customer fail to mention that as a good will gesture once they found more suitable accommodation that met their longer term needs, we refunded part of their second weeks rent in order for them to move.

“TERRIBLE EXPERIENCE”

Please be aware of booking this property. All is not well with it!!! We returned from the property 12 days ago having paid £200 deposit. We have still not had our deposit returned. HOLIDAY LETTINGS are telling us that the cottage owner is holding the money and the cottage owner is telling us that HOLIDAY LETTINGS are holding the money. An appalling state of affairs. Shame on both parties. Jean Malcolm

During the summer holiday lettings changed their policy from Landlords to themselves retaining and repaying the £200 damage deposit. This is something we had advocated from the beginning.
However, during this short transition period there was confusion who actually held the damage deposit relating to some individual guests such as Jean Malcolm. Furthermore, being on a week’s holiday during this confusing therefore exacerbated the delay.
I have apologised and continue to apologise for the delay and for any upset this lady experienced chasing her deposit. However, on a positive note, I am extremely pleased that going forward a neutral agent will hold and police the damage money deposit scheme.

Overall the experience was extremely positive - as the owners and the place were most welcoming and relaxing. the two lunges were great as the younger part of the group could decamp there leaving the older members to sit and chill in comfort.

The garden is great (arm ached from Swingball but that was my fault) and the shower room was a joy - one I am hoping to revisit and one that comes highly recommended.

“Pleasant and comfortable accommodation with friendly and helpful owners”

Buck Farm is a very spacious and comfortable building with a large amount of outside space to explore too. The owners are very warm and friendly, making you feel welcome right from arrival. The area has a lot of attractions regardless of your interests as long as you don't mind a short drive.
