“Lovely location and value for money”

A lovely cottage tucked away down a small alley. North Luffenden is a small lovely village with a small park. When we stayed there was only one pub in the village and that was shut due to refurbishment since April so our closest pub was about 1.2 miles away, which we couldn't walk to with our little girl. The cottage is basic but remember it is certainly not the most expensive cottage in the area. The kitchen was functional but had only 2 wine glasses which is a pain when there are 4 adults. The other rooms are fine and good size, very sparsely finished though. The garden was a good size but very overgrown, the caretaker said he would come back the next day to cut the grass but it took him 3 days to come back. The dishwasher was also broken and he said he would get an engineer out on the monday, again this didn't happen and we went the week without it. The free wifi is great and you get a good signal. Overall the best feature of the cottage was the location as it was so quiet and peaceful especially on the night time when we even got to see an owl

After reading the previous review we turned up for our stay with some trepidation.
OK the place is shabby and could do with a bit of a makeover, but it was clean and comfortable. It was not expensive and I guess you get what you pay for. Also the location is great for exploring Rutland.
The shower is still leaking, but we are told that it is shortly to be replaced. Thankfully we were not visited by cockroach critters. It's a bit sparse and could do with a bit more 'stuff' like mirrors in all the bedrooms and a potato masher!
All in all, not the most amazing cottage we've stayed in, but perfectly adequate and certainly not the hammer house of horrors we were expecting.

Thank you for your comments and feedback. We do have a number of guests who return to the cottage every year as it is a great base from which to explore Rutland. We take all comments seriously and the refurbishments will be completed shortly which we hope will help maximise the enjoyment of all our guests holidays

“Don't be deceived by the pictures & description!”

When I called to arrange picking up the keys on the day of our arrival he had no idea we were coming even though we had booked the cottage weeks earlier. The entire place was musty, damp and generally run down. The ceiling leaked on the first morning during showers and we had to place a pan and jug underneath the beam to stop the carpets getting wet. The bathroom tap dripped continuously which was annoying at night. To top off what we can only describe as a very unpleasant stay, there was a cockroach that decided to join us in the kitchen during our breakfast. Needless to say we left straight away following this!

This cottage is nothing like it's photos and description. The cottage and garden is run down and in need of a lot of maintenance for the cost of staying to match the level of accomodation being offered.

I am very sorry to hear you were not happy with your stay. Firstly, I apologise that our caretaker was not aware of you arrival, this was due to a technical error with the automated system. I understand he was however still able to make himself available and the property available for you when you arrived. It is our normal practice to air and warm the property prior to a guests arrival and this did not happen because of the error. I can confirm there is no damp at the property, but it may have appeared that way because the property had not been aired.

The season is coming to an end and as such there are items that do require some attention which we normally look to address during the low season. Our standards of cleanliness are very high and we have never had such report before so I can only apologise again and assure you that it is a one off, and hope you would be able to give us another opportunity to show you this once the refurbishments are complete.
