We chose this B&B based on reviews. It is on the edge of the town and lovely and quiet. We were at the back of the pub on the second floor. The place is tired and needs some updates. The ensuite door did not shut properly. The room was very basic and tired. The bed was very comfortable and the room was very clean. The coffee machine was excellent. The pub was closed at lunchtime. In the evening, there were only a couple of other customers and no atmosphere. We sat and played board games. The barmaid was not very welcoming and was reluctant to cook when we tried to order food. The staff at breakfast were all very pleasant. The breakfast was cereal, toast and jams, and a full English which was very tasty. I feel the B&B was a little overpriced for the facilites offered.

Overall an adequate stay, very friendly staff, nice cooked breakfast, but the "help yourself" selection of cereal & juice was very limited/basic, and room clean.
However, the photos of the exterior and interior on the internet are very deceptive and the whole place is in need of a revamp. Great potential if some cash and imagination were injected. Mostly wood chip paper that had been painted over again and again, the breakfast area in the bar was particularly drab, all in one shade of dirty green!
In all, the friendly staff and location made up for any niggles.

Stayed here for 2 nights. Comfortable room & bed and very pleasant staff.
Proper English breakfast cooked to perfection. This place is in a great location being close to the town centre and quay. Only a couple of minutes from Lymington Town station. Pub has its own car park. Only issue was the early morning traffic from the bus terminal, our room being at the front.

Room Tip: Rooms at the back would probably be a bit quieter.

Whats not to love - A real B&B pub, parking on site, single room/bed (comfortable) every floorboard creaked, great breakfast, lovey people and very close to the town centre. Value for money - absolutely

Stayed here as a base for walking the Solent Way.
Excellent central location close to shops/restaurants.
Good sized bedrooms with very comfortable beds.
Great fresh breakfast from locally sourced produce.
Easy parking with garden in quiet area
Well run and managed B&B Hotel and Pub

Room Tip: Great spot to stay for the New Forest
