We have just returned from a really enjoyable stay at the Villa Aroeira II and felt compelled to write a review based on our experience.

Our group of 7 consisted of both my parents, sister and teenage niece as well as my husband and I with our 16 month old son - so really covered all spectrums. Booking of the villa was really easy through Allure Villas and I would HIGHLY recommend using them. The staff online were so helpful with all the arrangements and gave a great peace of mind when booking.

We were greeted on arrival and shown around the villa which was actually better than the photos which was a great surprise. It was spacious and very clean with excellent facilities in the kitchen and living area had TV, DVD and cable. The pool outside was really a highlight although quite deep for those that arent confident swimmers but for those water babied among our group they almost never left the entire time we stayed.

Te outdoor area has a great canopy that shades a table and chairs which allowed us to dine outside most lunchtime and evenings which was a real treat. The garden was private and looked out onto the golf course but we had no interruptions the entire stay.

In side the villa there are 3 level - ground floor has master bedroom and ensuite which was great and enough space to allow the travel cot and baby items to be stored without restrictions. Then there were two double rooms which shared a bathroom and all have air con.

Upper level is a study which opens out onto the balcony for great views and sun bathing opportunities

Lower level has more sleeping accommodation with shower room, toilet and open space. This did smell musty when we went downstairs however that had gone after we had aired it. As there was no air con downstairs we didnt stay there so think that is the only downside to the property. Its a shame as one of the rooms is lower level of the pool so the window makes you feel like you're in an underwater room so if they fix that element it gets 10/10!

The property has at least 6 sunbeds with cushions and lots of towels are provided which is great. We had someone call to clean the pool mid week which again was great to have arranged.

The villa is situated on the Aroeira resort which has fab little supermarket, amazing restaurant at great prices, coffee shop, cocktail bar and pharmacy etc which is 4min drive in car but still walkable

The villa is only 30-40mins drive to Lisbon Center and same from a HUGE shopping center and supermarket which we visited twice. We also drove to Setubal to experience a Dolphin Cruise which would highly recommend and the whole family enjoyed. The location is really central so highly recommend.

My husband and I also visited L'AND Vineyards for an evening to enjoy wine tasting, spa and dinner - check this out too if you have time as about 1hr drive away.

This Villa is great value and perfect for family / group of friends to enjoy. Almost forgot to mention the outdoor BBQ is there too so really has everything you need.

“many ants, lots of broken things, poor condition of the house”

Condition when we arrived

- ugly smell in basement, especially in bathroom (most important issue, no one can sleep there comfortably)
- dish washer is defect (lock for cleaning chamber broken ) - spoon net for pool is broken
- glass of desk in living room broken
- hinge of closet broken
- broken water tap ring broken
- several light spots did not work
- lamp in basement broken
- pool lights out of order
- rubbish in the closets

With some month of distance I am still feeling very disappointed about the state this house had been in. We have rented in the past a lot of houses and flats all over the world but we never experienced something incredible like that.

At the day after our arrival I called the housekeeping by phone and had also written via email the points which had to be addressed. Furthermore I asked for someone of the management to come and discuss these issues.
No one of the managers ever came. Only Eduardo, the housekeeper, showed up and at least tried to solve some of the issues. However it took us the whole Sunday as we had to show it to Eduardo und wait until he came back with materials for replacement.
So in fact the first day of our holiday had been completely lost.

Furthermore there were things Eduardo could not solve, which have never been solved during our stay and which are - frankly spoken - just unacceptable.

I would like to name as an example following three.

- Dish washer cleaning chamber: it is very inconvenient and time consuming if you are ten people and dishes don’t get clean, because the lock of the dishwasher is broken and the tabs go into the water too early. We had to rewash daily by hand most of the dishes again

- Ants: they are all over IN THE HOUSE: in the kitchen, the bathrooms, the sleeping rooms. You share your pillow with them, because they are even there. It is clear that they exist in the garden, but with appropriate regularly measures they can be easily kept outside. On Monday we found some chemicals placed in the garden without a notice. However it only helped to a certain extent.
But: Why has nobody taken care of this before? This is something which has to be done frequently when living in a surrounding like this. We paid the price for a luxury villa and we had to spend our holiday time to do things that should have been done by housekeeping before – there is something going wrong, isn’t it?

- And lastly the main issue: the whole basement with its smell out of the sinks and also from the mold and mildew in the walls is simply uninhabitable. No one can sanely sleep under these conditions. We had to accommodate all of us in the ground floor. Not quite spacious for 10 People.

Maybe this house had probably been a luxury villa some years ago. Today it is definitely not one but just disappointing.

Villa Aroeira II is a great villa with great management. form the early booking until our departure most of the things were perfect. We were a large group of 12 (4 children) and Villa is big enough to have space of your own. There are some remarks but I would not state it as crucial. In the booking we did not see anywhere that part of the rooms are in basement. Probably it is a good solution in the summer when sun is heating you up to 40 degrees Celsius. I would rather say it is a 10 persons Villa as two beds are in the room which you have to pass when going to other two rooms and it is in a part of basement which is not so attractive. Nice room is the one which has a view into the pool from the side so you can see person swimming or diving in the pool. Kitchen is very well equipped. WI-Fi was working only in the main part of Villa and not in the rooms in the basement. For workaholics on holidays there is an office you can use if you need it with table and entrance to the roof terrace. Surrounding of the villa is nice but rather isolated from the everything so if you need something there is a little shop at the entrance of the property to the Golf ground but it is a 20 minutes walk or few minutes by car. On the same place there is a small restaurant. We used big shops around Lisbon area while traveling around so that was not a problem. To have a car is a must if you want to see something around so we visited some really nice beaches and towns, went to Lisbon, Sintra, Palmela...Plenty of sights to see and things to do.

Liked least: It was not mentioned that part of the rooms are in the basement. WI-Fi was not available in those rooms, and two beds in the basements are just for help so I would rather said that it is a 10 persons villa.

It's going to sound like I'm a massive complainer here but rest assured I'm well traveled and have never had to write a complaint like this before.

At first, everything looked good from the pictures. However, we discovered there were a few negative points which had we known, would not have booked this Villa. The Management were very helpful to start off with but it seemed to go down-hill once we raised our concerns about a few things.

The Villa itself is very nice, clean, and modern. However, there is no mention of it being totally inappropriate for children of any age. The only trace of anything for children was a single high chair. No utensils, plates, cups, books, toys, etc. Although there was a pool and large garden there was nothing there for our 3 year-old son and were thankful we brought a few little toys with us. We even purchased a few garden toys when we went into town. No stair gates either, which would help as there are many stairs.

We paid the extra money to have the pool heated but wished we hadn't. Even though we emailed weeks ahead of time to make sure the pool was heated when we got there we soon discovered it was fairly cold. A new heater had been installed but as the electricity hadn't been updated the heater couldn't run at the same time as the air-con and dishwasher. We tried numerous times with the Manager, to have the pool brought up to temperature but were told it was warm enough. Try telling that to my 3 year old who went in for 2 minutes and got out shivering. In total we used the pool twice during our stay for about 5 minutes each time. Some of our party didn't even get in when they felt how cold it was. I would say Management dealt with the situation very poorly and when we asked to have all, or even half the money returned we were told there would be no refund. In fact, the pool heating states it must be paid for locally on arrival. However, they immediately took the money from the breakage deposit fee. We would have NEVER paid for the pool heating if we were to pay once we arrived. I emailed every day to have the temperature turned up but they kept saying no and that it was a normal temperature for Portugal. I've been to Villas with heated pools many times in Portugal and they have always been much warmer than this. Perhaps they should not run the heater on a timer and restricted temperature and also invest in a pool cover.

We were very surprised that the resort itself was run down and not appealing at all. The roads are in a terrible state and there are many run down and deserted Villas. Allot of random dogs running around as well so be careful if you're out walking as they're not the friendly, petting type. Rather just picking through the large garbage bins around the resort. This place really is in the middle of nowhere. This can be nice at times but you were a half hour drive to a proper supermarket and the local beaches were not picture postcard.

This place may be perfect for some but I would be cautious if you are looking for anything else other than sitting around on Wifi or golfing. Luckily we traveled well out of the area everyday and got to visit some very beautiful towns and beaches.
