Pool and grounds are lovely, but the apartments are sad and dated. Lots of aged pine with peeling varnish, and cracked concrete walls, some painted, some bare. The kitchenette was basic, warped doors that didn't close properly, no electric kettle, just a pot to boil on the stove. First thing that greeted us on the table in the apartment was not a welcoming letter, but one detailing the costs of replacing each item should we break anything! We were on a journey from Porto in the north to Faro in the south with several stops inbetween, and all the other hotels we chose were lovely. Sotto Mayor is the only one we wouldn't recommend. Location is ok, the rooms are clean, but they are well past their best.

Looks like all the rooms were orginally apartments (i.e. with full self catering facilities) but many are now termed 'suites' (which we booked) which have a very good sized bedroom (all rooms have good balconies) and a rather strange lounge (with limited light and some rather odd wardrobes and a full size fridge, along with a kettle and cups (no coffee or milk.) - the walls in apartment (apart from the bedroom) were rough concrete rendered which gave a rather cold and harsh feel.

Initial impression of the hotel as a whole was that it was rather dark and a little shabby. On reflection, it does need a lick of paint and new walllpaper etc in places but we got used to the oddities - and the important things were very good - breakfast (free and included hot food (a little limited), good range of bread, cakes, ham, cheese, yogurt etc, coffee and fruit juice from a machine, but always three types of prepared fresh fruit (the oranges were delicious!) along with a range of unprepared fruiit; bedrooms large with good quality beds (our mattress was rather hard, but it was changed readily when we asked if they had anything softer), efficient aircon, excellen bathroom (no mold anywhere, effective shower, toiletries) , but no room safe ( boxes available behind reception); excellent sized and clean pool with bar; all staff friendly and helpful (not all spoke good English, but is was fun getting by with gestures, smiles and a smattering of phrase book portuguese!).

Location is good - 500 metres from the seafront and 15 min walk into the town (although we oftn drove) - enjoyed visiting the market, Coinbria and Aviera. Two large supermarkets within 3 mins drive, good (relatively cheap and menu in English!) restaurant (the Paquete) on the seafront immediately down from the hotel.

Overall we enjoyed our 10 day stay and would recommend the hotel.

A typical vacation hotel with a great outdoor pool, pool areal and perhaps supringsingly nice and classy dinner restaurant. The breakfast was nice.
The room we got faced the back and was a bit dated and gloomy.

Room Tip: Get a room facing the pool / entrance

Spotlessly clean, very spaciousdouble room , lovely view over the pool and a fantasic breakfast! All staff helpful and very polite. What more could you want?

Just retired from a couple day "getaway". We stayed at Sotto Mayor for the convenience of an apartment with cooking facilities. Our room was large, the bed was huge and the service was wonderful. They cleaned our room everyday, changed the bed clothes, new towels, etc. We didn't expect this type of service, but appreciated it! The pool was sparkling (although it was too cold for us to go swimming), we sat on the balcony and enjoyed the sun and the peaceful setting. This hotel is about 10 minutes from the beach (by foot) in a quiet residencial zone. We walked to the beach each day. Toured the city, although most attractions were closed because it is off-season.
