Apartment: 2nd floor (on the right end of the house). 2 bedrooms & bathrooms, little living / dining room. Very nice with views to the pool from the kitchen. Good size bedrooms & bathrooms. Beds are good. Kitchen is small but adequate for serious cooking. Clean. Voices from downstairs / apartment next door can be heard (moving the chairs, taking a shower etc.).
Garden: well taken care of. Quiet. Beautiful view to all directions (especially over the valley to Perugia). Very relaxing and peaceful (as long as all guests pay attention not to disturb other´s seclusion; we were lucky to have such neighbors). Each apartment has a table and 4 chairs in front of the house (tables are quite small). Enough deck chairs around the pool. Extra credit to big sun shades. Pool is good, nothing to complain about (lots of bees around).
Shared dining room (with open fireplace for barbecuing): Big table. We used fireplace a lot and it worked ok. Coffee machine (good coffees and hot chocolate, not free). Washer in the backroom. Used it as well, worked well.
Service: Alessio is almost too good to be true. Overwhelming. Very helpful and considerate (you can tell he has had very demanding guests!).
Dining at the hotel (Santa Maria degli Ancillotti): Super! Excellent food & service. Expensive. Breakfast is good as well.
Surroundings: Loved the area. You need a car to get around. We like Umbria even better than Toscany. Must visit at least Assisi, Perugia, Santa Maria degli Angeli.
Best ice-cream (Oxy-bar) and pizza (Pic-Nic, opens at 5 pm) only minutes down the road (turn left) in the village of Tordibetto. Both take away.
Delicious home made fresh pasta (lasagne etc) at the cheese & meat shop in Tordibetto. Excellent (and quite reasonable) grocery on the way to Bastia.
We went shopping in Bastia (our shopper was a teenager). Not so expensive & crowded as Assisi.
Do not walk to the nearby villages (traffic is very reckless, fast driving, not enough space for pedestrians).
We had slight difficulties finding the right road up to Santa Maria degli Ancillotti. Our navigator didn´t recognize the street address.
All in all we got what we went for: relaxing 10 days in beautiful Umbria. Our children (daughter 16, son 10) loved it as well.

Room tip: Apartments upstairs.

We stayed in one of the two bedrooms apartments for one week in September. The owners are very friendly, and Allesio made a real effort to make our stay pleasant. For example, they provide you with a food package on arrival which allow you to cook spaghetti on your first evening and have a simple breakfast the next morning without having to find a shop. However, there are a few drawbacks which prevented us from fully enjoying this accommodation. First of all, guests are allowed to bring their dogs which can then freely room the premises. This is great news if you are a dog owner, but not so great if you do not like dogs very much. Especially as each apartment does not have a private terrace, but there is a large shared terrace instead, you could have a dog running around your table while you are trying to have a quiet dinner. Or the dog would be running around the pool during the day, which is not very hygienic. Also be aware that there is no smoking ban in any of the shared facilities. Finally, the airconditioning is a water-based system which does not cool as effectively as conventional systems.

We rented an appartment for 2 weeks in July and were suprised by the overall attention to detail. It starts with the welcome (very friendly host Alessio will come and get you at the airport if necessary!), the tour on the premises, maps of neighboorhood and interesting point to see, the food package to have something to eat on Sunday, ...
It's a wonderfull gated green domain with olive trees and central swimming pool (you get towels by the way), separate parking lot, common area and nice terras with area overlook unto Perugia. Very quite hill (sunny) side with all accomodations, nice beds in 2 separate rooms with airco, 2 separate bad rooms. Enough cutlery to cook for yourselves, very economic resto down in the village and you can dine at evening in the owner's hotel. Typical regional kitchen, but then the better sort: top quality ingredients from their gardens and very rich flavours. Not to mention the wine...
Washing machine in common area, we did though miss a little bit the dishwasher in the compact kitchen.

Prior to booking, I emailed Alessio for availability. What a surprise when he phoned me up to give me the information! We stayed at Il Falchetto for 5 days in one of the two bedrooms, self catering apartments on the top level. There are only 4 or 5 units so you have lots of room on the huge grounds to wander around. The pictures on the website don't show the site well; things look much better there. There is a pool (towels are provided) with lots of loungers, a common room with a library, pop machine, espresso maker, and washer. Wireless internet, a/c, hairdryer, (a welcome basket with treats) iron, however whatever you need, just ask and Alessio, Inez, and Suzy I know will provide it or try to get it for you. These are people who are on the grounds daily, not just to collect your money then disappear. The place was very clean and quiet. We had a lovely dinner at their other site nearby; be sure and ask about it. There's too much to tell here, and I don't really want to share this gem with you, but it was one of the highlights of our trip meeting Alessio and the others who really care about their place. The grounds are gated and secured. It is about 10 km from Assissi so you will need a car, but this is a great base to be in if you are visiting this area. http://www.[--].html

We spent a week at Residenza il Falchetto in July 2009 and loved it. Located amid olive trees below the small village of Sterpeto near Palazzo, the Residenza is a converted farmhouse with five separate apartments. Ours, with two bedrooms and two baths, was upstairs, and we had good views.

On arrival we were greeted by Alessio, a charming host, who provided us a remote for the gated parking, and showed us the apartment, which is airconditioned, has WiFi, and comes with satellite television. A welcome basket of pasta and sauce and few other goodies was waiting in case we had not been to the supermarket (less than 5 KM away). The bedrooms were good sized, and bathrooms good; the entire house was recently converted to holiday apartments. For us the only drawback could be the neighbors and the size of the living room. If you have the apartment next to you occupied you could find it noisy, with children running around. But each unit has its own outdoor dining table and cabana at the pool--no worries about people occupying the only one. The living room, while adequate, had a small loveseat for two, and as we had four of us, the others had to sit on dining room chairs. The kitchen was tiny but adequate with stove, oven, sink and good sized (for Italy) refrigerator. There is a washing machine in the common room for those wishing to do laundry.

The staff could not be nicer, offering suggestions for where to eat, where to visit, and attending to any need that pops up. They know Umbria well, and can make recommendations. Assisi is nearby, and the hill towns of Spello, Spoleto, Todi, Orvieto, Cortona and Montepulciano all less than 90 minutes away, many less than an hour.

If you are someone who does not have a Euro account, or does not want to deal with foreign transfers, the Residenza takes credit cards, which we found many villas would not. We recommend this villa wholeheartedly, bearing in mind the minor issues noted.
