A Tuscany "villa" is on many people's bucket list. It was on ours, and Fattoria Abbazia Monte Oliveto met all our expectations and exceeded some. The place is three minutes by car from San Gimignano, with a postcard/calendar view of the hill town from the entry gate. The rooms in this former farmhoue (fattoria) are good sized, with high beamed bedroom ceilings above the ground floor. Bathrooms are large enough for a couple; plenty of storage space for a week's stay (housekeeping is provided weekly, or more often for a fee). This is a working vineyard with a wine shop, so the manager is often in the shop, but willing and able to provide services as needed. The small grassy terrace out back overlooks vineyards below, olive groves and the eponymous Montoliveto Abbey to one side, San Gimignano to the other side. It is a perfect place to have an outdoor breakfast or lunch on tables and chairs provided (though the small kitchen in the room is fine for breakfasts, light lunches, and dinners with food from the San Gimignano shops and base-of-the-hill supermarket). We had two afternoon meals of wine, cheese, olives, meats, bread and gelati and it was truly wonderful. Great restaurants in nearby San Gimignano (we walked there some nights; drove and paid to park other nights). We didn't use the pool, but other guests did. We didn't do the wine tastings offered, but enjoyed being "local color" for bus groups who shared "our" lawn area to do so and seemed to have a wonderful time. Very reasonable prices for a home away from home close enough to do day trips to Pisa/Lucca, Siena, Assisi, and Florence. Hints: upper floors are airier, with stunning views (we never closed our windows); good old fashioned keys are "sticky" and outside doors don't always open easily so give them a push; entry/exit gates take their time so click the remote sooner than you think; enjoy the local white wines as well as the area red wines; visit San Gimignano two or three times if you stay for a while, and you probably will want to stay for a while.

Room Tip: Upper floor rooms have better views, but also stairs.

We wish we could have stayed longer in our comfortable, sparkling clean apartment with a view. This spot is Agro-tourism at its best. We enjoyed a bottle of the wine made right on the property every evening at sunset on the large communal terrace overlooking vineyards and the Tuscan hills. Until we opened our shutters in the morning, we were a tiny bit disappointed that our room faced the country road instead of the property's lovely terrace. What a view of San Gimignano!

Spend Wednesday touring the on-site winery. The pool was open, even in mid-October.

We arrived late without grocery shopping first, which was a mistake since the property's Enoteca does not serve snacks. But our hostess gave perfect recommendations. Keep in mind that if you aren't much of a walker, you'll need to drive to San Gimignano and find parking to get food for your apartment.

Room Tip: Ask for a ground floor overlooking the terrace area if you don't like dragging suitcases up stone stairs.

This was the perfect excuse to discover the wine of the region paired with a selection of local foods.
The event included a walk through the vineyards, visit the cellar and a guided tasting of their wines in the most beautiful area of Tuscany.18 euros each and well worth the expense.
I would highly recommend the experience.

Converted farm building with a mix of one and two bed accommodation. We stayed in 2 bed accommodation on ground floor. Air conditioning in lounge with sofa beds. Two bedrooms with fans. We were there during a heat wave (40 at times), so teenagers chose to sleep in lounge. Clean, simple with small galley kitchen and small ensuite bathrooms with showers. Never unable to get table, chair, sunbed or umbrella.
500m to the edge of San Gimignano, with a beautiful view as you walk in. Supermarket at 500m with short stay free parking. Slight up hill sections walking there and back. San gimignano about 1k from one side to opposite. Up hill to centre. Lots of shops, cafes and restaurants. Very pretty. Lots of visitors.
Staff, grounds, pool, scenery are immaculate - no exaggeration. One or two sun beds not perfect but all useable. Farm shop selling the owners own produce; wine and olive oil. The property is surrounded by the owners vineyard and olive groves. Picturesque views of vineyards, olive groves, abbey and rolling hills from the property. Farm very close but cleverly hidden from visitors

No oven in small kitchen. Not really a problem to us. A bigger and better fridge / freezer would be nice

Great location, just a kilometer from San Gimignano, beautiful views on the garden, pool and vineyards. Apartment specious, well equipped. Great peaceful escape after a busy day of sightseeing around. One remark though- changing towels once in 3 days would be recommendable.
