“Highly recommended flat”
Reviewed 12 October 2015 for a stay in September 2015

We were welcomed by Nicola on the night we arrived. He gave us a comprehensive introduction to the facilities in the flat, local transportation, etc... We were delighted to find that almost all of Florence's attractions were only walking distance away from where we are staying. The flat was fully equipped, new and comfortable. We highly recommend it.

"Grazie mille for your feedback on the lovely San Paolino apartment. This is a beautiful modern apartment completely renovated in a strategic location: easily accessible from the Santa Maria Novella train station and a great base to visit all the main attractions of the city by foot. I am sorry about the inconvenience of the keys but I am glad our emergency service worked properly and fixed the issue. Our offices are closed at 11:30pm and this explains why your text was not answered, but this is why we have an emergency concierge available 24/7! Please feel free to reach out to us if you ever come back to Florence as we are always available 24/7, 365 days a week! Hope to see you soon, The Apartments Florence Team"

“A terrible experience - ruined our holiday”
Reviewed 17 July 2015 for a stay in June 2015

In February 2015 we booked the apartment “Alfani 2 bed terrace” in Florence with Apartments Florence www.apartmentsflorence.it The cost of this apartment was 552 Euros. We were looking forward to our June holiday in this apartment as it had a roof top terrace and view of The Duomo and the streets of Florence.
In February 2015 we paid the specified deposit and an email confirming the booking of “Alfani 2 bed terrace” was received from Apartments Florence. We were advised that the remaining balance could be paid prior to departure or on check in at the accommodation.
We received no further correspondence or communication from Apartments Florence until by chance we checked our emails on our Iphone at 12 noon on the 16th June 2015 during lunch break at work. An email had been sent at 10.52am (Italian time) by Apartments Florence advising that the “Alfani 2 bed terrace” was no longer available. This was less than 24hrs before we were due to fly out to Italy !
As a result of this we telephoned the agency and ware advised that the owner of “Alfani 2 bed terrace” had in April 2015 taken another booking for the apartment. Apartments Florence then offered us another apartment “San Paolino, The One” for the same price. The agency stated that the apartment was currently being refurbished by the owner but would be complete by the time we arrived in Florence the following day.
The late notification of our original booking of “Alfani 2 bed terrace” left us with no time to look for an alternative accommodation. As a way of compensating us the agency offered us a 20 Euro discount on the booking of “San Paolino, The One”. We asked for a larger discount bearing in mind this apartment did not have any outdoor space/ terrace. We were advised that this was not possible as the owner of “San Paolino, The One” would have to be paid the full amount.
We had paid for flights, parking and accommodation at Manchester airport. We were assured by Apartments Florence that “San Paolino, The One was of a superior standard and we would be the first guests to use this accommodation because of its refurbishment. With all this in mind we felt compelled not to cancel our flights and accommodations etc. which would have resulted in a large financial loss.
Later on Tuesday 16th June 2015 the agency notified us by email “San Paolino, The One” would not be ready until 4pm on Wednesday 17th June. We were assured that the apartment would be complete with the exception of a wardrobe. However an alternate clothes hanging facility would be provided.
We arrived in Florence on Wednesday 17th June 2015 at approximately 1pm after a short transfer from Pisa airport. We telephoned the agency and were given the opportunity of leaving our suitcases at their office until 4pm. We were advised the office was only a 15 minute walk from the station. We asked at the train station for directions to the agency’s office and were informed that it was at least a 40 minute walk. A few minutes later we received an SMS text message from the agency stating the office was closed for lunch and wouldn’t reopen until 2.30pm. Had we already set off the journey would have been a waste of time as the office would have been closed !
We had lunch in a local restaurant & then made our way to the apartment “San Paolino, The One”.
We arrived at the apartment at 4.20pm on Wednesday 17th June 2015. We could hear that workmen were still at work in the apartment. The owner of the apartment identified himself as Matteo. Matteo showed us around the apartment which was clearly not ready to be occupied. Work was still in progress as there were several workmen still carrying out work in the apartment.
1. The lounge, bathroom and bedrooms had exposed electrical wiring protruding from the wall.
2. No architraves fitted to any of the internal doors. Expanding foam was visible around every internal door frame.
3. The bathroom washbasin was smashed.
4. The bathroom mirror was hung on exposed electrical cabling.
5. The burglar alarm panel was not fitted – wiring exposed.
6. The light in the kitchen was a “builders” inspection lamp.
7. No curtains or rails fitted to any window. A dress rail was provided but without coat hangers.
8. No fire extinguishers, fire blankets or smoke alarms.
9. The TV did not have a stand and was located on the floor of the lounge.
10. No bedside cabinets or bedside lighting.
11. 3 pillows in total were provided for 2 people but only 2 pillowcases. 2 sheets but no other bedding.
12. The second bedroom was full of building materials and boxes and was not useable as a bedroom even though we had paid for a 2 bedroom apartment.
13. The apartment was very dusty which as an asthmatic caused breathing difficulties at night.
14. A complementary bottle of wine was left by the agency but a corkscrew was not supplied until our last night.
15. The dishwasher was fully loaded with a dinner service/crockery and cutlery by the workmen and presumably left for us to put everything back in the cupboards / drawers. We left everything in the dishwasher and used local restaurants instead of eating in the apartment.
16. The washing machine was not installed. It was stored at the bottom of the communal access stairs to the block.
17. No safe or secure means of storing valuables. While out on our second day the owner had arranged delivery of a double mattress to the apartment without prior notification to us.
18. We had to ask Matteo to arrange a further cleaning of the apartment due to builders dust which caused my asthmatic to have breathing problems.
During our 3 night/4 day stay we contacted Matteo on a number of occasions to express our concerns over the poor standard of the accommodation. Matteo informed us that not only was he the owner of “San Paolino, The One” but he was also a partner of the agency “Apartments Florence”. Matteo advised us that he would consider a discount/refund of the funds we had paid but it would not be very much.
The apartment should not have been let in the condition we found it. It was not complete. Our first visit to Florence was ruined by staying in this apartment and the actions of Apartments Florence.
We booked the original apartment “Alfani 2 bed terrace” in February 2015 yet Apartments Florence chose to inform us less than 24 hours prior to our departure that there was a problem. They informed us that allegedly the apartment had been double booked by the owner in April 2015.
Since returning home we have been in touch Matteo the owner of “San Paolino, The One and representatives from Apartments Florence on a number of occasions. All have refused to compensate us for our ruined holiday. They have however refunded 120 Euros for our “inconvenience” which goes nowhere near in compensating us for a ruined holiday. I would never use Apartments Florence again and would not recommend them to anyone.
Please see our photographs as evidence of the condition of the apartment “San Paolino, The One” Florence.

We thank you for your review on our "San Paolino The One" apartment and we apologize for the inconvenience experienced during your stay. We understand that the main problem was due to the shift of the apartment originally booked. We agree that San Paolino The One was partially completed, but we know for sure it was totally safe and habitable. San Paolino The One had and has all the most advanced safety certifications and technical requirements request by italian law (please note that fire extinguishers, fire blankets or smoke alarms are not requested by our law). First of all we would like to say that guests are not forced to accept a shift of an apartment and they can legitimately refuse to check-in if they don't like the new apartment provided. In this unpleasant and rare situations, guests (not accepting the new apartment provided) can have a full refund and they are free to look for an alternative accomodation. You freely decided to check-in.
We would like to specify: every electrical wire exposed you mentioned (alarm, bathroom mirror..) was turned off with no electricity and no risks. Architraves were there, only wood side frames on doors were absent. Curtains were there. The internal courtyard seen from bedrooms is now totally renovated. The bathroom washbasin was smashed due to delivery(but it was fully functional), now it's brand new again. The tv is now wall mounted and has Sky Tv with Internationals News Channels and Movies in original language. Both bedrooms have new elegant and spacious mirror cupboards and bedside cabinets and lightning. In the kitchen there is a new ceiling wonderful chandelier and 3 other lighting systems (already present at the time of your stay). Washing machine-dryer is installed. Anyway every other problem complained was fixed.
"San Paolino The One" is one of the best apartment in our portfolio. Top design & quality, top location, super silent and perfectly cleaned. Every part of the apartment is brand new. The apartment has many comforts: the best AC system, the best satellite Tv, fast internet wifi connection and much more.
For the inconvenience you had almost a 30% refund on the price paid. You didn't mention that the owner of San Paolino, Matteo, understanding the situation, made you also a personal and remarkable offer. You were invited to visit again "San Paolino The One" in the future for 3 nights for FREE without limitations or expiration. This invitation is still valid for you or your family. We would be happy if you would trust your next FREE stay with us in Florence. Uk and Italy are not far. Thank you
